Very nice room and much consideration and thoughfulness to attention throughout the stay, from the hostess (Deborah). Everything perfect aside from what appeared to be thinnish walls between neighbours. Thankfully my neighbours were not too noisy.
Stayed for one night but wish it was more,friendly owners ,very quiet & comfortable nice big bathroom.There was even a slice of homemade chocolate cake in your room on arrival, small kitchen for guest use Very tasty breakfast and a good night's sleep
Service was excellent - friendly and proactive with a phone call to us the day before arrival accommodating a late arrival check in.
The room and en suite smelled damp and the walls look like there is a problem that needs addressing.
Slightly disappointed with the standard of housekeeping, big cobweb on entrence doors. Floor boards very creeky. Bathroom needed somewhere to hang hand towel but other than that all was good. Breakfast was excellent, so much choice and owner very nice.
Delighted with this lovely place it was perfect in every way for our family break. Easy to get to and close to some lovely areas including York centre. Deborah was so lovely we will definitely be back! Kids loved it too. Deborah had kindly upgraded us to the room for 5 people with separate bedroom for the kids. They loved meeting lovely Freddie the dog and watching the birds feed whilst having breakfast. Everything was just perfect and so peaceful. Highly recommended.
Wonderful! A brilliant example of a superb B&B. Deborah couldn’t have been more accommodating and our room was really comfortable. The added bonus of a welcome cup of tea and chocolate cake was lovely.
This was our second stay. Debra had cake waiting in our room and made us tea when we arrived. This is a wonderful B and B. Breakfasts are great especially Debra's homemade bread.
Really good. Nice touch having tea and cake on arrival. All you need. Great host, fair size room and first class breakfast. Would definitely stay again.
Very nice place with an extremely nice and attentive host. The room was clean and spacious. It was well stocked with things you might need. Noise does unfortunately carry through the rooms, but ear plugs were provided. The large bed of the room was fine, but the twin bed had very noisy springs. It would probably be fine for kids. Breakfast was delicious and had a comfortable atmosphere.
We had a lovely, spacious and bright room on the ground floor at Primrose Lodge. It was nicely decorated, warm and furnished with two chairs, desk and chair. The ensuite was spotlessly clean with a towel warmer and good toiletries.
Deborah, the owner is friendly and welcoming. She even brought us tea upon arrival and had left delicious cake in the unit. Wow! Breakfast is cooked to order and there were many choices for a continental breakfast as well. She had good recommendations for dining and there were magazines and brochures in the room which offered ideas for activities in York and area.
Primrose Lodge is well located for visiting York as it is within a few easy miles of the Grimston Park and Ride where buses into York can be accessed.
Would definitely recommend.
Bus route route saves you a lot in parking fees. Local pub Windmill was brill for food and had local pizza delivery service to your room if didn't want to venture out for dinner. Thoroughly recommend. Deborah greets you with tea or coffee and home made cake and breakfast was all you would expect from a 4 star accomodation. Rooms where comfortable and welcoming, like home. Will go there in future and recommend to family and friends.
A fabulous welcome plus tea and cake set the standard for a lovely stay where nothing was too much trouble.The owner told me where there was to eat locally,as well as indicating that the local pizza place would deliver directly to my room.There also was a separate kitchen available to guests if they wished to make something themselves.
I was leaving before the set breakfast times but the ever helpfull owner took my breakfast order and delivered it directly to my room and it really was a fantastic breakfast!
I will definately stay here again if I am in the area and would thoroughly recommend it in every way.

Kitchen had fresh milk.
Was offered a cake and coffee before lovely owner left me to relax.Rooms are motel style but 5star many thanks I do not leave reviews very often and stay away at least 3 nights a week

We had a fantastic time at Primrose Lodge. The host was lovely. Despite a torrential downpou ofrain and hailstone we were met with homemade cakes and coffee. She was very good with her local knowledge and where and how to get to places of interest. The room was fantastic and as a disabled guest I was taken care of in terms of all my needs. The range of food available at breakfast was fantastic and the full English breakfast was fab, along with homemade fresh bread and jams, croissants and cereals, fruits and yogurt I was never sure which option to go for. A perfect stay which will definitely result in a return visit.
Location great although road sign post a little small. Lovely accomodation. The most enjoyable stay would highly recomend it to anyone.

I think everything positive with this B&B has been said from the very warm greeting with cake, comfortable and clean room together with fresh bread and a wonderful breakfast. Would stay again. The only downside was the neighbors in the adjoining room were very noisy with the TV turned up very high but the accompanying ear plugs cut out most of this.
We had a lovely two nights here, really handy for York via the park and ride, yet nice to be surrounded by fields. The main road could be heard in the room but was not disturbing. The hosts were very welcoming and couldn't do enough to help make our stay a success. The tea and cake on arrival was a nice surprise. Our room was really big; even with a king and a single bed there was space for a travel cot and still room for a toddler to dance around the room! The heating worked really well to make the room very cosy. Breakfast had lots of choice and filled us up for the day. We found the guests' kitchen incredibly useful for cooking an evening meal as there aren't too many local choices.
In perfect position for the University Open Day park and ride. Owner very friendly and helpful. Lovely breakfast with fresh homemade bread. Would use again if going to York.
The Lodge was great well run and I can't remember the hostesses name, but such a beautiful person. if you want to feel welcome this is the place to stay. Our only complaint was we did not stay long enough. We traveled three weeks best place we stayed by far.
Stayed one night on business. Had a lovely warm welcome from the landlady, including coffee and homemade lemon cake! The room was beautifully presented. Breakfast was delicious; a range of cereals, fruit, pastries, homemade jams and homemade bread, and of course, a piping hot cooked breakfast and toast. I would stay here again without hesitation.
Arrived very late after a long journey so they made arrangements and left a very welcome piece of cake. Very clean adn comfortable and lovely hoem cooked full English breakfast the next day. My second stay and would stay again.
Really good. Slight down-sides noted below. Didn't appreciate having clean car covered in ash from neighbours bonfire when parked. Overall good experience and we'd recommend.
Primrose Lodge was perfect for us. We booked the family room as we have 3 children. The room was a good size and the layout was good. Very nicely furnished and equipped with some books and games. Breakfast was good too. We travelled by taxi to and from York city centre and it was £15 each way.
Just returned from a lovely two night visit to York where we chose to stay at the Primrose B&B.. The room was clean fresh and well maintained. The hosts were top class and nothing was too much trouble. Plenty of options for Breakfast including some lovely home made bread and Jams.

Booked a twin bed room, on arrival room had a double bed, but extra bed supplied.
Set back from road, but still quite noisy first thing in the morning.
