The property itself was beautiful. We felt as though we were staying in the penthouse with the gorgeous balcony. Staff was wonderful morning and evening. Walkable to Metro and Bus stops. Breakfast options were adequate. The only issue we had was the drain in the shower. Other than that I would have rated it 5 stars.

I'll start with the positive experiences followed by the negative ones (family of three). The highlight of our stay was the delicious breakfast buffet & being treated so well by most of the staff - that's everyone from the cleaner who helped us load our luggage into our Uber when we checked out to the bartender & nice lady who managed the front desk during the day. This includes Marco (the evening/night shift front desk manager), who checked us in when we arrived, one of the friendliest people we met during our stay. He provided great recommendations for good restaurants.  However, our stay was not entirely enjoyable - we were assigned to a room on the ground floor near the front desk which didn't allow for peace & quiet. We could hear every conversation at the front desk. Found out after I booked this room that families that don't book a suite stay on the ground floor. I wouldn't have stayed at this hotel if this was in the room description. Since this was a non-refundable room, I couldn't cancel without losing my money. To make matters worse, the room had a strong cigarette odor even though I selected a non-smoking room. The bathroom was in rough shape - the shower door was broken allowing water to spill all over the floor after showering & there was mold on the grout. There was this rude male employee at the front desk during the day. He yelled commands at guests during breakfast. Overall, I wouldn't stay here again or recommend this hotel to family & friends.

The property has some very nice features such as private grounds which offer a tranquil space and which are really lovely in the evening. However the annex suites are in need a a serious spruce u (damaged walls, broken decking and furniture, lights not working) Overall this property is a nice option in Rome but it is not what you would normally consider a 4* hotel. There is no restaurant on site for afternoon/evening meals and breakfast was extremely limited and basic. No food was allowed to be taken from the breakfast so if you turned up with only 15 mins to spare you couldn't even take an apple or yogurt to the room as two really bizarre examplessome noise problems caused by building work being carried out in the adjoining suite. Staff at reception are lovely and the cleaning staff do a great job. Overall a 3* hotel with a lack of amenities and in need of a facelift but saved by great staff at reception

We sincerely apologize for any inconvenience you may have encountered during your stay but we do not allow food to be brought into the room or outside the breakfast room for two reasons. The first reason is that food attracts insects (especially ants) and since we are surrounded by gardens and parks, it is quite easy for these animals to be attracted to food and enter your room and this would trigger another type of complaint from customers (the presence of ants or insects in the room) which we would like to avoid. The second reason is linked to the fact that if a yogurt is not stored properly (for a thousand reasons, starting with the fact that it is not placed in the mini-bar) you may feel bad and we do not want to be responsible for this.Therefore, for the safety of customers and our operators, there are rules to be respected which may seem like limitations for those on holiday, but which are essential for hoteliers.Furthermore, the stars are assigned based on the characteristics of the rooms, of the building itself (in 2023 the building will be 110 years old) and the services it offers: having a restaurant in Italy to have 4 stars does not it is necessary.We greatly appreciate your feedback and hope to have the opportunity to host you again in the future and provide you with an unforgettable and satisfying stay experience in all aspects.

Service was great!
My daughter and I had a wonderful stay. Breakfast was delicious and the breakfast room such a nice place to start the day. I especially appreciated the front desk staff- they were so professional and helpful! We quickly needed a taxi on our last day and they assisted us. The walk to the metro station takes you past a great gelateria too!

It was okay…
The pictures for this hotel were clearly taken a long time ago, the rooms are not as nice as they look online and the service was a little odd. They have a different time for breakfast at the weekends vs the week days and no one told us so we turned up too late on one of our days of the trip. The location is not very good, there are a few restaurants nearby but it’s a metro trip away from the city centre and very difficult to get a taxi if you are coming back late.

The wifi is spotty and only works from time time to time. It didn’t work upon my arrival on three devices. I was grateful when it did work which was 50% of the time. Front desk wasn’t as courteous as he could be, insisting it was my devices. My room was on ground floor next to lobby which was loud. I suggested to switch and they accommodated which I appreciated. This room was much better with a balcony. I think some rooms are great and some need updating but it’s priced the same. It’s a hit or miss. Breakfast was good, bit offputting the waiter abruptly asked for my name and room number when he has seen me 2 mornings in a row, but was courteous for the most part. Everything about it was hit or miss, but they did their best to accommodate so leaning towards 7/7.5

The behavior of the waiter was inappropriate. At breakfast, he commanded the guests and did not allow us to sit next to our family. Waiter deliberately banging plates on the table to draw attention to himself. The breakfast was of poor quality, there was mold on the tomatoes and the tomatoes were there again the next day. In the shower there was mold on all the walls and on the sink.

Overall the experience at this hotel was great. The rooms were kept up daily and we never had to ask for replacement towels or any special requests in order for our stay to be great and comfortable. Unfortunately, there were a couple issues, regarding their daily breakfast. The spread was decent, but if you were not attending soon after it started, you missed out on essentials like scrambled eggs and bacon. They never replenished the heating tray once they were gone, that was it. But, that was not the worst of it. On the morning of 12/27 the man attending to the breakfast was extremely rude to us. When my mom asked for a Cappuchino, he rudely told her, "5 minutes". Then my partner attempted to serve himself fresh juice and the man told him he had placed his glass in the wrong place. It was self serve, that made no sense. Then when breakfast was over at 10am, we were talking amongst ourselves when he came to us and told us we needed to leave the area. That perhaps would not have been bad, but there was another table and he never told them to leave. Perhaps he did not like Americans, because the other table were Italians. He was obviously courteous to them. There is only one person attending the breakfast on each day, so those in charge at the hotel should not have issue knowing who I am talking about...If they need further details I will be happy to discuss it with them further.

The property is in a nice neighbourhood and within a 5-10 min walk to the metro. Little dated but great staff and the breakfast was good. Would stay here again. We had a small double room and was small but we were basically only there to sleep so didn't need anything else. Has a gorgeous outdoor seating area for breakfast or to enjoy at night time.

This is a charming little hotel in a great neighborhood. My room was very nice and the breakfast was good. My only issue is the air conditioning wasn’t working in my room. I told the lady at the front desk and asked her to check and if it wasn’t working to move me to another room. When I returned that evening, she said it was working, but upon returning to my room, I realized it was not. Being in the early stages of pregnancy, I am very uncomfortable and need a cool room to sleep or a fan for air flow. I ended up having to sleep on the couch and had a terrible night’s sleep which was a shame.

What a beautiful hotel. The staff very nice and pleasant attentive to all needs . Enjoyed the breakfast spread and espressos. Rooms very nice clean and comfy. Will definitely come back again and recommend to family and friends. I like that it’s a little away from the center of town that makes it very quite at night .very convenient to near by restaurants and markets and gelato too.

The grounds of the property were very nice and welcoming. We booked a jr suite and we were down graded to a smaller room due to plumbing problems. Our room was located directly off the lobby and we could hear everything going on in the lobby. The sink and shower didn’t drain well at all. Reception staff were very friendly.

Vert friendly and helpful staff and very clean and cooler hotel. Front desk, when we asked them any questions or information they were very helpful. The breakfast was good with freshly prepared and cooked food and freshly baked cakes! The restaurant overlooks a lovely garden with outside seating The hotel location is very peaceful and in a nice area of the city, and it is a 10 minute walk to the nearest metro Bologna. Cons A lot of mosquito out in the garden, my wife and I have bitten so many times. Overall I would love to stay again in this hotel. Muse

After I booked the non refundable hotel the staff sent a message saying there is additional charges which were not mentioned anywhere on the website.

It was well located, the only issue that i had is that i made a reservation for 4 persons for my family and when I came the only had a double bed and charged me 30 euros per day for an extra bed, that was really disapointing.

Superb hotel in quiet neighbourhood!
Absolutely loved this hotel! Located in a neighbourhood accessible by metro, the massive trees won me over from the start. This led to having green parakeets flying outside my second floor window at all times. My room was clean and modern and the bathroom was beautiful! Breakfast in the garden was lovely, and staff were friendly.

Out of the busy city area which can be nice at times but close to subway station. Friendly and helpful staff and nice size rooms.

The stay was extremely good. Rooms were very spacious and amenities were very good. There is a garden area next to breakfast buffet which was beautiful. Staff were very warm and helpful. Location is in a quiet area next to several embassies and major attractions are about a 15-20 min tram ride from the hotel. Overall it was a very good experience.
