"Really friendly staff, wonderful welcome from Joanna and Felipe on reception and so helpful with recommendations of where to eat etc. Hotel literally 5 min walk from metro which is so easy to use and approx 20 min walk down to the waterside area. Self service buffet breakfast, all freshly cooked and well presented. Would definitely recommend this hotel. "

"A quaint little hotel of 8 rooms on the top floor of a commercial building. Rooms are modern, clean and comfortable. We were provided with a kettle in our room, but only decaf-coffee and sugar provided, no milk or whitener. On requesting normal coffee, we were given more decaf sachets... Breakfast was OK - the breakfast room is tiny and very cramped. No hot food at breakfast. The hotel was well situated, close to a metro station and very close to one of the best Christmas markets we found on...

"We had a bit of a challenging start to the stay, but the staff were extremely helpful in resolving the problem and ensuring that our stay was excellent. The room was very nice and although we did not have dinner in the hotel, the room service order was delicious. Breakfasts were great and we had wonderful service each morning from Maria each morning. The hotel is well located and walkable to the historic sector of Lisbon. I would recommend the Tivoli Avenida to anyone staying in central...

Hotel staff intimate they have outsourced it to the shack at the back of hotel. They haven’t, it is owned & run by same hotel. Breakfast consists of half a glass of orange (if they have it), a bowl of fruit consisting of 1/2 grape, yes 1/2 grape, a slice of kiwi fruit finely chopped, and a small piece of melon finely chopped. The room was spacious; plenty of storage, plug sockets in convenient locations, comfortable sitting area and the included breakfast was delicious, served in a friendly way (remembered our breakfast drinks orders after day 1). It was immaculately clean. The tourist guidance offered by the front desk was helpful. I would stay here again, without thinking twice."

"Property was in a good location. The hotel rooms and corridors need upgrading.. Room 707 was called a superior room but fell below that standard. No pictures or decorations. A very small television on a bare wall. No drawers to hold anything, only two narrow closets. An annexe to the room was bare except a for a bench seat. No safe."
