Barony House
The hotel was a beautiful old restored house. There wasn’t a lot of storage space in the room for belongings, and the en-suite was cosy. A good shower. Good breakfast, The hosts were very friendly, and helpful about things to do in the area.

Hey guys, Lovely to host a young couple from the U.S.A in our U.K family B&B. Welcoming, comfortable and amazing breakfast.
Really enjoyed our stay at Barony house, lovely family feeling B and B they were really welcoming and made us feel at home. The breakfast was amazing, and was above and beyond what was expected - including home made bread. :) Only downside was no parking, had to park on street, which was fine just not expected from the description when booking. Overall lovely hotel and will definitely stay again if in the Edinburgh area.

Hey guys, It was a pleasure to host such a lovely young couple in our family B&B. :) We are lucky to have all the Free street parking start where we are located. We do have 1 private car space which you can reserve in advance. I'm afraid Expedia / Hotels.com are very limited in what they "allow" for descriptions so hard to communicate this. A shame to be marked down by yourselves when the descriptions are out of our control. :s We also have free street parking, on the street right next to our house which is fully covered by CCTV cameras for added security. We park our own car there. :) Thank you again, see you next trip to Edinburgh. xo Paul, Susan and family

Nice room, quiet location on Southside of Edinburgh with short ride to downtown (wish figured out the buses because parking in downtown is a real problem). Excellent breakfast, Susan's homemade bread was the centerpiece of my meal, alwasy some nice freshly made muffins or other food in the foyer. The best part of Barony House is Paul and Susan, we will stay here again for sure.

All around amazing!
This hotel is amazingly presented, with gorgeous decor and spacious rooms. The location is great with ample public transport into the city centre which is just a hop away. Breakfast is delicious with a great selection. The best thing about the hotel by far is Paul and Susan, they are a lovely down to earth couple who make you instantly feel welcome. Will definitely be back!

An amazing and wonderful B&B
My husband and I stayed for four days at the Barony House and it was a wonderful experience. The breakfast was the best we had during our two week stay in Scotland. Susan's pancakes and pastries are worth the stay! The rooms are beautifully decorated with lovely toiletries. Paul, the owner, is extremely personable and a wealth of information about local sites and places to eat. We loved our stay here and would go back in a heartbeat!

Charming and comfortable home away from home
We would definitely stay here again. It is everything you expect from a bed and breakfast. Paul is a great host and is knowledgeable and welcoming. The house is fabulous with its architectural detail and maintains its charm from the past while providing modern comforts. Bathrooms are modern with modern showers and wonderful toiletries. Clean rooms with absolutely comfy beds and nice touches such as tea, coffee, biscuits and even sherry. The rooms are quiet with views of street or lovely back garden. Breakfast buffet included lots of choices including freshly made bread, eggs from free-range chickens, delicious pancakes, croissants and pain au chocolat. Barony house is located in a great neighbourhood with easy access to buses. But if you like to walk like we do, the walk into the city centre is only 25 minutes away. It is close to the university and the access to the walk to Arthur's seat and Holyrood Park. Country and city together. We loved the atmosphere of a real bed and breakfast with the owners on the premises and made us feel that we were staying at a friend's house. Paul and Susan have worked hard to enable guests to have a wonderful experience.

Outstanding location, right on a short bus line to all the major attractions of the Edinburgh area, yet in a quiet stretch of similar residences. Very well maintained, grand Georgian home, steeped in history. But the breakfast was the most eye-popping experience of all. Owner Susan Johnson is a noted gourmet cook who showcases her formidable talents every morning with the freshest, most wholesome ingredients, delectable homemade flaky pastries, and the best blueberry pancakes you will ever eat.

Beautiful room convenient location
Paul our Australian host was super enthusiastic and helpful. The home was beautiful and very well maintained. Paul had lots of sight seeing advice. The lovely breakfast was buffet style and very good. There seemed to always be home made goodies about. The location, though on a main road was very quiet and convenient to restaurants and buses to downtown. The bathroom was very small but not unexpected for a renovated home into a B & B. We loved our stay there and would definitely return.

My husband and I stayed at Barony House when we were in Edinburgh for our 35th wedding anniversary. The hosts are warm and welcoming. The rooms are well lovely and comfortable. They provide a full breakfast that includes pancakes, scrambled and poached eggs, fruit and homemade bread to list a few of the options. They are located a short bus ride to town or a very affordable cab ride. We highly recommend this B&B.

We were lucky to have stayed at some excellent B&Bs on our 9 day vacation in Scotland and the Barony House was easily the most exceptional! It was beautiful, spotless, comfortable and the breakfast was fresh and delicious. The location was ideal for Edinburgh sightseeing. Paul, the co-owner, was extremely friendly, knowledgeable and helpful. He always nailed it with his advice and even helped us master driving our manual transmission rental! Outstanding stay.

Just stay at Barony House
Paul and Susan welcome you into their home as if you are old friends. Our stay in Edinburgh made so much easier with Paul's suggestions of the must see things in the time available. Local pubs, nearby castles not overrun with (other) tourists. Local bus routes etc etc. Not the sort of "heads up" you would get standing at a big hotel check in. A great place to stay.

we stayed at this b&b for two nights. The owners (Australians) were friendly helpful. The hotel was close to Edinburgh central by bus. The room was a fair size and we were warmly welcomed with a small glass of sherry, which was nice. The bathroom was a good size and had a great shower. The interior was beautifully decorated. The included breakfast was extensive and put together by the wife of the owner in a very small and compact kitchen, which made it even more impressive. A great little place to stay

A great place to stay with Paul and Susan. Our room was very spacious and clean and so was the bathroom. The room had a very nice view of the well-maintained back garden. Both of Paul and Susan can tell you a lot about the city if you need guidance on what you want to do or where you want to eat, but there is plenty of information available in the guides available in the room. Apart from the room, three things stood out for us. 1. Great location: only 20-25 min walk or 5-10 min bus ride to high street. 2. Best breakfast - all home-made by Susan (you should definitely try out the pancakes) 3. Great hosts - they will try their best to feel you're at home. We will definitely like to stay here again if we visit Edinburgh in the future.

If you visit Edinburgh you must stay here
This B and B is wonderful. It has two bus stops close by with easy access to anywhere, and is also easy to walk from the city if you choose to. We walked over and hiked Arthur's Seat and there are some great pubs in the area to check out. The owners are lovely! Paul makes you feel so welcome, helped us plan our itinerary, gave us maps, bus numbers to catch and information about the area. The place only has six rooms so it is very intimate, personal and quiet. The house is old Victorian and is stunning inside, especially the dining room for breakfast. Honestly I would stay here just for the breakfast, it's amazing and included tasty coffee! We felt at home staying here, and over the holidays that is a nice treat.

Best B&B experience ever!
Our four night stay at Barony House was, without a doubt, the best experience we've ever had at a B&B. Our garden view room was lovely, quiet, comfortable, and clean. The included breakfast was absolutely delicious; the eggs they served were some of the best I've ever tried. The house itself is beautiful and tastefully restored. Although Barony house has all of these wonderful characteristics to recommend it, what really made the experience so fantastic were our hosts, Paul and Susan. A young couple from Australia, they've been running the B&B for the past year and are doing a fantastic job. They both are warm, courteous, and pleasant hosts, who manage to take impeccable care of every detail of the house and of their guests' experience. Best of all, they seem to genuinely enjoy what they do – never seeming imposed upon or eager for guests to leave. We will be returning to Edinburgh this Summer, in part because we're looking forward to staying again at Barony House, and seeing our new friends, Paul and Susan! Thanks again, Shauna & Andy

Paul and Susan are full of energy. Susan's cooking is the best we had in 10 days BnB. Her croissants beat the ones from patisseries. Poached egg done to perfection. Music during breakfast. The Victorian styled house with room matching 4-stars hotel. Perfect BnB.

Our room was located at back of house with nice garden view and it was very quiet during day and night. Room was clean and in a good condition of every things. Very good location for bus travel to sites
Barony House is very attractive, clean and quiet. Our room was fine with huge window overlooking the back garden, had a closet, TV, full length mirror, 2 chairs, small table, coffee/tea/hot chocolate and hot water heater, two night stands, hair dryer and several outlets. There were two lights in the bath, great for the shower and another over the sink. Breakfast was delicious with a variety of breads, rolls, cereals, fruit, yoghurt, juices, coffee and tea, eggs, Canadian Bacon, sausages, potatoes, and pancakes. The raspberry and white chocolate bread was homemade and wonderful. Susan is a fantastic cook and husband Paul is great help with suggestions for sight seeing, buses, maps and info about Edinburgh.

Gemütliches Zimmer unweit des Zentrums
Als wir ankamen, wurden wir direkt herzlich begrüßt und erhielten auch Hinweise, welche Sehenswürdigkeiten wir in der Nähe besuchen könnten. Die Zimmer waren sehr sauber, zwar lag das Fenster auf der Seite einer gut befahrenen Straße, aber ich will als Dorfmensch mal nicht meckern ;). Fenster zu und halb so wild. Waren nur eine Nacht dort, bevor unser Trip in den Nordwesten startete, war auf jeden Fall ein gelungener Auftakt!

Fantastisk gjestehus
Paul, eieren av gjestehuset, tok i mot oss når vi kom å gikk gjennom historien til huset og rommene. Rommene var store og moderne med flott utsikt mot hagen bak huset. Frokosten var enkel men veldig god hvor Susan (hustru til Paul) hadde flere hemlige oppskrifter på nydelig eggerøre, muffins og formkake. Jeg vil absolutt anbefale andre dette gjestehuset.

una impresionante ¨casa de muñecas victoriana¨ubicada en un barrio residencial a 10 minuto en autobús del centro.
