"What a charming bed and breakfast! First the friendly staff makes you feel very welcomed to start. Then the clean comfortable spacious room and the lovely bed makes you feel home. And they immediately refresh you with some tea and cake soon after your arrival. The breakfast was lovely, and the swing on the front, the trail behind the house... All wonderful! I also ordered the picnic for the hike, and it had enough to feed four for just the two of us. I would definitely recommend."

"I was only in Dublin for the day/night, however the experience at 31 was superb. Staff were friendly, attentive and dedicated to service excellence. From the beginning to my departure I was looked after. The room was immaculate and well appointed and deserved the price point. The candle gift was a lovely touch as were the sweet treats! The exterior terrace was very nice and the fire was very pleasant. Highly recommend for a quick visit and or if you are staying for longer. I will be back...

"Stephen and Maria were at the door to great us on our arrival which was an an excellent way to make us feel very welcome after a long day of travel. Helped us with our luggage and showed us to our room. Stephen explained everything about the area, how to get there and the best places to eat. My wife and I felt very comfortable indeed. "This hotel is located in the perfect location for walking around either shopping or sight seeing in Dublin. The room was a nice size, the beds were comfortable and we had a lovely large bathroom. There was a lovely continental breakfast offered and there was tea and coffee offered in your room. It was perfect for our night away in Dublin."

"Lovely room with great black out curtains as I needed a small nap. Wifi great. I really liked the private area for guests to eat, overlooked the garden. The bathroom was huge which for a girl is great. There was a little box on the floor which had items you could take if you forgot something, had never seen that before, lovely little touch. Great location if using the rail network, 5 mins walk. I walked to the sea which was 10 mins away. Would be back and highly recommend"
