🌿 Good to Know Before Booking
We want every guest to arrive with the right expectations and enjoy a comfortable stay.
Mountain setting: Deer Alley is surrounded by nature. Wildlife, insects, and changing outdoor conditions are part of the Pocono experience.
Winter travel: AWD or 4WD is strongly recommended during snowy conditions. The driveway slopes down slightly from the road, and outdoor areas may require additional time to become accessible following significant snowfall.
Hot water: The home has a standard residential hot water tank. Larger groups will be most comfortable spacing out showers.
Trash collection: Pickup is Monday. Guests staying Sunday night are asked to place the bins out.
🏡 IMPORTANT | GATED COMMUNITY INFORMATION
Deer Alley is located within Indian Mountain Lakes, a private gated community. To ensure a smooth arrival, all guests must complete the required community registration before check-in.
🚗 Guest & Vehicle Registration
• We require the full names of all overnight guests, vehicle information, and details for any daytime visitors.
• All registration information must be submitted to us in time to meet the HOA's requirement of 3+ business days before arrival. We recommend providing your information at least 3 days in advance.
• The driver must have a valid driver's license and vehicle registration available when entering the community.
• Late Reservations: Pinetown Collective covers the standard community registration fee. Reservations requiring registration within the HOA's 2-business-day processing window are subject to an additional $75 administrative fee imposed by the community.
• Incomplete or late registration may delay or prevent access to the community.
🏊 SEASONAL COMMUNITY AMENITIES
Indian Mountain Lakes offers seasonal recreational amenities, including swimming facilities.
• During the summer season, generally Memorial Day through Labor Day, guests wishing to use community amenities must purchase wristbands.
• Wristbands are $10 per person and may be purchased directly through the community office or designated pool location.
• If you don't plan to use the community amenities, there is no wristband purchase required.
• Wristbands are nontransferable and nonrefundable. Availability of outdoor amenities may be affected by weather, maintenance, or community schedules.
Please note: Community amenity fees and access policies are established by Indian Mountain Lakes, not Pinetown Collective. Amenities are managed by the HOA and are subject to its operating rules and seasonal availability.
