Just as the listing says, the views and location are just incredible. Our second time there. Explore the tidal pools and beaches right at your doorstep and snorkel in the shallow water right in front of the rocks that protect the property - I guarantee you'll be amazed at the diversity of life. Magaly the property manager is terrific, super responsive. Check out David Sandwiches in Islote - it's all delish but their coco lemonade. I'd go back just for that.

Good and bad
The location of this house is AMAZING! Perfect beach for swimming or relaxing or exploring! The house itself could use some improvements/attention to detail. It wasn’t very well equipped with necessities nor was it very clean, but the location makes up for any downfalls of the actual property.
My stay was amazing wit the host waiting for us to give us the keys and gate control. The AC on prior to us arriving. The house inside temperature was perfect. You could walk straight to the water and it is a safe place. The local were nice and you could get to places very easy. We slept with hearing the waves at night and it was soothing. We will be coming back to stay as a couple next time and recommend it if you want to have your own little beach.
Our stay was an amazing experience. To set the context, we prefer to stay away from well-developed tourist areas (big hotels, lots of attractions) and prefer a more intimate, authentic experience. We have three young kids (7-11 YoA) that love exploring nature.
The location was truly amazing for us. We spent a week, where the kids could fairly independently explore the different parts of the bay: the protected reef right in front of the house, the beach (depending on the tide), the waves crashing over the ragged moonscape on the far left and right side of the bay. This was exactly what we were looking for. We had various activities planned in the north-eastern part of PR, but we cancelled almost all because it was just great to "stay in the bay".
The kids could swim in the protected, beach-adjacent part of the bay on their own. They discovered tropical fish, a green moray baby eel, starfishes, sea fans, sea urchins, hermit crabs, etc. The beach was crowded at times (weekend), but almost empty at others (where the younger kids could run around the beach naked...)
Can you swim in the outer part of the bay behind the reef? No, it is way too dangerous (at least with the conditions as it was).
Is it quiet or noisy? Both: 90% quiet, but towards the weekend nights, there are people driving by with LED-lit cars and loud music: We absolutely loved it, such a slice of vibrancy and life!
We're planning to go there again! Owner and local keeper were kind and responsive throughout.
We had a great 5 days. We sat outside on the terrace when we were "home" as the view of the water hitting the rocks was fantastic. The house itself needs a little TLC, but is adequate and met our needs.

Villa Rosa was very relaxing, my wife and I had the beach to ouselves most days of the week and we would look at the small fish and crabs on the sand and in the water.People in the area were very friendly and most spoke English, from here we went to the Arecibo lighthouse and telescope. We will be back.
We had an amazing time at this property, the view is spectacular! The home needs a lil TLC but otherwise it is perfect, I'd definetly stay here again......thank you!
Here we go… We agree that the views are good, but not so exclusive that you can’t see better beaches about 5 mins away. The place was so dirty my husband and I couldn’t stay one night. Our anniversary celebration was ruined :( There’s mold on the curtains and stains on the bed. It looks like this place hadn’t been cleaned in at least a week or two. When we sent the pictures to the host, she was courteous but didn’t really care much about the situation. We were explained that since its a beach house people didn’t really take care of the couch the table etc. Cleanliness is what we always require when renting a place, not luxury. Just know you wont really have a great or excellent time here, regardless of what other reviews have stated. We recently saw another review from Dec 2022, its the reality of the place now. The more frustrating part is that because of the no refund policy in the contract we can not get our money back and we were only offered to reschedule our vacation for another time, unfortunately the horrible smell and the terrible conditions of the place makes this unacceptable to us. We are currently trying to get our money back, even if legal action needs to take place. This is not an isolated incident the same happened to my aunt who had the same experience but even worse she had paid the event fee, amount that is ridiculous expensive with the condition of the place. Again, save yourself the disappointment of dealing with this owner who has zero interest in the cleanliness of the property and couldn’t care less on ruining a celebration or a vacation.
These comments are known to the property owner already. Met property manager Magaly who lives close by. She provided keys and gate opener with WIFI info. Was responsive via text. At first quick glance of the unit appears quaint and cozy. Advertised as a one bedroom romantic retreat at the end of a private beach cove was what we were looking forward to after a exhausting river adventure earlier in day. We began to appreciate how filthy the home was upon unpacking and the profound deferred maintenance of the property. We can give many examples but the feedback was provided to the owner who had a third party come assess our concerns which we appreciated. The dryer door was broken however Magaly’s husband did come to repair it the following day. We were only booked for 2.5 days so we tried to look at the positives. We had a semi private beach cove. Locals arrived at 10 and left around 4pm. We had AC, WIFI, cable, and electricity but unfortunately a local power outage caused us to lose power at 3am on day of departure. The generator on the property was not functioning because the large propane tank it was attached to was corroded. In summary this unique property has great potential if it is properly renovated, maintained and kept clean. On a separate note, a camp exist next door so camping visitors were up at all hours of the night. Also the property is on highway 681 which is a main artery for loud party buses that blare their music at late hours of the night. Worse if there is a traffic jam. Windows did not close properly so it just added to the challenging experience. Not the quiet romantic retreat we were hoping for.
I visit that beach and I always see the yellow house… but one day we ask and at the moment we book our stay. Just perfect to stay with family and friends, and the beach clear water is perfect. Near the property you have a lot of restaurants and bars.
This is the third time we have stayed. It has a wonderful view. You basically have a private beach at night. The beach is very calm and safe. Magaly was always available.
The property needs some small improvements and
I would only place a private property sign or a gate to the beach. Many people who were on the beach interrupted and entered the property to ask where it was rented. They could also place a sign with the information of where to rent in front of the property.
There are no words as the beauty of this place. The sounds of the waves when you go to sleep and when you wake up. And the views are priceless. Magaly and her husband are very good hosts. Will definitely be back.
Absolutely beautiful views. Quiet, humble little cottage. It does need some updates. The couch was sagging, some of the linens were stained (but clean), appliances older. If your looking for a very usable, basic, not fancy, clean, convenient home on the most beautiful piece of land, this is it. Ta-Ta, the property manager is a delight. We would stay again. One downside is that the beach isn’t swimable. If you’re not into swimming and just want to cool off in the tide pool then this would not be an issue. There is a great swimming beach 10 min up the road.
I stayed in San Juan for two days and the day before heading to Arecibo I tried contacting the owners to get the address since the VRBO post does not give you the correct location. It was a bit difficult in the beginning to understand where I was going but I was finally able to speak to the owner via phone, and she gracefully explained to me who to contact. I called Magali and she was awesome, explained to us how to get to the property and let me tell you, THE PICTURES DOES NOT DO THE JUSTICE, this place is paradise. Amazing location! I mean, I need to come back ASAP, with so much to see in PR, I will have to repeat Arecibo again because this place is unbelievable. Magali was awesome, the owner was awesome, I cannot wait to be back. Thank you!

Waves crashing on Private Beach
STUNNING Almost Private Atlantic Beach,
Crystal Clear water. Waves crashing on the rocks all day, all night just outside your terrace. Love the location.
My family of five had a wonderful time staying here over spring break. The property was beautiful and the beach was gorgeous. There was light local traffic in the area during the week but we largely had the place to ourselves. I highly recommend this location for any young family with a rental car.
The location of this house is amazing. It's right by the beach, and the beach is quite hard to get to (if you're not in the house), so it didn't often have many people, and in the mornings, and evenings, had none - we had the beach to ourselves. There were a few steps leading down from a grassy yard to the beach so it was easy to get to the beach.
The beach was large and sandy, and the water wasn't deep - good for lounging in, not good if you wanted to practice your long distance swimming. The house also had a patio overlooking the beach with deckchairs and table.
The location was pretty quiet - there was a restaurant across the road, but it was closed when we were there. (You'd need a car to get to any shops, but there was a good selection within a 10-20 minute drive). (An earlier review mentions a club next door - this has closed down.)
The house left a little to be desired. There were good points: The kitchen was well stocked with appliances and utensils (dishwasher, toaster oven, microwave, stove), and the bed was clean and comfortable. The internet was fast, and the TV had Netflix, etc on it.
However, many windows didn't open (including the bathroom) and at least one didn't close properly (the kitchen), which was OK, because it was warm enough at night, but not so warm that we ever needed the air conditioning - but if it was hotter, or cooler, this would have been a downer.
The listing says 4 bathrooms - one of these was in the house. It had a shower which was either scalding hot or cold - there was no in between. Two bathrooms were outside in a separate building. These had a toilet each, and a shower and sink. They had no lightbulbs and no hot water. I never found the 4th bathroom. I don't know where it was supposed to be. But there is essentially one bathroom that is usable.
