"By far the one of the cleanest houses we’ve ever rented. The house is well maintained and cared for, and the property was bigger than expected. The tennis court was the highlight of our trip - we used it everyday and the kids loved it. Would love to stay when the pool is opened. Julie, the owner, was in contact with me during our stay and made sure everything was going well. We had one issue that she addressed it quickly by sending her maintenance person right away (it was a quick fix). Would stay definitely stay again. "

"We had an absolutely exceptional stay at Head of the Pond in Water Mill, and I cannot say enough about the experience, particularly the care and attention brought by Monika, the owner. We stayed in the two-bedroom cottage by the pond, and from the moment we arrived, it was clear this property is operated at a level far beyond a typical bed and breakfast. The cottage was in pristine condition—immaculately clean, beautifully maintained, and thoughtfully appointed with all the amenities you would expect from a fine hotel. Every detail felt intentional. What truly set this stay apart was the fully stocked kitchen, complete with an abundant supply of quality food and drinks. It’s a level of generosity and hospitality you rarely encounter. These are the kinds of touches that guests remember and that bring them back. Monika clearly runs this property with pride and integrity. Unlike many businesses that begin with high standards but gradually cut corners, she has remained committed to doing things the right way. A special note for those considering when to visit: winter in the Hamptons is a hidden gem. "Overall it was a great stay! Best part of the cottage was the bathroom with its deep big tub and walk in shower. But the room itself lacked visual appeal & some conveniences usually associated with booking a cottage which is more private and removed from the house. Could use more and better art in the room. I would also trade all the storage space for a mini fridge, tea kettle or coffee maker. Also the only full-size mirror is hidden far back in the bathroom which isn’t terrible but very inconvenient to check the outfit before heading out the door. It’s little odd things that just made it not feel like a luxury stay. And no one mentioned to us beforehand that the sauna, gym, pool area (even though in off season) was under renovation and not available to use. The restaurant was amazing though, room service was wonderful. And staff were adorable. But I don’t know if we would book again tbh. "

"We had an amazing weekend staying here with a group of 12 friends. From the moment we arrived, everything exceeded our expectations.The house was spotless and exactly as described in the listing. Everything appeared brand new. There was more than enough room for everyone to sleep comfortably, hang out together, and still have personal space when needed. I especially loved the large dining table.we all ate together.. Our host was fantastic — responsive, helpful, and very clear with instructions, which made check-in and check-out seamless.Overall, this was the perfect place for a friends’ getaway. We’d absolutely stay here again and highly recommend it to anyone planning a group trip!"

"This house has it all. The home is big and has a lot of rooms. There is a great basement to have fun and even workout. The place is fantastic. We will definitely try and stay again. Adam was a gracious host and very responsive. Would recommend to families with kids of all ages. The home worked out perfectly for us!! "
