About this property
Villa Capelan
New villa built in 2022, 120 M2 of living space. Located 200 m from the Capélan cove (next to the tennis and Paddle courts) in a very quiet residential area. We rent the ground floor of our fully air-conditioned family villa, built in 2022, and close to tennis courts and all amenities (supermarket, pizzerias, pharmacy, bakery...) and 13 minutes walk from the city center, 10 minutes by car from the Frégate golf course. It includes a fully equipped kitchen (oven, microwave, dishwasher, induction hob, extractor, fridge/freezer, etc.) and a living room with TV opening onto a large shaded terrace with dining table, a WC, 4 bedrooms all equipped with storage, bathroom (shower, heated towel rail, vanity unit, mirror), 2 are equipped with their own WC and an additional WC. Ducted air conditioning/heating (completely silent) External services: Automated gate, garage, indoor parking spaces, landscaped garden, HEATED SWIMMING POOL (depending on the season) with sunbeds and armchairs. POSSIBILITY OF RENT 2, 3 OR 4 BEDROOMS, ASK FOR OUR ADJUSTABLE RATES

The property was not accurately advertised. It should have been made clear that only the ground floor of the property was available and the top floor was private. Whilst 4 bedrooms were still available to us they were small and the living space on the ground floor was small for 4 adults and 4 children.
What was also not made clear was that this property was surrounded and overlooked by various other properties which were occupied by very old people who were sensitive to noise. What we thought was ordinary domestic noise ie. children playing games in the swimming caused distress and anxiety for the neighbours and we could not use the property without being constantly anxious and receiving complaints via the owner.
It was clear that the neighbours were monitoring us and reporting back to the owner on a daily basis.
This property is clearly not suitable for families with children under 16.
A couple of other things to be aware of
1. the decking around the swimming pool is poorly finished. Each day we spent a long time taking splinters out of the children's hands and feet.
2. the air conditioning was very difficult to use and it leaked from the vents onto the floors causing hazards for the children.
3. the property is in a conservation area and you are not allowed to use BBQs and the oven whilst it looks quite new doesn't work well.
4. the owner appeared to be new to the rental market and unless you hire professional cleaners at the end of your stay you will be charged
