About this property
The Landing | Bike to Downtown + Coler
Summary:
Come land in Bentonville for a while. Perfectly positioned between Downtown and Coler, The Landing is a thoughtfully outfitted home with easy access to the protected bike lane connecting you to both. Inside, comfortable beds, a dedicated office, a fully equipped kitchen, and plenty of room to spread out make staying here especially easy. Bike to the Square, ride Coler, work a little, stay awhile. For a few days or a few weeks, Bentonville gets to feel a little like home.
The Space:
Some houses are made for a whirlwind weekend. This one makes you want to unpack.
The Landing is thoughtfully outfitted for the way people actually live when they travel. There is room for your clothes in the closet, groceries in the kitchen, bikes in the garage, and a laptop in the office. Comfortable beds, high ceilings, and plenty of space give everyone room to spread out, while sweet, slightly whimsical details make the house feel considered and cared for.
It feels easy here.
And then there's the location.
The Landing sits just off NW 3rd Street, perfectly positioned between Downtown Bentonville and Coler Mountain Bike Preserve, with easy access to the protected bike lane connecting you to both.
Bike to the Square. Ride Coler. Work from the office. Make dinner. Do laundry. Stay for the weekend or settle in for a while.
This is a house where real life fits comfortably between the adventures.
MAKE YOURSELF AT HOME
The living room has high ceilings, comfortable seating, and a Smart TV for movie nights after a full day exploring Bentonville.
The kitchen is fully equipped for actual cooking, not just reheating takeout. You'll have a Keurig for coffee, a proper dining room for meals together, and the everyday kitchen essentials you need when you're staying somewhere long enough to actually use them.
Around the house, you'll find books and games, thoughtful touches for kids, a full laundry room and an attached garage with space for bikes and gear.
Everything is set up to make staying here easy.
Put your feet up. Unpack. Stay awhile.
SLEEP WELL
At the end of a Bentonville day, everyone gets a good place to land.
The primary suite has a king bed, cotton bedding, room-darkening shades, and oversized framed floral fabric panels that bring an unexpected romantic touch to the room. A large standing mirror and soft, whimsical details give the space its own personality.
The ensuite bathroom includes a separate soaking tub, walk-in shower, toilet and, yes, a urinal.
We didn't see that coming either.
Unusual? Absolutely. Surprisingly practical when you're sharing a bathroom? Also yes.
Additional sleeping spaces include another king bed, a queen canopy bed and two twin beds, giving families and groups plenty of flexibility.
You'll find comfortable beds, cotton bedding and room-darkening shades throughout, plus a desk in the queen room for anyone who wants another quiet place to work.
WORK FROM HERE
Sometimes you come to Bentonville entirely for fun.
Sometimes your laptop comes too.
The Landing has a dedicated office with a proper workspace, plus an additional desk in the queen bedroom. If two people need to work, they don't have to take turns at the kitchen table. Take the meeting. Finish the project. Close the laptop.
Coler is waiting.
A SATURDAY AT THE LANDING
This location makes it very easy to start pretending you live here.
Grab your bike baskets or bags and head toward Downtown Bentonville for the farmers market. Wander the stalls, bring home something delicious, and make a late breakfast together.
Then split up.
The riders can head toward Coler Mountain Bike Preserve while everyone else explores the paved pathways through the preserve, wanders through the woods, stops for coffee at Airship, and dips their feet in the creek. Meet back up and spend the afternoon at Crystal Bridges, wandering the galleries, trails, architecture, and outdoor art. Head toward the Bentonville Square for dinner, then bike, drive, or rideshare home.
And then do something wonderfully ordinary. Put on pajamas. Open a bottle of wine. Watch a movie. Sit under the pergola in the fenced backyard and let everyone tell you their version of the day. Tomorrow, do it differently.
That's the nice thing about The Landing. You have time.
FOR THE BIKES
One of the best amenities at The Landing isn't actually inside the house. It's the bike lane.
Just off NW 3rd Street, you're connected to a protected bike route leading toward Downtown Bentonville and Coler Mountain Bike Preserve, with connections to even more of Bentonville's trail network from there. Bike toward the Square for coffee, the farmers market, or dinner. Head toward Coler when you're ready to ride. When you're done, bring the bikes home to the attached garage.
Park the car. Park the bikes. Pick whichever one you need tomorrow.
THE BACKYARD
Out back, a fully fenced yard gives kids room to play and everyone else a little more breathing room. Bring your coffee outside in the morning. Sit under the pergola with a book. Let the kids run around while dinner is happening inside. Come back out with a glass of wine after everyone has eaten.
It's private, easy, and yours to enjoy. Sometimes the best amenity is simply having enough space to live well.
RING THE WHOLE CREW
Traveling with a bigger group? Here's something pretty special: Pink Door manages six homes within walking distance of one another in this neighborhood.
Book multiple homes and everyone gets their own bedrooms, bathrooms, kitchen and space to retreat, while your favorite people are still just down the street. It's a little like living out the childhood dream where all your best friends somehow grew up and bought houses in the same neighborhood.
Bike over for coffee. Send the cousins back and forth. Meet up before hitting the trails. Have dinner together, then wander home when you're ready. Nearby walkable Pink Door homes include Casa Belaey, Baller House, Coler Crib, The Landing, The Well Spoke Inn and Porch on 3rd.
Search the property names on Airbnb or send us a message before booking. We're happy to help you find the right combination of nearby homes for your group and dates.
COME LAND FOR A WHILE
Maybe you're here for the trails.
Maybe you're here for work.
Maybe you're visiting family, getting to know Northwest Arkansas, or staying long enough that you want somewhere that functions like a real home.
That's where The Landing shines.
It's thoughtfully outfitted, comfortable enough to settle into, and close enough to the things you came to Bentonville for that you'll quickly start developing your own little routines. Make dinner. Answer emails. Do laundry. Ride bikes. Take naps. Buy too much at the farmers market. Find a favorite coffee shop. Figure out your preferred route into town.
You don't have to be on vacation every minute you're here. You can just live a little.
And for however long you stay, Bentonville starts to feel less like somewhere you're visiting and a little more like your neighborhood.

The Neighborhood:
The Landing sits just off NW 3rd Street, perfectly positioned between Downtown Bentonville and Coler Mountain Bike Preserve. Easy access to the protected bike lane makes this an especially good home base for experiencing Bentonville on two wheels.
Head toward Downtown for Bentonville Square, farmers market, restaurants, coffee, and shopping. Go the other direction toward Coler for mountain bike trails, paved pathways through the preserve, and one of our favorite Bentonville rituals: coffee in the woods at Airship.
Crystal Bridges Museum of American Art, the Razorback Greenway, mountain bike trails, and many of Bentonville's best-known experiences are also nearby.
There's another little perk to this particular neighborhood: Pink Door manages five homes within walking distance of one another.
Book neighboring homes with friends or extended family and everyone gets their own space while your favorite people are still just down the street.
Bike over for coffee. Meet up before the trails. Send the cousins back and forth. Have dinner together, then wander home.
Downtown in one direction. Coler in the other. Your people down the street.
For a little while, you live here.
Other Things to Note:
This home is located in a growing neighborhood where development is actively underway. While the property itself is private and relaxing, there may be occasional construction noise in the surrounding area during the day. Nothing ruins a getaway like a rushed Sunday morning. Sleep in, sip your coffee, or hit the trails one last time, because Pink Door is a vibe, and early Sunday checkouts are not it. Enjoy a complimentary noon checkout on Sundays!
