Fully furnished 3 BR 3 BA house to escape the hustle of the city.
This house sits on 15 acres with a private pond. Relax on one of the 2 decks as you watch the wildlife and waterfowl that call the pond home. This house has 3 bedrooms, 1 with a queen, 1 with a full size and the third with 2 full size beds. There are 3 full baths, 2 with showers and one with a tub. Washer, dryer, coffee maker and a full set of pots/pans and dishes are ready for your use. The house is equipped with WIFI and a TV in the living room, but I set this up as a reminder of when I was growing up and families spent time with each other, not connected to electronics, so the TV only has over the air channels or you can use your favorite streaming service. For winter visitors, there is a propane and wood burning fireplace to take the chill off and extend that country feel. Of course if that’s not your thing, the house has a central heat and air unit. There is a selection of board games to be enjoyed or just quiet conversation in the sunroom overlooking the pond if the weather is not good outside. The house is located within 15 minutes of Bristol Motor Speedway, 30 minutes to the Cherokee National Forest and just over an hour and a half to the Great Smoky Mountains National Park. The cities of Kingsport, Johnson City and Bristol have a great selection of National and local restaurants to meet any food likes if you decide you’d rather eat out. Like to fish? The pond has bass, bluegill and catfish. Must have a TN fishing license. Kids love to see and interact with the goats and donkeys at the barn (please see the rules in the booklet in the house about this).

Absolutely beautiful property. Very clean and let friendly. You can fish from 2 different decks. The host was fantastic. Friendly, courteous, and went above and beyond to make our stay pleasurable.
We absolutely loved our stay and could not be happier! The house was absolutely gorgeous—spotlessly clean, beautifully decorated, and thoughtfully arranged with stunning, cozy yet spacious rooms. The amenities were incredible, and we truly lacked for nothing. The views were breathtaking, and seeing deer, horses, donkeys, chickens, geese, and ducks every day made the experience even more special. The kids even caught a couple alot fish from the pond. We made unforgettable family memories here, and the entire atmosphere was peaceful, relaxing, and joyful. The accommodations were beyond amazing, and the host was more than kind, welcoming, and accommodating. We can’t wait for our next trip back—this place is amazing. truly a gem!

Excellent location in the Country! I had only one disappointment, there were no dresser, outman or anywhere in two of the bedrooms to sit your suitcase. Living out of a suitcase when you're over 60 on the Floor was rough. Besides that it was an excellent stay!
Host is the best and the property is amazing! We love walking around the lake, visiting with all the animals, doing puzzles and playing games in the sunroom while looking out over the lake. It’s so peaceful and relaxing here. There are many new updates: fresh paint, new tv, new furniture and curtains in the sunroom and incredibly comfortable new beds/mattresses in all the bedrooms. The kitchen is nice and well stocked. The dining room has plenty of seating and there is a second table in the sunroom too you can eat at. Three bathrooms and showers and the property is always very clean. What more can you ask for?! We can’t wait for our next visit!

This is our second stay at Sunset Farms. It was a very peaceful and enjoyable getaway. The home is well stocked for cooking and grilling, as well as grocery stores and a variety of restaurants are nearby. Thanks for another great weekend on the farm.

The home itself was very comfortable and filled our needs perfectly, but the setting was exceptional. There were farm animals nearby, and ducks and Canadian geese around the pond just outside the house, with several decks where we could relax and enjoy nature. There is a very impressive willow on the property where the geese rested, and I enjoyed seeing the many dragonflies that were around.
We were lucky enough to find this property and spend a week there. Four women and we had enough space for us all. We were out the door early each day and busy until evening when we could come back and enjoy the back decks overlooking the private pond. Then comfortable beds to sleep in. A charming home with plenty of seating, Easy checkout. Couldn't have asked for more!
The house was nice and comfortable! We loved the decks outside right on the pond... Loved sitting outside and looking up at the moon and stars. My kids are 12 and 14 and we really loved going over to the farm to feed and pet the animals! My daughter loved petting and feeding the cows.
I would defiantly stay at this place again if we were in the area!!!
It was awesome. The owner was very friendly and welcoming to his home. It was perfect for our family. This was my Moms first trip away since my Dads recent passing and things couldn't have been more peaceful and calming. Just what we needed. The home was nice and clean, and very cozy. This property is everything it says it does. We had a group of 6 of us. Plenty of space inside the home and also outside to relax. It was a great meeting place and enough space for finding time alone.
The farm animals add a great addition, especially if you enjoy animals. Wild animals were plenty also.
Any time I reached out to the owner, he replied fast and was very helpful in all regards.
This place is a great space for everyone. Highly recommend to anyone that wants to get away and recharge.
Bob is great! This is the third year we have brought our city dwelling grandchildren here to experience a little country life. This place is fabulous and the host is so friendly and kind to the little ones. Feeding and learning about the animals is so wonderful! The children don't want to leave and are asking when we can return as soon as we get in the car. The layout of the house is unique. Watching and feeding the turtles right off the deck is a bonus. The wildlife is amazing as well. This place is located within distance of so many attractions, lots to do if you want to leave this restful place. We would love to stay again!!! After we gained entrance into the house The house met our needs as we were attending a conference in Kingsport. A fenced in yard for the dogs would have been nice, but we brought long lines to run them. We pretty much just slept at the House. Bob was very helpful. The first day we came the animals At the adjacent Barn we’re a delight to see in the morning. The pond was beautiful. I would recommend this house to anyone traveling with Dogs or Traveling around Kingsport.
One recommendation would be to increase the size of the table between the beds because there was no place to put phone chargers. Another minor thing the beds in the double bedroom were awfully low 👍
After our other stay at a VRBO in Knoxville, this place was a welcome change. The other review stating the pictures don't do this place justice ais spot on. This is a really scenic house with such a tranquil view of the pond and the fields around it. There was a large gaggle of Canadian Geese in the pond which were so much fun to just watch. The house itself was clean and well stocked. It is also close to all the Tri-cities.
Bob was very helpful and friendly. It was so interesting to hear about the animals on the farm, and our kids even got to feed the donkeys and the horse.
Bob was kind enough to ship our daughter's clothes to us (she forgot to take them out of the dryer).

We were looking for a special place to stay for a long weekend and were so fortunate to find this charming property! The farmhouse is set on a beautiful pond with views of rolling hills, and we loved spending our mornings in the huge sunroom watching the mist roll across the water and flocks of geese land for a swim. The rest of the house is also wonderful, with comfortable bedrooms, nice bathrooms, and a roomy kitchen that has everything you need to make homecooked meals. But our favorite part was definitely meeting all the animals on Sunset Farms! The donkeys, goats, cows, chickens, mini horses, and Mister Bob the spirited quarter horse all welcomed us into their world, and were so much fun to feed and spend time with. We really appreciated Bob the host telling stories about their lives at Sunset Farms, and he even brought treats for us to give the animals. We can't wait to go back and reconnect with all of them! If you're looking for a place to rest, reconnect with nature, and make some special memories with your family, your stay at this farmhouse getaway is sure to be a treasured experience!
