    CANCELLATION POLICY - Bookings canceled 60+ days before arrival will receive a refund of the deposit. Bookings canceled between 31-59 days before arrival will receive a refund of half of the deposit. Bookings canceled within 30 days of arrival are not entitled to a refund unless the reservation dates are rebooked to another guest. All bookings are subject to a $50 cancellation fee.
    - This home welcomes one (1) mature, non-aggressive dog for a pet fee of $25 per dog. Aggressive dog breeds include but are not limited to: Akita, American Staffordshire Terrier, Chow Chow, Doberman, German Shepherd, Pitbull, Pressa Canario, Rottweiler, Wolf Hybrids, or any other mixes that include breeds. Thank you for observing this rule and the max 1 dog rule and not requesting an exception.
    - Check-in is after 4pm and Check-out is by 10am.
    - This is a gravel driveway with ample parking. Guests may also park in the garage. 4WD or AWD is recommended during winter months November-March when traveling to the High Country.
    - All BRMR homes offer well stocked kitchens with all utensils needed to cook meals. There is also a "starter set" of paper products at the house: a roll of toilet paper per bath, a couple garbage bags, a small vial of dishwashing liquid, a few tablets of dishwasher detergent, some laundry pods, a roll of paper towels, hand soap, shampoo, conditioner, body wash, and some makeup remover cloths. There are enough of these items for one night, or maybe two.
    - Towels and linens will be provided for you.
    - Must electronically sign an additional Rental Agreement Terms and Conditions and any Neighborhood Rules sent by Host (property manager) or entry information cannot be sent.
    - Must be at least 25 years old to reserve. This person is required to be the person signing the agreement and must be one of the persons staying in the property for the reserved dates.
    - No smoking inside the home. No trace of smoking left outside the home.
    - Do not leave food or trash outside as it could attract animals. All trash must be bagged and placed in the trash receptacle indicated in the Welcome Book inside the house or your digital guidebook.
    - No parties or gatherings above the posted occupancy allowed at any time. Keep outside noise respectable.
    - Please note that the distances shown on VRBO's map feature are measured in a straight line rather than actual road travel distances and times. We cannot change their setting for this, and encourage all guests to independently verify distances to desired destinations.

This is a beautiful mountain home. There are just a few minor things that can be updated or fixed to make this even better and appealing to guests. 1) Some light bulbs are burned out. 2). The ice maker was frozen solid and would not work. 3) The house offers a pool table, but all the cue sticks have broken tips. Not a big deal for casual players, but still could be an improvement for those wanting to play. 4) The outside landscaping was kind of overgrown and not very visually appealing with the amount of tall weeds and overgrowth. 5). There was an issue we were notified in advance that the bunk beds were broken and they were getting us replacement beds. We unfortunately did not get any new beds until the 2nd day of our stay. So the first night a couple adult guests slept just on mattresses on the floor. We did love the house and very much enjoyed our family stay. Even with these issues it is still a very beautiful place to stay.
