Quiet 7-bedroom family home by the river

My house is on the edge of the small town of Léognan (10,000 inhabitants), with a river at the bottom of the garden and 10 beautiful oaks at the back of the garden, the last house in a cul-de-sac, so very quiet, it is a little corner of paradise, with the visit of red squirrels, deer and no less than 30 species of birds, a vegetable garden too. On the other side of the river there is only nature with a field that you can hardly see because of the trees that border the river.
It has a large kitchen (20 square metres), a living room with Kawaï baby grand piano and a very pleasant covered terrace that can be used permanently; sometimes we have lunch there even in January!
The house keeps the coolness well in summer thanks to the trees that partly shade the roof.
In winter we use a wood stove which warms the living room and part of the house very pleasantly, in addition to the central heating.
On the ground floor, in addition to the kitchen and the living room, there is a master suite with a 160x200 bed and a bathroom (with bath and shower), a separate toilet and a bedroom with a trundle bed 80x190 that can make two single beds or a double bed 160x190.
Upstairs, there is a mezzanine on which 2 bedrooms each with a 140x190 bed, an office/games room with a 90x190 trundle bed which gives access to 2 other smaller bedrooms (under the sloping) symmetrical with respectively a 90x200 trundle bed which can be transformed into a 180x200 double bed and another 80x190 trundle bed which can be transformed into a 160x190 double bed.
A shower room and a separate toilet complete the floor.
There is fibre, so possibility of teleworking, the kitchen has a lot of equipment. There are also several bicycles available, hybrid bikes, mountain bikes and racing bikes.
Also a ping-pong table, a home cinema, children's toys (on request depending on age).

Bordeaux and the leisure centre of Hostens are 25 minutes away, the nearest ocean beach (the fortnightly or weekly rental, but also possible for a shorter period on request.
Bed linen is included for stays of 7 days minimum.
I live in the small town of Léognan, 10,000 inhabitants, 15 km south of Bordeaux, a town that has more than 20 wine properties and is part of the AOC Pessac-Léognan. You can visit most of these properties, some of which are classified as historical monuments.
It is a very pleasant town, renowned for its weekly Saturday market with 80 traders, one of the largest in the region, with quality products at reasonable prices.
The house is only 1.2 km from the church (Romanesque and listed) and shops (butcher, 5 bakeries, 2 wine shops, pharmacy, 2 greengrocers, a caterer, sushi shop, cheese shop, 2 clothing shops, hairdressers, gym...)
There are two supermarkets: U express in the centre and Leclerc centre at the entrance to the town.
In the summer and during certain school holidays, Léognan benefits from the many and varied CAP33 (and to a lesser extent cultural) sports activities, free or at low prices and open to all.
