Bright & Spacious Sundance Home with Dedicated Office & Gym

Make our bright South Boulder home your Sundance base. Boulder festival venues are approximately 7–15 minutes away by car, with a SKIP bus stop just 2.5 blocks away. The home is especially well set up for groups, with 4 bedrooms (2 kings and 2 queens), 3.5 baths, two separate living rooms, a dedicated office with three fully equipped workstations and gigabit Wi-Fi, and a full gym.

Spread across three levels, there's room to work, gather, and unwind without everyone being on top of each other. Walk 10 minutes to the Shanahan Ridge trails, then come home to the gas fireplace or backyard fire pit. Sleeps 8 in four beds, plus 2 on supplemental mattresses. Off-street parking for 6 cars.

THE SPACE
Our home is light and airy, with windows throughout and mountain views from the living room and primary suite. All three full bathrooms have double vanities—a particularly useful feature when a group is getting ready at the same time.

MAIN LEVEL
The open kitchen, living and dining area is the heart of the house. The fully stocked kitchen has a Sub-Zero refrigerator and induction cooktop, plus a Nespresso machine and drip coffee maker for early festival mornings. The living room has a gas fireplace and mountain views.

The dedicated office is set up for real work: three desks, each with a USB-C docking station, widescreen monitor, keyboard and mouse. Plug in your laptop with one cable and you're ready to go. There's also a printer/scanner and gigabit Wi-Fi, making it easy for several people to work or take calls at once. A fourth desk can be added on request.
A half bath is also located on this level.

UPPER LEVEL
The spacious primary suite has a king bed, abundant natural light and Flatiron views. For guest storage, there are two dressers plus a dedicated nook with a garment rack; the primary closet is reserved for owner storage. The private ensuite has a double vanity, jetted soaking tub, separate shower with multiple shower heads, skylight and separate water closet.

Also on this floor is a bright queen bedroom, another full bathroom with double vanity and tub/shower, and the home gym with Peloton, treadmill and weights.

LOWER LEVEL
The finished lower level gives a group another space of its own. A second living room has a smart TV, video games, guitars and board games—a comfortable place to unwind after a day of screenings.

There are two bedrooms on this level, one king and one queen, along with a newly remodeled full bathroom with a double vanity and walk-in shower. A twin mattress and twin air mattress can be set up on this level for guests 9 and 10.

BACKYARD
The fully fenced backyard has a fire pit with seating, grill and outdoor dining table.

GETTING AROUND & THE NEIGHBORHOOD
We're on a quiet cul-de-sac in South Boulder, close to festival venues and town while still offering a calm place to come home to.

The SKIP bus stop is 2.5 blocks away, with service to CU and downtown Pearl Street.

For time outside the festival, Viele Lake park is 0.2 miles away and the Shanahan Ridge trail system is about a 10-minute walk (0.5 miles), connecting to miles of Boulder trails. NCAR trails are about 5 minutes away by car.

Whole Foods, King Soopers, restaurants, coffee shops, yoga and a local brewery are approximately 4 minutes away by car. The bus to Denver International Airport and express bus to Denver are about a 3-minute drive away.

GUEST ACCESS
Guests have use of the entire three-level home, garage, backyard and both driveways. There is off-street parking for 6 cars, plus street parking. The mudroom and laundry area are especially handy for snowy boots and winter gear.

Because this is our family home, a small number of closets, drawers and cabinets are locked for personal storage, including the primary closet. The primary suite provides two dressers, luggage racks and a garment rack for guest use. The backyard shed is not available to guests.
