Charming Provençal Villa with Pool, Large Garden & Walkable Village Location
THE LOCATION Our spacious Provençal villa is tucked away behind double gates at the end of a quiet cul-de-sac. It offers privacy and peaceful countryside surroundings - but is still within 10-15 minutes walking distance through fields and vineyards to the boulangerie and other amenities. The charming medieval hilltop village of Callian — visible from the kitchen window! — is a short drive or - for the fit! - 15 minute hike where you will find cafés, restaurants, pretty Provençal streets and fabulous views.
THE PROPERTY The gates open to a large, flat driveway with plenty of parking, framed by an olive tree, three shade trees, and borders filled with Mediterranean plants and shrubs.
The villa has been almost entirely renovated between 2024 and 2026, including all bath- and shower rooms and guest toilets. A new modern farmhouse style kitchen was installed in May 2024.
GROUND FLOOR The entry hall leads to a dining room with seating for 8 and a sitting room with a beamed cathedral ceiling, fireplace, and a large L-shaped sectional sofa. Large double doors open directly onto the terrace and outdoor sitting area. There is also a guest toilet on this floor.
The open-plan kitchen features an 3m-long island, farmhouse sink, American fridge-freezer, cooker, hob, and microwave. It is fully equipped with everything needed, including ample crockery, glassware, pots and pans, serving dishes, and a full range of small appliances including a kettle, double toaster, blender, air fryer, and coffee maker. BBQ tools are also provided for the BBQ on the covered terrace.
The villa comfortably accommodates up to 8 guests across 4 bedrooms. The master suite is situated on the ground floor, and includes a super-king sized bed, air conditioning, and an ensuite bathroom with walk-in shower, separate bathtub, toilet and double vanity. Double doors lead from the bedroom onto the outside terrace.
UPSTAIRS Upstairs are 3 additional bedrooms: 2 with king-size beds and one with twin beds. This floor also includes an ensuite shower room, an additional shower room with vanity and toilet, and a separate toilet with sink. Please note: upstairs bedrooms do not have air conditioning but floor standing fans are provided in each room.
High-quality white bed linen and bathroom towels are provided in all rooms, along with 8 pool towels.
BACK TERRACES, GARDEN & POOL Double doors from the kitchen open onto a terrace that runs the entire length of the back of the house. There is a sitting area outside the sitting room, and a covered dining space for 8. At the back of the dining space Just off is a separate laundry room with washing machine, dryer, iron and ironing board, pool toys, boules set and an additional fridge. Plastic glassware and wine buckets are provided for poolside drinks.
The terrace leads onto a large garden and a 10 x 5 metre swimming pool (unheated, but the water is naturally warm during the summer months). There are 6 sun loungers, parasols, additional seating under shade trees and a swing hanging from one of the trees.
PLEASE NOTE: while the pool is not accessible from the front of the house, it is not fenced-in and therefore unsuitable for babies, toddlers and those who cannot swim.
THE REGION - PAYS DE FAYENCE, VAR
The region is composed of nine medieval hilltop villages, each perched on a ridge or hillside and shaped by centuries of history. Villages such as Fayence, Seillans, Callian and Tourrettes, have narrow cobbled streets, shaded squares, stone houses, and ancient churches. Each one has its own distinct character and panoramic viewpoints, as well as pretty bars and restaurants for eating al fresco.
The lively village of Fayence hosts a traditional Provençal market three times a week (Tuesday, Thursday and Saturday mornings). The area is very well served by 4 large supermarkets, tennis and padel facilities (Fayence), and several large medical clinics (in case of emergencies) and pharmacies.
In the kitchen you will find a file with recommendations for local restaurants and activities.
OUTDOOR LIFESTYLE The Pays de Fayence is known for its outdoor lifestyle: • Lac de Saint-Cassien (an 15 minute drive) offers swimming, paddleboarding, kayaking and other water sports in a beautiful natural setting.  • The surrounding countryside is ideal for cycling, walking and hiking, with numerous scenic routes across hills, forests and valleys. 
• For golf enthusiasts, you are a 10 minute drive from benefit from Terre Blanche, one of Europe’s most prestigious golf resorts, with 2 championship golf courses, state-of-the-art driving range, spa and several dining options
• For an adrenaline rush, you are also only a 10 minute drive from one of Europe’s largest gliding clubs where you can go up in a glider or simply relax at the casual outdoor Vol a Voile restaurant and watch the planes and gliders take off and land.
