**Property Description**
Apartment La Roseraie is a neat one bedroom, one bathroom apartment sleeping up to 3 guests. Located in the centre of Chamonix within a charming residential building set in open gardens, it is just a minutes’ walk from both the Aiguille du Midi and the main bus stop giving easy access to the Chamonix ski areas. The apartment is light and airy and is fully equipped with every modern convenience to ensure a relaxing and comfortable stay.

**The Location**
Apartment La Roseraie is just moments from one of Chamonix’s most popular attractions, the Aiguille du Midi. This gondola elevates you up to 3842m giving spectacular views of Mont Blanc and is the start point for the famous off piste ski descent, the Vallée Blanche. Chamonix’s pedestrianised high street, with every amenity, is just a 5 minute walk away and there is a fabulous bakery just around the corner from the apartment. Chamonix Sud bus station which is the main transport hub for the valley is also just a 2 minute walk away. From here regular buses give easy access to all the ski areas and other villages in the Valley as well as further afield such as Geneva and Italy. Apartment La Roseraie is perfectly located for making the most of all the attractions Chamonix has to offer.

**The Details**
Apartment Roseraie benefits from an open plan living/dining/kitchen area with a modern aesthetic. The sofa can be used as a sofa bed if you’re travelling as a party of 3 and there is a TV and DVD player. The kitchen is well equipped with an oven, stove, fridge, dishwasher and filter coffee machine and there is a washing machine and tumble dryer so you can pack lightly for longer stays. The spacious bedroom has a flexible layout and can be set up either as a double or a twin. Externally there is access to a shared balcony with views towards Mont Blanc, a ski locker for storing all your equipment securely and an underground parking space in the Entreves car park as well as shared exterior parking.

**What’s Included**
Self-catered bookings include linen and towels based on the standard guest configuration. If your apartment features a sofa bed and you require additional linen to accommodate maximum occupancy, a supplementary linen fee of €25 will apply. The rate also includes end-of-stay cleaning and the local taxe de séjour (tourist tax), which provides access to a Carte d’Hôtes. This card grants complimentary use of local trains and discounts on museum admissions and other attractions.
Standard check-in is available between 4:00 PM and 8:00 PM, with check-out required by 10:00 AM. Please note that late arrivals may incur additional charges. If your apartment permits pets, additional fees apply. Dogs are charged at €15 per night per dog; however, cats are not permitted in any Alpes Agency apartments.

**Payment terms and Cancellation** 
To confirm the booking, you must pay 10% of the total cost. Along with the accommodation fee, you will be charged a local tourist tax of 4.6 euros per adult per night. The remaining balance will be automatically charged to the provided card 30 days before your arrival. You will receive an email notification prior to the balance being charged.
If you cancel your booking via email up to 30 days before arrival, you will receive a full refund. However, within 30 days of arrival, the booking becomes non-refundable.
Please note that a temporary damage deposit of €250 will be charged on the day of arrival and held for the duration of the stay. The deposit will be released upon check-out.
