**Property Description**
Chalet Kaiya is a spectacular four-bedroom, three-bathroom demi chalet sleeping up to eight guests. Located in a peaceful residential area in the village of Chamonix Les Praz and close to great transport links. The stylish and open plan living area, with its exposed wooden beams and log burning stove, provides a homely and relaxing space to enjoy the alpine evenings. The modern and well-equipped kitchen leads onto a decked balcony and terrace with impressive views of the Mont Blanc range.

**Chalet Details**
Situated over three floors, the open plan living area and kitchen are on the top floor to make the most of the spectacular views through the large windows. There are comfy sofas, a large dining table, TV and log burning stove. The modern kitchen is fully equipped with a fridge/freezer, oven, stove, microwave, toaster, dishwasher and filter coffee machine. The living space leads out onto a good sized terrace with dining table and chairs, as well as stairs down to the sunny garden. On the ground floor are three bedrooms, two with double beds and another with a set of bunk beds, two of the bedrooms have direct access out to the garden. There is one bathroom and one shower room, both with a basin and WC. On the lower floor the spacious master ensuite bedroom boasts a Swedish sauna with double sink and shower. A well-equipped laundry room also provides ample room for washing, drying and storage. There is a closed garage with room for ski/bike storage, as well as outside parking.

**Chalet Location**

Situated in a peaceful residential area in the village Chamonix Les Praz, Chalet Kaiya is under a 10 minute walk from the centre of the village and the new Flégère gondola, or just a 2 minute drive. The Flégère gondola offers easy access to the Chamonix Valley’s largest ski area Brévent/Flégère, and in summer is the start point for the famous Lac Blanc hike. The picturesque village offers an épicerie and a handful of popular restaurants and bars and is also home to the Chamonix golf course and cross country ski track . A bus stop and station are both just a few minutes walk from the chalet giving easy access to Chamonix town centre and the other ski areas in the valley. Chamonix centre can be reached in just a 5 minute drive.

**What’s Included**

Self-catered bookings include linen and towels based on the standard guest configuration. If your apartment features a sofa bed and you require additional linen to accommodate maximum occupancy, a supplementary linen fee of €25 will apply. The rate also includes end-of-stay cleaning and the local taxe de séjour (tourist tax), which provides access to a Carte d’Hôtes. This card grants complimentary use of local trains and discounts on museum admissions and other attractions.
Standard check-in is available between 4:00 PM and 8:00 PM, with check-out required by 10:00 AM. Please note that late arrivals may incur additional charges. If your apartment permits pets, additional fees apply. Dogs are charged at €15 per night per dog; however, cats are not permitted in any Alpes Agency apartments.
Once a booking is confirmed, guests will have access to private guest area and digital guide to the property tailored for each individual booking. From the guest area you will have the option to add additional bookable extras. Services include fresh flowers upon arrival, a food or champagne hamper, high chairs, cots, a local beer selection from Big Mountain Brewing, airport transfers, ski hire, a games pack and much much more!

**Payment terms and Cancellation** 

To confirm the booking, you must pay 10% of the total cost. Along with the accommodation fee, you will be charged a local tourist tax of 4.6 euros per adult per night. The remaining balance will be automatically charged to the provided card 30 days before your arrival. You will receive an email notification prior to the balance being charged.
If you cancel your booking via email up to 30 days before arrival, you will receive a full refund. However, within 30 days of arrival, the booking becomes non-refundable.
Please note that a temporary damage deposit of €500 will be charged on the day of arrival and held for the duration of the stay. The deposit will be released upon check-out.

Amazing house!

The chalet was amazing. Spaces were cozy and the location was great to ski at Flegere. The only problem was that the dishes had bad smell when we arrived, so we had to clean them before using. We weren’t able to use the sauna because the power went off whenever we turned the sauna on.

Amazing Chalet

The chalet was perfect for our family of 5. The sauna was a huge hit. A beautiful, spacious kitchen and living room, really well stocked. The multiple terraces/balconies were perfect for playing cards outside in the sun after skiing. The only small thing - there was some glass in the front driveway and some champagne corks in the back terrace from past guests. The Alpes were really responsive to any issues and we rented some skis very easily through them. 10/10!

Arrivée sans problème mais nous n’avons vu personne ni à l’arrivée ni au depart.Le mode de remise des clés se fait par une boite à code.Nous avons pu échanger avec une personne pour régler un ou deux problèmes.C’est un peu impersonnel!Le chalet est à proximité de l’arrêt de bus et des cabines de la Flégère et à 20 minutes à pied de Chamonix centre.Un petit regret sur la propreté l’aspirateur a été passé sommairement avant notre arrivée!Le poêle est sous dimensionné pour la pièce à vivre.Pas suffisamment de verre à vins et la cafetière ne correspondait pas au modèle annoncé.On a eu une coupure d’électricité en effet si le sauna la hotte aspirante et les plaques de cuissons fonctionnent en même temps le différentiel saute.Un peu décevant pour le prix!
