This beautiful bourgeois house from the 1900s, with 6 rooms, has been very well renovated and is comfortable, located in the municipality of Charvonnex, 15 min. from Annecy, 40 min. from ski slopes, and 25 min. from Geneva.
It is located in a peaceful green setting, surrounded by mountains, at the end of a private dead-end street. This charming house, with approximately 120m² of living space, is built on a flat plot of approximately 1000m², protected and fully planted with trees, and offers an breathtaking view of the mountains (Parmelan).
As soon as you enter, you will be charmed by the volumes and the renovation that perfectly combines the old and the contemporary. A large semi-open dining kitchen, the living room has an unobstructed view of the garden and the mountains, with old parquet flooring, a marble fireplace with an integrated pellet stove, and a toilet on the ground floor.
The staircase leads to the first level, which consists of a master bedroom with a bathroom, a second bedroom, both with access to the balcony, a large bathroom, and a laundry room.
On the top floor, the old attic is composed of two bedrooms with beautiful exposed beams and a dressing area. Numerous custom-made storage spaces.
Several parking spaces are available in front of the house. Outside storage chalet, bike shelter.
You will have access to the entire accommodation except for the cellar and the outdoor storage chalet.
We live in Annecy and will be available throughout your stay, if needed.
⭐️ Charvonnex:
Small village located a few kilometers north of Annecy (Grand Annecy), at an altitude of 580 m. It is surrounded to the east by the Fillière river (which flows into the Fier), and to the west by a magnificent forest separating Charvonnex from Saint-Martin-de-Bellevue. The village has more than 1,000 inhabitants. It is located next to the villages of Saint-Martin-Bellevue, Villy-le-Peloux, and Les Ollières. The inhabitants are called charvonnois. The village has natural and historical places to discover.
⭐️ Shops:
You will find numerous shops within a 5-minute drive: Bar-Tabac-Restaurant "Le Clémone"; Les paniers d'ici (great products from local farms sold by the farmers themselves!); Pizzeria Le 5; Boulangerie du Pays de Fillière; a fruit and vegetable sale is offered on Wednesday, Saturday, and Sunday mornings from 9 a.m. to 12 p.m. in the bakery car park; Our Saint-Martin halls where you have a roaster, a bakery/pastry shop, a wine merchant, a burger restaurant, a Vietnamese caterer, a fishmonger, a cheese/dairy shop, a greengrocer, an artisan florist, a butcher caterer, a chocolatier, a local products store, a bistro, and a laundry). Within 10 minutes, other shops are available for your shopping, including Grand Frais in Argonay, and the shop/workshop of the artisan chocolatier Patrick Agnellet (one of the bestchocolatiers in the Annecy area).
⭐️ The Saint-Jean-Baptiste de Charvonnex church:
This religious building has two beautiful polychrome wooden statues from the 17th century representing Our Lady of All Graces (1665) and Saint Anne educating Mary.
⭐️ The library is located in the town hall at 585 route du chef-lieu.
⭐️ The Parmelan mountain:
Standing at 1,832 meters, it is an invitation to hiking in the medium mountains. The Parmelan has the most beautiful lapiaz in Europe, superb panoramas of the lakes of Annecy and Geneva, as well as the Alps mountain range.
⭐️ The summit of the Sous-Dine:
This mountain is 2,004 meters high and is the highest point of the Pays de la Fillière Community of Communes.
⭐️ The Fillière (tributary of the Fier):
This river in Haute-Savoie forms the eastern boundary of Charvonnex (fishing is open all year round). It flows into the Fier at the Onnex bridge, on the border with Annecy-le-Vieux. Six streams form green flows.
⭐️ The Maginot Line of the Alps:
On the right bank of the Alouettes streams, you can visit 11 blockhouses and 3 casemates, which are witnesses of the Maginot Line of the Alps in 1939 and 1940.
🏖️ Lake Annecy is only 20 minutes away.
🅿️ To get to the city center of Annecy, we recommend parking at Parking Courier. There are almost always spaces available (finding a parking space can be tricky in the summer).
🚴 Cycling. You can reach the bike path at the level of the Dassault Aviation company. A ten-kilometer route to Annecy, easy and mostly paved, with a moderate slope (see the route on the komoot website).
⛷️ Ski resorts within 40 minutes.
🏔️ Hiking trails starting from the house.
🏌️ Golf du Belvédère is 5 minutes away.
🚘 Highway access is 5 minutes away.
✈️ Geneva, including the airport, is only 35 minutes away.
🚂 The Groisy-Thorens-La-Caille train station is 5 minutes away by car. 16 trains a day will take you to Annecy in 14 minutes, between 7am and 10pm. Ticket prices start at 4€.
