**GUEST ACCESS & PARKING**

Guests have private access to the entire 2-bedroom, 1-bath apartment, including the bedrooms, living room, dining area, kitchen, bathroom, and laundry facilities.

The locked housekeeping closet located in the primary bedroom and its contents are reserved for staff and are not available for guest use.

This is a multi-unit residential building. Please respect the privacy of neighboring guests and residents and access only your reserved apartment and designated guest areas.

One free on-site parking space is included for one vehicle per reservation. Additional guest or visitor vehicles must use available public parking off-site.

The designated loading/unloading area may be used for a maximum of 15 minutes while actively loading or unloading. It is not an additional parking space.

**IMPORTANT DETAILS BEFORE BOOKING**

Historic Building & Stairs:

This apartment is located upstairs in a historic 1920s building. Stairs are required to enter the home.

As with many historic properties, the building retains original features and characteristics that come with its age.

Noise & Surroundings:

The property is located in a multi-unit building near a downtown roadway. Occasional traffic, city, and neighboring-unit noise may be heard.

River Views:

The apartment offers beautiful Tennessee River views, but there is no direct river access from the property.

Check-In & Check-Out:

Check-in begins at 4 PM, and checkout is at 11 AM.

Due to same-day turnovers and cleaning requirements, early check-in and luggage drop-off cannot be guaranteed. Early arrival requires advance approval from management.

Maximum Occupancy & Visitors:

The apartment accommodates a maximum of 4 registered guests. Only guests included in the reservation may stay overnight. Visitors who are not included in the reservation require prior approval from management.

House Rules:

- No parties, events, or gatherings.
- No smoking or vaping anywhere on the property.
- No pets.
- Quiet hours are 10 PM to 7 AM.
- Only one vehicle per reservation may park on the property.
- Windows must remain closed and may not be opened.
- Sleeping is permitted only in the designated beds. Sleeping on sofas and rearranging furniture are not permitted.
- Housekeeping areas and supplies are reserved for staff.

Guests are responsible for damage, missing items, excessive cleaning, odor remediation, or other costs resulting from misuse of the property or violations of house rules, subject to applicable Vrbo policies.

Serious or repeated house-rule violations may result in termination of the stay without refund, subject to applicable Vrbo policies and law.

**HOST AVAILABILITY**

Your host is available through the booking platform's messaging system between 8 AM and 9 PM.

After-hours messaging is reserved for emergencies. The host is not available in person.

**CANCELLATIONS & RESERVATION CHANGES**

Cancellations and refunds are subject to the cancellation policy agreed to at the time of booking.

Once the applicable cancellation period has ended, refunds or reservation date changes are not permitted except where required by Vrbo policies or applicable law.

We strongly encourage guests to purchase travel insurance to help protect against unexpected illness, weather, travel disruptions, and other unforeseen circumstances.
