Duplex, but completely individual, villa of 135 m2 that rises on a 500 m2 plot embedded in a garden with a swimming pool 5x3M, just in Cala en Bosc in the town of Ciutadella de Menorca, beaches and seaside are reachable walking distance being just 500meters and 200meters away.
Cala en Bosc offers two beautiful beaches, Cala en Bosc, of course, and Son Xoriguer. 400 meters away from the villa a marina, provides all the cmforts and local attractions such as: bars and restaurants, as well as shops, supermarkets, pharmacy, leisure, etc ...

Room 1
Room, Ground level. This bedroom has 1 double bed. Bathroom ensuite.

Room, 1st floor. This bedroom has 1 double bed. Bathroom ensuite, with bathtub. This bedroom includes also dressing room.

Room, 1st floor. This bedroom has 2 single bed. Bathroom outside the room, shared.
Room 4
Room, 1st floor. This bedroom has 2 single bed. Bathroom outside the room, shared.

Indoors
On the ground floor there is a spacious living room that directly goes onto the outdoor terrace where there is the swimming pool and the fully equipped kitchen which leads to the back of the garden that has a built-in barbecue.In the house there are four bedrooms, one is on the ground floor with a double bed and a bathroom with shower.

The firs floor instead is home to another double bedroom with en-suite bathroom and dressing room. The ambient is big enough to have the chance to place an extra cot for a bay in it. The same floor has two further double bedrooms with two single beds, the third and final bathroom with shower is loated in the hallway instead.

Outdoors
The house has private outdoor parking with a capacity of 3 cars right in front of the property, air conditioning and Wi-Fi in all rooms of the house.

Staff & Services
We provide you with bed linen and bath towels, by carrying out a cleaning check-up at mid-stay, with a change of towels and sheets, if your stay is equal to or greater than 9 nights.

Location
Located in the urbanization Cala en Bosc in the municipality of Ciutadella de Menorca, about 200 meters from the sea and 500 meters from the beach. In Cala en Bosc you can enjoy two magnificent beaches of white sand and crystal clear waters, the one that gives its name to the urbanization and Son Xoriguer. Only 400 meters from the villa there is a marina, where you will find all kinds of bars and restaurants, as well as shops, supermarkets, pharmacy, leisure, etc ...

House Rules
- Children must be supervised by an adult at all times when using hot tub, pool, sauna or hammam
- It is not allowed to organise events in the property without prior approval
- No safety fence around the pool
- Pool has no swimming guard
- Smoking is not allowed inside the house
- The house must be returned in the same condition of check in. Otherwise fees can be charged to the customer.

Rental rules
Check-in time is from 15:00; Checkout time is within 10:00.
A security deposit of 1.000 euros has to be paid on arrival and it will be returned on departure less any charge in case of damages.
