"Below expectations for the price – nice location but disappointing experience We stayed for three nights in early April as a couple. During the same trip, we stayed in other agriturismos in a similar price range, and this one unfortunately did not compare well in terms of value and overall experience. The location near San Gimignano is very nice, with pleasant countryside views. However, the service and overall guest experience felt quite limited. Key issues: • Breakfast (€20 pp): limited and inconsistent selection (e.g. stale croissants, very basic fruit unless requested, no plain yogurt, eggs gone cold) • Short breakfast window (until 10:00), creating a rush with slow replenishment • Staff appeared very stretched, resulting in a lack of welcome and a tense atmosphere • Accommodation: annex building requires driving to the main property for meals; not very convenient • Kitchen available but guests asked not to use it • Dinner: fixed menu with no choice; food was good but simple; service felt canteen-like and not particularly atmospheric • Other points: • Pool remained covered despite warm weather • No takeaway breakfast offered for early departure (despite we paid for it) • Complimentary wine (Expedia Gold benefit) only offered at check-out, hence not able to enjoy it) Positives: • Nice setting and views • Comfortable bed • Good house wine Overall: While the property itself is pleasant, it felt more like the hotel prioritise their convenience. "Good stay overall. Got a front view of central station from the room. Listening to the fountain water flow at night was quite relaxing. Good spot to stay in. Local eateries and transport services readily available. Do not expect iron to be delivered in your room in case you are! Friendly staff. Overall a good experience."

"Avoid at all cost! The location of this hotel is excellent and impossible to fault. It is central, with a lovely position on the river, making it ideal for exploring the area. The included breakfast was also a positive, with a good variety of options to suit different tastes. Unfortunately, the negatives far outweighed the positives. There was almost no protection from outside noise, and the street noise was constant, especially early in the morning when the street cleaners started. The bed was extremely uncomfortable and clearly not fit for purpose. Every movement caused the frame to creak loudly, which was hardly surprising given it appeared to be made from plywood. As a result, we had an awful night’s sleep and decided to check out after just one night and stay somewhere else. There was also no proper hot water. We only discovered this the following morning when we turned on the shower, and the water was barely lukewarm. The bathroom itself was in very poor condition, with missing tiles, obvious poor-quality repairs, and a bathtub that looked discoloured and unclean. The staff were pleasant on arrival, but much less helpful when we raised these issues at check-out. They suggested we should have reported them sooner, but the problems only became apparent late at night and the following morning. Whilst I understand this is an old hotel that has a nice charm, the basic standards of comfort and cleanliness were not met!"

"The perfect base for a family stay in Pisa. About a five-minute walk from the Leaning Tower and even less from the main shopping street - yet tucked away in a quiet side street which makes for a peaceful stay. Plenty of excellent restaurants in the streets and piazzas all around. The staff were friendly, welcoming and helpful. Breakfast was very good and the room so comfortable. The roof terrace with its wonderful view of the Tower was a lovely bonus. Highly recommended."
