Colonial Beach has been a river retreat since the steamboat days, and this bright single-level cottage is built for exactly that kind of week — coffee on the porch, a walk down to the water, a cart ride to the boardwalk, and a quiet street to come home to.

♦ Made for Comfort, Not Crowds: We cap this home at five guests across three bedrooms on purpose. Everyone gets a real bed, both bathrooms actually go around, and the living room never feels like a waiting room. The main living area is open and vaulted, so the kitchen, dining, and living room all connect — whoever is cooking stays part of the conversation.

♦ Comfortable Sleeping for Everyone:

Bedroom 1: King bed, walk-in closet, mounted smart TV

Bedroom 2: Queen bed, TV on the dresser, full closet, comfortable upholstered reading chair.

Bedroom 3: Twin bed, ceiling fan, reading chair (no TV in this room)

♦ 2 Full Bathrooms: No waiting in line to get ready. Both bathrooms include a full-size tub and shower combination, making them great for families with kids or anyone who prefers a relaxing soak after a day at the beach.

♦ A Kitchen Ready for Real Meals: Granite counters, stainless appliances, and a full-size range with a smooth cooktop. The island seats four on bar stools, and a separate dining table seats two just off the kitchen. Drawers and cabinets hold real cookware, a knife block, utensils, flatware, foil and wraps, plus a toaster and kettle. A dedicated coffee bar with a Keurig and mugs on the rack is ready before you are.

♦ Entertainment & Downtime: A reclining leather sofa faces a mounted smart TV in the living room, and the lift-top coffee table doubles as a laptop desk or a puzzle table. Board games and extra storage are tucked in the console below the TV. WiFi runs throughout the home, with ceiling fans in every room and central heat and air.

♦ Outdoor Spaces to Unwind: The covered front porch is the best seat in the house — two cushioned swivel gliders, shade in the afternoon, and a good spot to watch a storm build over the river. Out back there is a deck and a grill for easy cookouts. The yard is open and not fenced, so dogs will need a leash or a close eye.

♦ Room to Park: The driveway holds four cars, so bring the boat trailer or the second vehicle without doing math. There is no garage access.

♦ Bringing the Dogs: Up to two dogs are welcome with a $150 pet fee per stay and no weight limit. We are not able to host cats. The beach rules in town shift by season, so ask us and we will tell you where dogs can go the week you are here.

♦ Laundry On Site: Full-size washer and dryer inside the home, with two laundry pods to start you off. Pack lighter, or wash the sand out of everything before you drive home.

♦ Spend the Day on the Water: One of the longest public beaches in Virginia runs along the downtown boardwalk, 1.4 miles from the door, with shops, food trucks, swings, and the free public town pier. The Potomac itself is a 0.4 mile walk. Kayak and paddleboard rentals are available in season, and the pier is open to anyone who wants to drop a line.

♦ Eat Where the Locals Eat: Dockside Restaurant and Tiki Bar is the town favorite, and most nights in season somewhere has live music. Cruisin Tiki Bar is worth an evening of its own, and Love Bites is the coffee stop on the way down to the water.

♦ Step Into Northern Neck History: The Colonial Beach Museum, housed in a restored 1912 schoolhouse, tells the story of the town's resort years. Just a short drive away you'll find George Washington's Birthplace, James Monroe's Birthplace, and Stratford Hall.

♦ Wineries, Breweries & State Parks: Westmoreland State Park and the Northern Neck's wineries and breweries are all an easy drive, making for a good change of pace on a slower afternoon.
