The maximum occupancy that is shown in the listing includes any and all visitors that will be at the home. Over-occupancy or unauthorized events will result in IMMEDIATE eviction without refund. Any guest who refuses to vacate when instructed will be treated as a trespasser.

While we ask a series of screening questions to all guests, local guests are subject to additional screening steps, including a phone call. We reserve the right to cancel any guest reservations at our discretion.

Quiet hours are from 10PM until 8AM every day of the week. We have zero tolerance for noise complaints and multiple violations will result in immediate eviction without refund.

No smoking or vaping inside of the home under any circumstances. You will incur an additional fee of $500 if you smoke within the home + the cost of any damages. If you smoke outdoors you must dispose of any debris safely, do not discard anything in the yard or patio.

No illegal substances or activities on the premises.

Pets must be approved in advance. We charge a pet fee for up to 2 pets at all of our pet friendly locations. If there is evidence of any undisclosed pets in the home (pet friendly or non-pet friendly), you will be charged for cleaning + any additional damages.

If the property is left in an unusually dirty condition that requires deep cleaning beyond our standard turnover, an additional fee will be charged to cover the extra housekeeping costs.

Early check in and late check out for up to 2 hours is available per calendar availability, at an additional cost. This must be requested through your boarding pass, and we will approve / decline after reviewing our cleaning schedule.

Do not tamper with smoke detectors, security devices, or Wi-Fi equipment.

If personal items are left behind a fee of $25 + shipping costs will be charged back to you.

Great location, very spacious

We wanted to bring our daughter to the Riverbanks Zoo and this was the perfect house for us. It was 10 mins away from the zoo, close to good restaurants, and very spacious. We were very happy with this house!

Business

If you wamt loud, non stop music from speakers that are as large as a 4 year old, blaring all night, then this spot is for you. Imcessant dog barking as well. The house had chunks missing out of wood flooring, resulting in tripping several times. I wish i could post pictures of the 1 inch gap on front door and jimmy rigged lock. Do not stay here.

Worst Property Managers Ever

A/C broke before we got there and they installed the portable units wrong causing one of them to leak condensation all over our luggage the first night. Found cockroaches the second night and decided to leave. Property managers agreed to pay the hotel costs then backed out once we booked. Gave the bare minimum credit for having to cancel the last night of the rental. They made every step of the process 10x more complicated than it needed to be. The listing was not what was provided in any way. Worst vrbo experience ever.

Needs Work

First off I would mention that the host/owner reached out to me before and during our stay to see if we needed anything. Although I did not reach out for any help or complaints, I feel that the owner would have responded quickly.I stayed here with some buddies for The Masters weekend. All we needed was a place to sleep for our trip, so the property got the job done. Two of our local Lyft drivers told us that the property wasn’t in the greatest area. Again, not a deal breaker for a guy’s trip. The issue we had came with the house itself. The cleanliness was poor. When we walked into the garage it reeked of marijuana. There were ashes all over the window as well as a few joints.I wore white socks for five minutes and the bottoms were completely black from the floors. The toilet paper left all three of us going home in pain. Lastly, the front door does not even close all the way. We weren’t able to lock the door from the outside because we could not pull the door closed to engage the lock. We had to leave through the garage each time we left the residence. The front door could easily be pushed in even when the dead bolt is engaged. I will say that the beds were comfortable, but the couch and dining chairs are rock hard.
