Security Deposit & Guest Agreement
To ensure the safety and protection of both our guests and our property, a $500 security deposit and a signed rental agreement are required. These will be completed through a secure guest portal created individually for each reservation. These policies help us maintain a safe, respectful environment for all.

Security Cameras
For security purposes, external cameras are installed in non-private areas. These cameras are not actively monitored during your stay but are in place to help protect guests and the property. Camera locations include:

Front porch/entrance

Front and back of the property (facing the street)

Side of the property

Second-floor stairwell (aimed at the stairs)

Basement stairwell (aimed at the stairs)

There are no cameras inside the unit or in any private spaces.

Rules and Restrictions
Cozy Corners reserves the right to cancel or modify reservations if it appears a guest has engaged in fraudulent or inappropriate activity or if the reservation results from an error or violation of policies.

Guests may be charged for damages, rule violations, disturbances, or incidentals at the sole discretion of Cozy Corners. Charges include, but are not limited to:

Noise Violations: Noise levels exceeding 75 dB three (3) or more times → up to $500

Smoking and Vaping: Prohibited inside the unit → $500 fine per occurrence

Damages: Must be reported within 4 hours of check-in. Unreported issues are the guest’s responsibility

Check-in/Check-out Modifications: Early or late access → $20 charge

Pet Fees: $25 per pet per day, capped at $500

Unauthorized Guests: $50 per guest per night for any unregistered overnight visitors

Cleaning Fees: Excessive mess or dirtiness will result in additional cleaning charges, at Cozy Corners' discretion

Lockouts: Require property manager assistance → $50 per occurrence

Lost Key: Failure to return the key to the lockbox → $50 fee

Extensive Damage: If the unit is not rentable after 5:00 PM on the checkout date, a fee of $150 per night will apply until repairs are completed (determined by Cozy Corners)
