➤ The swimming pool operates until 10 pm. However, please be aware that the pool may undergo regular cleaning and maintenance, which can result in occasional closures. We will do our best to keep you updated on any changes from the building management. We appreciate your understanding in advance. As maintenance can happen at any time, no refunds can be provided if the service is not available.
➤ All Amenities, including BBQ grill, gym, outdoor dining, pool, and ping pong table are open daily until 10pm.
➤ Note that the host is not responsible for 3rd party amenities in the building such as the pool, gym and games room/ courtyard and cannot offer refunds in the event of closure due to maintenance or other unforeseen circumstances.
➤ Please be advised the suite has 2 full sized bedrooms and 2 bathrooms. 1 bedroom faces outwards toward the city skyline with a king bed and the other bedroom is den-styled and does not have immediate exterior windows and has 2 queen beds Welcome! Before your stay, please take a moment to carefully read our house rules to ensure a comfortable and pleasant experience for everyone.
1. Occupancy: Please declare the number of occupants at booking or when new occupants arrive. No extra guests without permission. Unaccounted guests will incur a $30 per guest per day charge.
2. Objectionable Guests: The landlord reserves the right to request the removal of guests deemed objectionable to neighbors or property. Failure to comply will result in cancellation without refund and liability for damages.
3. Hold Harmless: Homeowners are not responsible for accidents, injuries, illnesses, or loss of belongings on the premises. Guests assume all risks arising from the use of the premises.
4. Weather/Natural Disasters: No refunds for unfavorable weather, storms, earthquakes, or wildfires.
5. Surveillance: Outdoor security cameras are present. Tampering with cameras will result in cancellation, forfeiture of deposit, and removal without refund, and a $500 fine.
6. Rules Compliance: During your stay, abide by the Rental Rules. Non-compliance will result in cancellation, eviction, and deposit forfeiture.
7. House Maintenance: Maintain the property and furnishings in good order. To preserve the beautiful hardwood flooring, please do not wear shoes inside the house. $250 fine.
8. Noise: Observe quiet hours from 10:00 PM to 7:00 AM to avoid disturbing neighbors. Violating noise ordinances will result in police involvement, termination of your reservation, and retention of the security deposit. $250 fine.
9. Smoking: Smoking, including e-cigarettes, is prohibited on the property both interior and exterior. Violations will incur a $1000 fine plus cleaning and repair costs.
10. Parties: Airbnb prohibits parties. Large gatherings are allowed if occupancy rules are followed and discussed with the host beforehand. $500 fine.
11. Intended Use: Use appliances only for their intended purposes.
12. Damages: Charges apply for broken, stolen, or damaged property at the repair/replacement cost plus a 20% service fee.
13. Housekeeping: No daily housekeeping. Do not remove linens, towels, or supplies from the unit.
14. Outlets and Plugs: Do not disconnect cables from outlets. Reconnect cables before departure if necessary.
15. Early/Late Check-Out: Available upon request for a $25/h fee, up to 3 hours which will be charged at a full day`s rate thereafter. Ensure on-time checkout. Late checkouts incur a $100 fee for the first hour and a full day`s charge thereafter.
16. Pets: Pets are not allowed. Unaccounted pets will incur a $500 charge.
17. Service Pets must be disclosed in advance. NO OTHER PETS ALLOWED. We accept service dogs pets but they must never be alone in the apartment. Service pets must be with the person they are assisting at all times.
18. Service Animals In accordance with Airbnb’s policy on service animals, no pet fees will be charged for service animals. ANY DAMAGES DUE TO PETS WILL BE CHARGED — scratched furniture / floors / waste / droppings etc up to $300 fee for clean up if not taken care of.
19. Cleaning: Upon checkout, please load your dishes in the dishwasher and start it. Dispose of waste in appropriate bins, lock doors, and turn off lights. Non-compliance may result in extra cleaning fees.
20. Garbage: For stay`s under 2 days incurs a bag penalty of $10/bag.
21. No refunds for issues not reported during your stay; notify the host promptly.
22. We provide an initial supply of toiletries and essentials to get you started. Once these are used, we kindly ask guests to restock any additional items they may need.
23. The host is not responsible for the closure or unavailability of building amenities such as the pool, courtyard, gym, or other shared facilities, as these are managed by the building and are subject to change without notice
24. Hosts are not responsible for personal items left behind. If any items are found after checkout, we are happy to return them as a courtesy, but we cannot guarantee recovery.
25. No Packages allowed to be delivered. We do not allow packages/mail to be sent to the address you’re staying at. You may deliver items to the door, or to a local FedEx/UPS. We cannot help you to retrieve delivered mail. We do not claim responsibility to any missing packages.
26. There is one doorbell camera located on the door frame at the front door that is monitored 24/7. There are no cameras inside the apartment. The blink doorbell monitors the entrance hallways and partial stairwell.
