Other things to note
There is no access to the garage. It is locked, and we currently use it as storage. This is a residential area. Please be respectful of the neighbors on both sides, in front and behind you. Please refrain from excessive noise or loud music. Smoking is not allowed inside the house. We will charge a $200 penalty fee. The home is conveniently located near US 75,635 and I35. Close to shopping, dining, and local attractions. You’ll find Kroger grocery store nearby, and enjoy dining at local favorites like:

Guest access
You’ll enjoy exclusive use of the entire property, including all bedrooms, bathrooms, living areas, kitchen, dining space, and the backyard. The garage remains locked and is reserved for storage only.

Other things to note
Mandatory Car Parking Policy – Strictly Enforced
To maintain a positive relationship with our neighbors and comply with local regulations, we have a strict, non-negotiable parking policy. Failure to comply may result in additional fees, towing at the guest's expense, or early termination of the stay without refund.

1. Available Parking (Total for 6 Cars MAX):
Driveway Garage: 2 cars maximum.
Street Parking: 4 cars maximum directly in front of our property only.

2. Strict Rules & Limitations:
ABSOLUTELY NO ADDITIONAL VEHICLES. The maximum number of vehicles for your reservation is SIX (6). Do not book if your group has more vehicles.

Street Parking is for OUR designates spaces only. Do not park in front of neighboring homes, in their driveways, or in any way that blocks access. Our neighbors are vigilant and will report unauthorized vehicles.

No Parking on Grass, Lawn, or Sidewalk. This will cause damage and is prohibited by the city.
No RV’s, Trailers, Boats, or Commercial Vehicles are permitted without prior written approval.

3. Important Compliance Notes:
Unregistered or unauthorized vehicles are subject to immediate towing at the vehicle owner's sole expense. We cannot intervene to retrieve a towed vehicle.
Parking overflow from events or gatherings is not allowed. Our policy is designed for the registered guests of the home only.

4. Being a Good Neighbor:

By completing this booking, you acknowledge and agree to this strict parking policy in full. Thank you for helping us be good neighbors.

Additional Rules!

The nightly rate includes accommodations for up to 15 guests, but after 10 guest there will be an additional guests charges of $40 per person, per night fee. Please provide the total number of guests in your booking, All visitors must be disclosed in advance and will be counted as additional guests.
Disclosed visitors are subject to the standard extra guest fee. Failure to disclose any visitor or guest will result in a violation fee, in addition to the extra guest fee per person.

Smoking of any type is not allowed! Violations are subject to a $400 fine plus the cost to clean, deodorize, and repair damages.

Please do not tamper with any devices in the home, including smoke alarms, security cameras, and carbon monoxide detectors.
Any tampering may result in immediate removal from the property and may also lead to criminal charges.

Ownership and their representatives are not responsible for any accidents, injuries, or illnesses that occur while on the premises. Guests are responsible for securing their personal belongings and locking their vehicles. The host or booking company cannot be held liable for theft or incidents. For everyone’s safety, weapons are strictly prohibited on the property at all times by both guests and visitors.

Late checkout is subject to a $75 per hour fee after 10:00 AM. Checkouts after 12:00 PM will incur the full nightly rate for that day. If another guest is scheduled to check in on the same day, any fees associated with their booking may also be added to your total.

Parties and events are strictly prohibited.
Any violation of this policy will result in a $1500–$2000 penalty. These fees reflect zero-tolerance stance on unauthorized gatherings and are enforced to maintain a safe and respectful environment for all guests and neighbors

On trash pickup days (Tuesday and Friday mornings), please place all trash bags and move them to the end of the back driveway the night before. On non-pickup days, kindly keep the trash near the backyard door.


Please note that the host cannot be held responsible for disruptions caused by circumstances beyond our control, including but not limited to weather-related events (such as flight cancellations, road closures, power outages, flooding, or storms), utility interruptions (water, internet, electricity), or travel delays.

We kindly ask guests to respect the neighborhood by minimizing in-and-out activity during quiet hours. For everyone’s comfort, outdoor speakers or music in the backyard are not permitted.

Please DO NOT REMOVE ITEMS from the unit. The units are privately owned, and there will be a charge for any missing items. A $25 fee will be charged for each lost or damaged towel or linen

Upon Departure, please load and start dishwasher empty refrigerator.

Extra cleaning supplies are under kitchen sink cabinets and bathroom cabinets.

Any cleaning required beyond the standard checkout, such as deep cleaning, will incur an additional $300 fee. This is separate from the $200 fee charged for violations of house rules.
