Welcome to the Eastside Flat, perfectly located just outside Downtown Dallas. You’re only minutes from Fair Park, Greenville, and Deep Ellum—areas full of exciting activities. The building, originally built in the 1960s, has been updated with modern accents for your comfort. Expect original foundation and layout. Plus, as a special thank-you, we include admission to the award-winning Dallas Arboretum. Scroll down for details and start planning your visit.

We take pride in hosting our guests; therefore our apartments are up-to-date with city inspections.
Also, our apartments are serviced on a regular basis for pest control. However, we are located in the great state of Texas, and as guests enter and exit the apartment or building bugs can come in from the outside, this doesn't happen often, but want our guests to be aware.

My brother-in-law and I were in Dallas for a concert. We rented this place and it was perfect for what we needed. Very clean and well kept. Beds are super comfortable. Shower could use a little more water pressure, but that was the only thing I would gig it for. Would stay here again of we are on the area.
The place was clean. The beds were pretty comfortable although firm. There is a washer dryer with laundry soap if you needed to do laundry. It was expensive, but everywhere we looked at was in the Dallas area. We needed rooms so it was better than a suite in a hotel. Y’all need a fly swatter in the closet. Thanks.
We came in town for Metallica 2 day concert at ATT Stadium and stayed with our 4 kids for the weekend. We needed a good location and somewhere that allowed us to bring our fur babies as well and this worked out great. The space was sufficient for us and it was clean and comfortable. Manager was very friendly and helpful with the booking process. Only suggestion would be maybe a few more dishes and towels, we only had 3 towels for 6 of us and 2 place settings. Not a big deal though since there was W/D we just had to do wash a couple times. Would definitely stay here again. Thanks!
Comfortable place, pretty accurate to listing. The upstairs neighbors were extremely loud and had no consideration for anyone around them. Actual place is in an okay area, but you kind of have to go through some sketchy areas to get there. I wouldn't feel comfortable as a woman walking around by myself. Overall I would maybe stay here again. 50/50 on pros and cons tbh
The neighbors above are up and walking like elephants by 5am. They started the TV by 6am and it could not have been louder if it was in the room with you. I also think they have a dog that runs around jumping on the furniture and moving it to make more noise. The house is cute, clean and comfortable to stay in but dont expect sleep.
My sister and I visited Dallas for a concert and stayed here. It was a pretty basic/simple unit, but convenient basic because we knew we wouldn't be spending a lot of time at the apartment during the day.
Having stress-free parking was great and the check in process was seamless. The beds were comfy and everything felt + looked clean. The kitchen was clean as well but it was lacking in the kitchenware department. For being advertised as a place for 6 people, there were only 3 small coffee mugs and the cookware stock can definitely be built out. Something to consider if you like to cook meals in!
The neighborhood was cute (historic Munger Place) but heads up to bring earplugs if you're a light sleeper! The unit itself is on the first floor and it's an older building, so you can hear everything the upstairs neighbors are doing. A couple times I got startled from them dropping something. Also, the AC unit (which was great) is on the louder side and right between the bedrooms.
Communication with the host was good prior to the trip, and I did receive automated messages throughout my stay. However, there were no checkout instructions provided and I didn't receive a response when I asked if there was anything we had to do before leaving. The cleaning crew showed up early and knocked on our door with a 10 minute countdown as we were packing up.
Advertised tickets to arboretum but didn't say that it required 48 hours advance notice for booking, so we didn't get to go. When I told her about the unsatisfactory issues in the apartment, she accused me of breaking the kitchen faucet (which was broken when we arrived) and charged me 100 for it. The area was very loud and we did not feel safe outside. The water pressure was terrible. I would have given a better review if this host hadn't charged me for something that was not my responsibility.
We absolutely loved this stay & the hosts! They are super friendly and amazing. We had a Bach party, but it wasn’t a ranging party and we really enjoyed the house.
The home was very convenient to the Baylor Scott and White. The people upstairs were extremely loud at night. Water pressure in bathroom is very low otherwise nice place and the host was extremely nice. Always in reach if you needed her.

Only one star off on communication because it could take some time to get a response. E.g., on checkout instructions. If it had been more important, that could've been a real problem. Ultimately, it was fine.
Property could use blackout curtains to go over the blinds because it is very, very bright at night. Lucky I wear an eyemask!
The communication with the host was less than stellar at the beginning. We requested early check in and had to keep texting to get updates. Never was notified that they couldn’t accommodate our request. We had 5 people staying. There was one towel with one washcloth on each bed. There were 4 other bath towels were but no other washcloths and only the one hand towel for 4 days with 5 people. The kitchen is poorly stocked. Very few glasses/cups, two hand towels. However, the absolute worst part of our trip was the apartment above started a party about 10pm our last night and it went on until 5am the next morning. For the record there is little to no insulation in the ceiling. Overall this was probably the worst VRBO stay we have ever experienced.
Overall, we really enjoyed our stay! It was well cleaned when we arrived and was stocked as described in the listing. We traveled with our 4 kiddos and all 6 of us had space to sleep (2 in each bed and 2 on the pull out couch). We got very clear check-in instructions and when I had a question and texted the owner, they were very prompt and kind in their response.
My only critique is that some more detailed information about booking be included in the description. In order to book, you are required to purchase Property Damage Protection for $59. I completely understand why the owners would like this protection but it wasn't communicated until we were halfway through booking. We had already reviewed the cleaning fee, service fee, and lodging tax to stay within budget. If this Property Damage Protection is required it seems like it should be listed as any of the other fees prior to starting the booking process.
Likewise, this property came with complimentary Arboretum tickets which is a very generous gift with booking. Again, more information would have been helpful upfront. It wasn't until receiving the instructions to request tickets that it indicated that 3 tickets were included rather than one ticket per person on the booking (in our case 6). Again, this is a generous bonus connected to a particular booking that is not required and I fully support them putting whatever limits they decide on the offer. I appreciate the owner offering it at all. My request is that more details be included at the beginning so things aren't a surprise once into the booking process.
We have family in the Dallas area and would absolutely book this place again for another visit!!!
