The backyard is designed for entertaining and relaxation. Take a dip in the private saltwater pool, unwind in the jacuzzi, fire up the grill for an outdoor meal, or enjoy drinks at the outdoor bar while taking in the desert atmosphere. With plenty of outdoor seating, there's space for everyone to gather, relax, and enjoy the sunshine during the day and the stars at night.

Inside, you'll find comfortable living spaces, a fully equipped kitchen, and four bedrooms that can accommodate families and groups with ease.

Looking for some friendly competition? Head to the converted garage game room, a fun space to hang out, play games, and create lasting memories with your group.

Located in the peaceful city of Desert Hot Springs, you'll be just a short drive from Palm Springs, hiking trails, golf courses, restaurants, and local attractions while enjoying a private retreat away from the crowds.

Check-in time is at 3:00 PM, and check-out time is at 11:00 AM for all reservations. Unauthorized early check-ins or late check-outs may result in an additional charge of $100 per hour.

Optional Pool & Jacuzzi Heating

Available upon request for an additional fee. Payment is due at time of request.

Due to our desert location, windy conditions are common and may cause leaves to collect in the pool. A pool skimmer/net is provided for your convenience should you wish to remove any debris during your stay. We appreciate your understanding.

House rules:

1. **NO SMOKING POLICY** Smoking is strictly prohibited inside the house. Please use outdoor areas if you wish to smoke but ensure not to litter or make burns. Additional charge will apply for cigarette litter and/or damages. You will be fined $500 for inside smoking.

2. **Respectful Noise Levels:** We value our neighbors' peace and quiet. Please keep noise levels to a minimum, especially during nighttime hours. Due to City of DHS Ordinance no outside music is allowed and quite hours are 10pm-8am. Per City of DHS noise monitoring device is present in outdoor patio and you will be alerted if noise level passes above 75 Db threshold. Please note that you maybe fined at your own expense if police is dispatched for loud noises and you will be asked to vacate the property immediately!

3. **Theft and Damages** We kindly ask our guests to treat the property with respect. In the event of theft or damages to the property caused during your stay, you authorize the owners upon inspection, to charge your credit card to cover repair or replacement of property.

4. **Excess Trash** Additional charges of $150 will be incurred if excessive trash such as silly string, glitter, confetti, water balloon remnants, or any small particle debris is left behind, which requires extra time and effort to clean up.

5. **No glass in pool area** Absolutely no glass in the pool area and no littering in the pool.

6. **No fireworks** No fireworks of any kind are allowed on the property.

7. **No Pets Allowed**

8. ** No Partying** No partying is allowed at the property at all times for the peace and privacy of our neighbors. If partying is suspected, guests will be required to vacate the property immediately without a refund. Additional daily fee of $50 will apply for extra guest above capacity limit of 12. Maximum 4 extra day time guests.

9. No illegal substances or use are allowed on the property.

Grounds for Immediate Termination of Stay (No Refund)

In accordance with Vrbo’s Terms of Service and Community Standards, violation of the following rules may result in immediate removal from the property without refund, with Vrbo support notified:
1. Unauthorized Parties or Events – Hosting parties, gatherings, or events not approved by the host. (Vrbo prohibits “disruptive parties and events.”)
2. Unregistered Guests – Bringing additional overnight guests without prior approval. (Vrbo requires all guests to be registered on the reservation.)
3. Unauthorized Pets – Bringing pets without host authorization.
4. Smoking or Illegal Substance Use – Smoking inside the property, or possession/use of illegal drugs. (Prohibited under Vrbo’s rules on illegal activity.)
5. Property Damage or Tampering – Causing intentional damage, tampering with pool/spa equipment, or disabling safety/security devices (smoke detectors, CO alarms, security cameras, etc.).
6. Illegal or Dangerous Activity – Any activity that violates local laws or endangers the property, guests, or neighbors.
7. Disruptive Conduct – Excessive noise, harassment, threatening behavior, or violation of community rules. (Vrbo requires “respect for neighbors and the community.”)
8. Failure to Communicate – Ignoring host communications regarding urgent safety, property, or rule-related matters. (Vrbo requires “responsive communication with hosts.”)

By booking this property, you agree to abide by these rules and understand that violations may result in immediate termination of your stay without refund, in line with Vrbo’s Terms and Policies.

CLAIMS AND ASSUMPTION OF RISK ("Waiver & Release")

Utilizing swimming pool carries inherent risks, including physical injury and, in extreme cases, death. Pool Area Users agree to:

1. Assume all risks related to their use of the pool, even if caused by the landlord’s negligence.
2. Take sole responsibility for any injuries, losses, or damages they may suffer while using the pool.
3. Indemnify and hold harmless the landlord from any claims, demands, or costs arising from their use of the pool, even if caused by the landlord’s negligence.

Furthermore, this disclaimer:

• Releases the landlord from any past, present, or future legal actions related to pool use.
• Specifies that this release applies to personal injury, property damage, or wrongful death, regardless of the cause.
• Acknowledges the individual’s full responsibility for any risks.
• Is binding on the individual, their spouse, heirs, assigns, and children.

The individual acknowledges having read and understood this waiver and release. It emphasizes that the waiver is broad and governed by California law. If any part of it is deemed invalid, the remainder remains in effect. Legal proceedings related to this document would occur in Los Angeles County, California.

In summary, by using the pool, individuals accept the risks involved, waive certain legal rights, and agree to follow the provided rules and regulations.

*Waiver and Release of Liability for Vacation Rental Property:*

By booking this rental property for your stay, you (the "Guest") acknowledge, agree, and understand the following terms and conditions:

*Assumption of Risk:* The Guest acknowledges and accepts that staying at the vacation rental property involves inherent risks, which may include personal injury, death, property damage, or loss. These risks can arise from various factors, including the condition of the property, negligence of the landlord or host, natural disasters, and unforeseeable events.

*Release of Liability:* In consideration of being allowed to stay at the vacation rental property, the Guest, for themselves, their heirs, executors, administrators, and assigns, hereby releases and forever discharges the landlord and host, their agents, representatives, and employees, from any and all claims, demands, actions, or causes of action. This release applies to any injury or death that may occur due to the Guest's use of the property, even if such injury or death results from the negligence of the landlord or host.

*Waiver of Legal Rights:* The Guest acknowledges that this waiver and release extends to all claims of every kind or nature, including those currently unknown, unsuspected, or not anticipated. The Guest expressly waives any protection offered by any statute or law that might otherwise limit the coverage of this release.

*Agreement to Indemnify:* The Guest agrees to indemnify, defend, and hold the landlord and host harmless from any and all claims, liabilities, demands, actions, costs, or expenses, including attorney's fees, which may arise as a result of the Guest's use of the vacation rental property.

*Acknowledgment of Understanding:* The Guest acknowledges that they have read, agreed, and fully understood this Waiver and Release of Liability. The Guest accepts complete responsibility for any injuries, death, or damages that may occur during their stay, regardless of the cause.

By booking this rental property, the Guest voluntarily assumes all risks associated with their stay and releases the landlord and host from any and all liability. This agreement is binding and shall be construed in accordance with the laws of the jurisdiction in which the vacation rental property is located.

Hot Tub Disclaimer: The use of the hot tub on this property is a personal choice, and guests acknowledge and accept the potential risks associated with its use. Hot tubs can pose risks, including burns, dehydration, overheating, infections, allergies, and more. It is essential for guests to exercise caution using hot tub.

Guests with medical conditions, pregnant individuals, or those taking medications that may be affected by hot tub use should consult with a medical professional before using the hot tub. By choosing to use the hot tub, guests release the landlord and host from any personal liability for injuries or health-related issues including death that may arise from its use. Safety is the responsibility of the user, and guests should use the hot tub responsibly and at their own risk.
