🏠 A Peaceful Community (Please Read!) Our goal is to provide a quiet, comfortable stay for all guests and our neighbors. To ensure this, we have a few essential rules:
· This is a NO-PARTY property. No events, gatherings, or loud groups. This rule is strictly enforced.
· Absolutely NO SMOKING of any kind inside the unit or on the property.
· Please be mindful of noise, especially footsteps, as we have residents living on the first floor. We kindly ask guests to remove their shoes inside.
· Quiet Hours are from 10 PM - 8 AM.

🚭 Smoking Policy
This is a strictly non-smoking property. A $200 abatement fee will be charged if smoking is detected inside the apartment or any indoor space.
🚫 Parties & Gatherings
Parties, events, or unauthorized gatherings are strictly prohibited. Immediate eviction without refund will occur if you are found in violation of this policy.
💵 Damage & Replacement Fees
You will be charged for any damage to towels, bed linens, furniture, rugs, or other items beyond normal wear and tear.
🚗 Parking Policy
Each reservation includes 2 parking spot at the back of the building. Any additional vehicle must be pre-approved and will incur a $50 per day fee.
⏰ Early Check-In
Early check-in may be available for a $50 fee.
Note: Complimentary early check-in is only offered for stays of 7 nights or more if available. Please do not request early check-in for shorter stays without accepting the fee.
⏳ Late Check-Out
Late check-out is subject to availability and must be arranged in advance.
• $50 fee for check-out extensions up to 1:00 PM.
• Check-outs beyond 1:00 PM will incur a total fee of $170 ($50 standard + $120 extended).
Unauthorized late check-outs may result in additional charges.
👥 Extra Guest Fee
Reservations are for the number of guests listed at booking. Any additional guest after midnight beyond the maximum occupancy will result in a $50 per guest, per night charge.
🚽 Toilet Use
To prevent plumbing issues, only toilet paper may be flushed. All other items (wipes, paper towels, hygiene products, etc.) must be disposed of in the trash bins provided.
🐶 Pet Policy
Pets must be approved in advance.
• If traveling with a pet, please bring a crate/kennel.
• Pets may not be left unattended in the apartment at any time without prior permission.

Only the guests listed on the reservation (maximum of 6 unless pre-approved) are allowed on the premises.
• All guests must be registered with Airbnb.
• Visitors not listed on the reservation may not enter after 10 PM or stay overnight without prior approval.
Violations may result in immediate cancellation of the reservation without refund.
