    You'll have full and private access to the entire home throughout your stay, including all 4 bedrooms, 2.5 bathrooms, the fully stocked kitchen, all living and entertainment areas, the movie-themed bonus room, in-suite laundry, the private 6-person hot tub, deck with fire table and BBQ, outdoor firepit, and the attached 2-car garage. The home features self check-in via a secure keyless entry — your access code will be provided after booking, giving you the flexibility to arrive at any time with no key coordination needed. Please note that the basement is occupied by a long-term tenant with a completely separate entrance — no interior spaces or amenities are shared, and you'll have full privacy throughout your stay. Exterior security cameras are located at the front and back of the home.

    IMPORTANT:
    Please note that only the BBQ located in the yard is available for guest use. The BBQ or smoker located on the side of the house before the gate belongs to the basement tenant and is not available as a shared amenity.

    ‣ Damage Protection
    Every stay is protected through our partnership with Truví, which includes automated screening and damage coverage — no action needed on your part. We ask all guests to treat the space with care; any damage beyond normal wear and tear may be charged back through this program.

    ‣ Rental agreement
    A brief rental agreement confirms you've reviewed our house rules and terms, helping ensure all stays are safe, respectful, and covered. This must be completed before your check-in instructions and door code are released.

    EARLY CHECK-IN / LATE CHECK-OUT
    · We are strict on check-in and check-out times due to our cleaning schedule, but may allow up to 2 hours of flexibility with at least 24 hours' notice. A small fee may apply and is subject to approval, as early arrivals or late departures aren't always possible. If the suite is ready sooner, we'll let you know!

    LOST ITEMS
    · We are not responsible for items left behind. If you think you've forgotten something, contact us right away and we'll do our best to help. A retrieval or shipping fee may apply.

    MAIL & PACKAGES
    · Please do not use the property address for mail or package deliveries. We are not responsible for any items received at the property during or after your stay.

    MAINTENANCE & REPAIRS
    · We do our best to ensure everything is in working order before your arrival. If something comes up during your stay, please let us know right away so we can address it promptly.

    ADDITIONAL GUEST FEE
    · There is a small nightly fee for each guest beyond 4. This helps cover extra supplies, cleaning, and general wear. If you're booking for more than 4 guests, this fee is already reflected in your nightly rate — no extra charges will be added after booking.
    · All additional fees are subject to GST (5%) and Alberta Tourism Levy (6%) for a total of 11%.

    CANCELLATIONS
    ‣ We follow our posted cancellation policy, please ensure that you read and understand this policy at the time of booking. We strongly recommend obtaining travel insurance to protect against unexpected cancellations or travel disruptions.

    GUEST SCREENING
    · Profiles under 4 stars cannot use instant booking and may be cancelled if auto-approved. New profiles without reviews are manually reviewed and may require additional screening before confirmation.

    EXTERIOR CAMERAS
    · Please note there are exterior security cameras on both the front and back of the suite that record to the cloud 24/7 for the safety of our property and neighbourhood.

    ‣ Guests are responsible for their group. The property owner and/or management company is not liable for personal injury, loss, or damage. Please report any damage promptly and return all provided items to avoid additional charges. Legal action may be taken for chargebacks or unpaid damages, including recovery of legal fees. The host requires you to complete the following before checking out:
Load and start the dishwasher
Gather used towels
Remove personal items, remove leftover food and drinks and take out the rubbish
Turn off the lights and lock the doors
- Leave all used bath towels on the bathroom floor. - Place TV remotes back where they belong. - Close any windows (if opened) - Set thermostat to 18°C and turn off fireplace (if any)
- Turn off firetable tank & place lid back on the top. - Please turn off the BBQ, clean the grill, and replace the cover after use. A $50 cleaning fee will apply if the BBQ is left uncleaned.
- After using the hot tub, turn off all jets and lights. Make sure to return the cover back over the hot tub securely. - Bag all the garbage and make sure to double-tie all bags.
Failure to complete these may result in a negative review from the host.

Rules

- No smoking of any kind. Penalty: $500 + tax fee - Unregistered guests will be charged a $40 fee/person. - Quiet time hours between 10 PM and 7AM.
- Extra cleaning fees apply if home is left messy - Late check-out: 30 mins=$50; 2+hrs=$149 (do not grant an add'l. stay) - No parties/events allowed

We had a group of 8 for the weekend. This was a perfect place to relax and spend some time together. The house is incredibly spacious and the hot tub and deck was a comfy bonus. Everyone slept comfortably and we enjoyed our stay.
