Spacious, quiet, private loft studio 7 minutes walk to Exeter village centre


Cooeyana Loft is large and spacious and architect-designed for your comfort, including kitchenette, breakfast bench, comfy lounge chairs, double glazing, reverse-cycle heater/air-conditioning, ceiling fan, oil radiator, heated towel rail and heating in the bathroom, and super comfy queen size bed.

Huge picture windows look out to the tree tops, pastures and our large country garden. Rug up and relax with a cuppa and enjoy the views from the lounge, or enjoy a cool drink in the afternoon sun in your private outdoor patio area.

The perfect place from which to walk along English-style country lanes and explore the Village (8 minutes walk to the General Store Cafe), drive and explore the area, attend a wedding or other special occasion, or just breathe in the fresh Highland air and pet our tame sheep, Moss.

Please note: the Loft is not suitable for children of any age. An administrative fee will be added for bookings made with children/infants.

Visiting for a wedding? We are excellently located for all Highlands wedding venues, especially Montrose House (5 minutes drive), Peppers Manor House (7 minutes drive), Somerley House (7 minutes drive) Mali Brae Farm (20 minutes drive), and 25 minutes drive to Bowral and Berrima. Ask us about EARLY CHECK-IN - we are happy to oblige where we can. There is plenty of room to hang your clothes and get changed, a full-length mirror, iron and ironing board.

Completely private and separate from the house with your own keyed entrance and parking area. We respect your privacy but are on site if you need us.

There is a dedicated study/work area and books and games for your entertainment. Large smart TV with Netflix, Binge, Stan, Apple TV plus and private WIFI network. DVD player with large selection of DVDs.

The Loft has a kitchenette with microwave oven, fridge, toaster, jug, electric blender, crockery, cutlery, glasses, corkscrew, coffee plunger and tea pot. We supply olive oil and vinegar, salt and pepper, tea bags, herbal tea bags, leaf tea, instant coffee and ground coffee.

We supply breakfast items as follows: wholemeal bread for toast, Vegemite™, butter, peanut-butter, home-made marmalade, milk.

The bathroom is supplied with Blumme Organica hand & body wash and conditioning shampoo. Both are Paraben free.

Please note:
The Loft sleeps two adults.
The Loft isn't suitable for children of any age or adults with limited mobility as there are stairs and no stair guard.
Check in is 2pm and check out is 10 am but both times can be flexible as long as there isn't a cross over with other guests. Please feel free to ask.

Please don't book with us if you smoke. We are a totally non-smoking property, inside and out, and ... butts make the rubbish bin stink.

Lastly, if being green is important to you, the Loft has excellent energy-saving credentials including double glazing, insulation, fully solar-powered electricity, composting, reducing plastic purchase and recycling.

Perfect getaway

Idyllic

Lovely modern loft apartment. Setting peaceful and surrounded by trees. Next door some friendly sheep. Very close to nearby townships. Owners were very welcoming and offered an early check in when they found we were travelling from Victoria to a wedding that afternoon. Thouroughly enjoyed and wished we could have stayed longer. Would definately stay again if we have the opportunity

Room & venue delightful. Large panoramic window great to sit beside & watch the Wattle Birds & Crimson Rosellas.Host was very friendly & helpful, provided the yummy fruit bread that my husband usually has for breakfast & stored our freezer blocks in their fridge. Location was only minutes from all the amazing national parks in the Southern Highlands: Bundanoon Gorge, Morton National park, Fitzroy Falls, Cecil Hoskins Nature Reserve & the fantastic trails (short & long) in the region. Its a pity that there are not more native plants in the immediate vicinity, hence so few native birds & no native animals at all around Exeter Village except one Brush Tail possum on wires late one night (only rabbit pests).No microwavable bowls/containers but we had our own. A hot plate or 2 with accompanying cookware would have been useful.Would definitely revisit.

A quiet haven in the Southern Highlands.

I had a lovely few days on my own in the southern highlands township of Exeter. Melanie was a welcoming host, unobtrusive, but easily available if I had an enquiry.The newly refurbished studio was spacious with quality furnishings and a comfortable bed.The views from the large windows out onto the countryside were delightful and peaceful. The light breakfast inclusions were welcome. For those who would like to get in touch with their inner child there is also the opportunity to handfeed the family's pet sheep named Moss. It was only a short walk to the local store which has good cafe style meals and coffees available throughout the day. Next to the cafe is a lovely, historic church which I recommend a visit to.I look forward to visiting the lovely town of Exeter for a short stay again soon.

Absolutely perfection

From the moment you enter and walk up the stairs and see the view from the picture window, you know you’ve found a genuinely perfect place. We spent many hours sitting looking out that window. This gorgeous loft has everything you could want and more. For us, we were looking for a peaceful and quiet stay and wanted to use Exeter as a base for a little exploring around the area. It was the best decision, we could have made, and to have the most amazing place to stay made this the most memorable stay for us and just what we needed to reset. We would like to thank Melanie and Martin for offering the most beautiful space to unwind, the little extras like breakfast supplies and lovely homemade choc chip cookies straight from the oven on arrival and the wonderful dinner recommendations. It was all perfect and we would highly recommend a stay here. We are planning a return trip.
