Summary: The 411 is conveniently nestled in the heart of our Fayetteville community! Our condo is located on the 4th floor of The Dickson, right on Dickson Street. The University Of Arkansas, Fayetteville Square, acclaimed trails, restaurants, craft brew pubs, food trucks, shopping, and live music are all a short walk away!
The Space: This unit is located on Dickson Street. Noise can sometimes be an issue, as with any place located on Dickson Street. There is also a train that runs through the center of downtown Fayetteville. The train crossing is located directly next to The Dickson building. Because of this, there is a train horn that sounds occasionally during the day and sometimes at night. We have stocked the condo with a noise machine in hopes to help with any possible disturbances - Located on 4th floor (accessible by elevator) - 4 guests max - 2 bedrooms - 2 beds - 2 bathrooms - 1 reserved parking spot in parking garage - Self check in

Guest Access: You will have a reserved parking spot in the parking garage attached to The Dickson building. The parking garage entry height is 7'3. A fob will be provided to access the building. A key will be provided to access the condo. Additional parking for the unit can be found on lower levels of the parking garage at the expense of the guest. Guests can pay using parking garage meters found near the double doors on the 2nd and 3rd floor. Mail - If you plan on receiving any mail or packages during your stay, please have it sent to the nearest USPS office. We are not able to coordinate mail or packages at this unit.
The Neighborhood: - 1 min walk to Dickson Street - 2 min walk to access walking and bike trail - 3 min walk to the University Of Arkansas - 15 min walk to the Fayetteville Square - 20 min walk (or 5 min drive) to Razorback Stadium - 25 min walk (or 5 min drive) to Bud Walton Arena - 26 min drive to Walmart Amp

Rental Fee: 100% of the reservation will be charged to your payment method at booking confirmation.
Security Deposit: For direct bookings only, an authorization hold (security deposit) of $250 will be placed on your payment method upon check-in. You won’t be charged, but the hold means that you won’t be able to access these funds until the hold is released. As long as no property damage occurs during your stay, we’ll initiate a release of the hold placed on your card 7 days after your checkout.
Cancelation Policy: Bookings canceled at least 30 days before check in will receive a 100% refund minus a nonrefundable 3% charge to cover credit/debit card processing fees. Bookings canceled at least 14 days before check in will receive a 50% refund minus a nonrefundable 3% charge to cover credit/debit card processing fees. No refunds will be processed within 14 days of check in.
Pre-Check In Requirements: As a professional vacation rental company, we do require our guests to upload an acceptable government-issued photo ID for additional identity verification and sign our terms & conditions agreement on our guest portal, which is where you will be able to view your check in instructions upon completion of pre-check-in requirements. If you are booking a reservation for someone other than yourself, we do need the contact information of the guest(s) who will be staying at the property.

We came with some Auburn friends to watch the Arkansas vs Auburn game and to visit our boys. This condo was in the perfect location right on Dickson street and was a beautiful place. We would stay there again but it was very expensive.
This is our 3rd year staying in various condos on and around Dickson Street. This condo is definitely our new favorite. The parking spot very close to the condo entrance. The beds are extremely comfortable. The condo was very clean and tidy. Perfectly situated between campus and the east end of Dickson. We easily walked to Bordino’s, Atlas, and to the football game. Had a great pizza at Marley’s literally an elevator ride 3 floors down. The kids also loved having Insomnia Cookies on the first floor of the building. This will be my first choice moving forward. Highly recommended.
Parking was easy and convenient to the apartment. Many food options, shops, campus was nearby, and the walk to the square wasn't too far. We enjoyed the Saturday morning farmers' market at the square. The place was clean and comfortable. Although I would vote for more lighting in the 2nd room but that's an easy fix. The neighborhood isn't quiet, but the host provides white noise machines. Don't count on a view from this balcony. I would absolutely stay here again. Overall we had a lovely weekend.
The property is excellent. It’s appearances and all provided amenities were just as described. The location is exactly where you want it to be. Despite the noise from the street (on an active weekend), the unit was quite. We will definitely stay here again. Thank you for sharing your place.
We’ve stayed at this building several times but found this units location one of the best. Parking slot is not covered but it is right next to the entrance and steps to the unit. Very convenient and less noisy then units facing Dickson Street or George’s Lounge. We would stay again with pleasure.
This condo is amazing! The location could not be better! We did not get in our car the days we stayed because everything is right outside the front door. We walked to the stadium, shops and restaurants. Condo was super clean and well stocked. We will return!
Everything was good except for the actual condo. Bare bones, kind of depressing atmosphere. Not even enough seating in “living room”
Felt as though it was done very cheaply, not much thought involved. Which was disappointing knowing we paid top dollar.
This is a great property and very spacious. The host provided all the toiletries and detergents. There was even a snack basket and bottle of wine waiting for us. The parking spot is at the top of the garage, so while not covered, it’s steps away from the front door and very easy to unload your car. It is in the heart of Dickson street so be prepared for some college kid excitement after hours outside. But location is ideal for all things U of A! We would def stay here again!
This condo was perfect. It is in the perfect location to walk to restaurants, shops, Univ. of Ar, bars, etc. The condo had everything we needed for our week in Fayetteville. We will definitely be back!

It was perfect for my husband and I. We moved our daughter into her dorm at UARK and stayed the weekend to get her settled. Lots of great things to do and see. Great location near restaurants on Dickson.
Great family trip. Went on a Campus tour with our daughter. Place was clean and well appointed. Good size bedrooms and easy access with own parking spot of 4th level. Several restaurants within couple blocks of property.
