We ended up leaving this Riad. My daughter has bad allergies and they started acting up once we entered room. Unfortunately I had prepaid the room for 3 nights and lost that money. its located in the Medina

Great location and helpful staff
I would definitely recommend this riad to anyone visiting Fes! The location couldn’t be more convenient, right in the heart of everything. If you are driving be prepared that you will have to park a bit a ways and walk to the location. Omar was extremely welcoming and friendly and made us feel very welcome

Perfect way to experience Fes
Great trip! Very cool location. Staff very friendly and helpful - even found, booked and escorted us to another riad when we made the last minute call to extend our stay in Fes and they had no availability.

I didnt stay at this Riad because at our arrival they informed us that they had overbooked it so we were being transferred to another one. However this was done only after they asked us to fill in the relevant form saying we were staying there for 2 nights, a form we had to refill at the new riad. It was not any trouble of course, it was just their tricky behaviour that bother us because they knew we would not be staying there so why ask? I think they might be getting something out of it. The owner or whoever it was who received us was not polite either. He even tried to blame us saying the 'confusion' was made because i initially made a booking, then cancelled it and rebooked. How is this my fault i dont understant, at the end of the day, i had a booking there which they accepted. The riad we were transferred to was cheaper but we didnt get a refund. They insisted it was more expensive but our friends booked the same type of room the same night but for a cheaper price and even if you search the new riad any other day it comes out cheaper than the one we booked. They did say we didnt have to pay the 10€ city tax (apparently we should normally pay that)

Great riad in a great location
Staying here was great! The hosts were super friendly and welcoming. Riad is well maintained with a great breakfast and well situated right outside the medina. Would stay here again!

Loved it!
I really cannot say anything about Riad Fez Aicha, except that they overbooked, let us know they had, then found us another riad to stay in. The one we stayed in is called Cedre D'Argent, so I can only write my review about it. The riad was a bit hard to find, as it is tucked away in the medina on a significantly less traficked alley. But it would have been easier if we had taxied to another side of the medina, as opposed to Bab Boujloud, which is where we got off. The riad is a traditional set up, with a courtyard in the middle and the rooms around it going up. The ceiling above the courtyard is retractable, so there is always a light, airy feeling. We were served Moroccan mint tea upon arrival, and the check in process was pretty easy. Our room was a bit cramped but it was enough to accommodate the four of us, and we barely spent any time there. It was clean when we arrived and cleaned quite well while we were out. Breakfast was phenomenal, with several choices of bread, a fried egg, lots of butter, honey, marmalade, etc., yogurt, and coffee and tea. There is a terrace on the rooftop which was also nice for viewing the medina from above and just hanging out. The beds were super comfy, Wifi was good in the room, the olive oil soap was fantastic for my skin, and we genuinely enjoyed our stay. Both Majid and Samir were absolutely wonderful, going above and beyond to make everyone feel comfortable and give them what they needed. I would definitely return!!

Pretty hotel, but service problems
We liked the location, and the building itself and breakfast were excellent. However, the staff tried to cheat us on transfer (taxi) costs both going and coming. They claimed we owed more than stated in the hotel's documentation and confirmation messages, which required involving the owner on both occasions to ensure we weren't overcharged. This was unnecessarily stressful and really detracted from the experience! In speaking with other people in Fes, I learned the staff here have a reputation for doing this. My bottom line - I suggest looking somewhere else for lodging.

Little gem in the old city
My brother and I arrived late so the host Ayad actually came to pick us up from the taxi drop off point and walked us to the Riad. The Riad and the room are beautiful, the only reason why I’m giving it a 4 stars is because the bathroom is a bit outdated. Ayad is the nicest host. He showed us the way to the market and what are the must see for our short visit. It is tuck away in old part of the city and only mins walk away from the local market and tanneries. Breakfast is delicious and make sure you check out the view from the roof!

This place is an absolute gem! It was so close to the "Rcif" are. The staff there was extremely friendly and on top of there game. Breakfast was absolutely delicious and room were very clean and well organized. I strongly recommend this Riyad to anyone visiting Fes.

Hot tea & a lovely refuge from the December cold.
My family and I are glad we stayed here. It's a beautiful place. I think there are only half a dozen rooms, and the superb host (in our case, Hishan) took great personal interest in us, offering to carry our bags, providing us with tea in the evenings to warm us up, cracking a few jokes but also giving us the space we needed, giving us wise suggestions on what to do in Fez. We're grateful that his suggestions primarily had our good in mind; he wasn't just sending us to his friends' establishments. He never gave us the impression we were a nuisance. We are happy to recommend this riad! One criticism. It was a bit stressful upon arrival to feel we were in the middle of a battle we didn't understand concerning walking guides through the Fez medina. Via email, the hotel manager was pushing us to hire a hotel-approved guide, giving us terrible warnings about what happens when you hire the wrong kind of guide. The hotel-approved guide, once we hired him, also seemed to feel very threatened by these other sorts of guides, bristling when he suspected we'd been in discussion with some of them. I don't mean to say that all Fez guides are equal. Surely some of them do focus primarily on getting you to buy things from their friends' shops. But in our case the hotel management put so much pressure on us that it was quite obvious the hotel was hoping to make a profit from our guide's fees. I write this just so that other travelers won't overreact to all the tales about bad guides.

Traditional Moroccan riad

Incredibly sketchy neighborhood. Asked to find some food as we arrived late at night to which I was brought to a random strangers house where he wanted to charge me 150DH for a piece of chicken. We had to leave in the morning early, no one awake at the front desk, no breakfast ready for us. We checked ourselves out of our own hotel. Do not stay here if you can.

A beautifully renovated dar (not riad)
I loved the space itself, the staff, the breakfast, and especially the amazing roof terrace at Riad Fes Aicha. It is a dar (house) not a riad because there is no garden, but it is beautiful, spacious, and tastefully decorated. The staff is friendly, helpful, and multilingual. I have two complaints: it's location in Bab ar-Rcif, on the other side of the souks, makes it hard to walk back to from Bab Boujloud after 8pm when the doors of the souks close, and I had to have a faux guide help me back (insisting on a generous tip) every night. It may be better to take a taxi back to Bab ar-Rcif at night. Also, while there are doors and windows and curtains, I still felt I did not have enough privacy (I am American), in part because the toilet was right beside a window. .

The staff at this Riad treat you like family. When making this booking we were not sure what to expect, but at this price point our stay was amazing. It had a great location, comfortable and clean room, excellent food and an amazing staff. Other hotels could take soon pointers from the Riad Fes Archana.

Just inside the Old City Medina
Relatively easy to find inside the pedestrian only area of the Medina. We were greeted as we exited the taxi, by Aziz, onsite manager/employee of the Riad. He settled us in with traditional Moroccan mint tea, while he processed passports and paperwork. The owners of this Riad should be proud of the restoration efforts they've put in. The tilework is beautiful and the carved doors look to be from an era when the bolting was actually in use. If you are looking for a Riad experience, this has to measure as one of the best!

Great Riad with Exceptional Service
My friends and I stayed at Riad Fes Aicha on Feb. 16-18, 2016. This was our first time in Morocco and none of us fluently spoke Arabic or French. As the planner of the trip, I had underestimated how hard it would be to communicate and get around Morocco. Kacem was very quick with responding to emails to help me set up transport from the airport (and setting up meals, etc.). Aziz met us on the street where the driver dropped us off and led us through the maze of Fez (literally, Fez is a maze). Both Aziz and Kacem were very helpful. They served us delicious mint tea and the breakfast was the best. I reserved 2 rooms for us and they were both great with heat (which is rare for Riads/houses/hotels in Morocco). Kacem helped set up some tours for us. Fouad was our official walking tour guide. What was supposed to be a 3-hour tour around the medina turned into an all day tour. Fouad became a friend to us and taught us history of Fez, Morocco, Islam, and many Arabic words. His tour was the best we went on while in Morocco (and we went on many tours). If there's one thing you do in Morocco - go on a tour with Fouad (or stay in Riad Fes Aicha and ask Kacem to set it up for you :) ). Fouad and Kacem help us set up our next leg on the trip to Chefchaouen with a driver and another tour guide. Thank you everyone for making it an amazing part of our trip.

Very elegant stay in the Medina.
This is a renovated 700 year old home that is ornate and wonderfully decorated. The service is wonderful and the breakfasts were delicious. It is a mix of very old world flavor with some modern convienences.

Was not the "Deluxe Room" we viewed and booked online. Very small, basic ground floor room adjoining breakfast area, cupboard not functional, shower drain prone to overflow. From viewing the other very positive reviews and pictures can only conclude that the other rooms (upstairs) are much superior. On our third day, we were told that our room was double booked and we would be moved to another affiliated property. On a positive note, the second room/property for our final night was very nice.

Amazing Riad!
We made arrangements to be met at the square closest to the Riad. Aziz met us and escorted us to the Riad which is very conveniently located. From the moment we entered the mail sitting room we were in awe of the gorgeous surroundings. Aziz upgraded us at no extra charge to a beautiful two level room on the first floor. We arrived in mid November so the heater in our room was much appreciated and worked incredibly well. The beds are on the firm side all over Morocco, but we slept wonderfully. Breakfast is the usual Moroccan breakfast beautifully served. Each morning was a little different to keep things interesting. Location is great. Easy to get to the new city if you want and connected to the main thoroughfare in the medina. A fantastic Riad! Aziz is around each day to help make your time in Fez as full and interesting as you want it to be. Highly recommended.

The A/C made my room very comfortable, despite August heat. Aziz was incredibly helpful. He went out of his way to give me directions, hire excellent guides (both a 1/2 day guide for the Fez Medina, and a full day driver to go to Meknes/Volibilus/Moulay Idriss), sent someone to meet me and by luggage at the taxi when I arrived, and helped me carry my luggage to a taxi when I left. He suggested a good restaurant nearby, and offered to walk me there if I wanted. His English and French are both excellent. The location is a couple of alleyways from the Place R'Cif, which is very central in the Medina. Taxis can drop you off at the Place R'Cif, leaving only a couple short blocks walk with your luggage. The Riad is thus both right next to an entrance into the heart of the Medina that is car-accessible, and also right by the old city sights you will likely want to visit.

Beautiful historical road great location great chats with the proprietor could not have been more friendly plus his staff would take all advice given for your safety and an official guide would be helpful for excursion into the medina as lot bigger than Marrakech. Enjoyed my stay the view from the roof top terrace fantastic 😊

A Riad within walking distance to the Fes Medina.
The staff at Riad Fes Aicha gave us a great introduction to the City. Things to do and things not to do while in Fes. Traveling independently in Morocco can be difficult at times. You are always approached by guys who want to be your guides every step of the way. This Riad was very protective of us, giving us all kinds of advise. We were able to enjoy our experience and tour the City on our own. Kudos for the staff.

Beautiful Riyad at the gates of the Medina.
This truly is a fantastic place to stay when in Morocco! When the taxi first pulled up we were a little bit concerned as the streets in Morocco are quite grey, plain and dirty, but the moment we stepped inside the Riyad we experienced 5 star conditions and hospitality. Moroccan culture (rightly or wrongly) is such that they focus all their attention inside the home- to the extent that even the balconies face towards the centre of home rather than outwards to the world outside. When we arrived Qasim (the owner) was waiting alongside Abdul Aziz (his assistant) to assist bring in our luggage and discuss any needs that we may have. When Qasim saw that we had a child with us he automatically upgraded us to a larger and more luxurious room. From Day 1 the staff could not do enough to ensure our comfort, and would go out of their way to be of assistance at the slightest suggestion (for instance when mentioned in passing to Abdul Aziz that our child is used to drinking milk before bed, he immediately left to the market to purchase milk and made sure that there was a bottle of warm milk for the baby everynight). The central atrium of the building was luxuriously decorated, as are the bedrooms, and it is a genuinely comfortable place to relax, rest and use as a base for tackling the hustle and bustle of Fez that awaits in the nearby Medina. I would have absolutely no hesitation in recommending this Riyad to anyone researching online for accomodation in Morocco. Five star experience!

Easy to find - only a minute from the Main Street
We had a lovely time in Fes & spent 4 nights in Riad Aicha. The hotel re-booked a taxi collection from the airport, it cost 150 dirhams £10; we were met by the lovely Junior and made to feel very welcome. Fes in late January is cold, much cooler than expected, and we didn't have appropriate clothing. When we returned at the end of each day Junior welcomed us back with a warming mint tea and had put the heating on in our room so it was lovely and cosy. We had a room with a double bed and 2 singles, it was right at the top of the Riad next to the terraced area - I guess in the spring it would be a lovely place to hang out, the views were good looking across the Medina. Junior arranged a taxi for a trip into the mountains - the driver, I can't spell his name, a bit like Muhija or something, he was fantastic - spoke English really well, was calm and patient and took us to some wonderful places. We spent the whole day up in the Middle Atlas - it was freezing but the day was wonderful; he took us to various places inc the cedar forest, Azrou and Sefrou, I would really recommend this trip. I'm sure you can arrange a taxi yourself but be careful as some drivers are only interested in going to places where you buy things & the driver takes a commission. By the way, if you're planning to buy a rug, you'll get a better price in the mountains than down in the town

Riad Fes Aicha is a very beautiful Riad and the rooms are spacious, clean and comfortable, but the thing that really made our stay was the great service we received from Junior! He is such an amazing guy and was very attentive and thoughtful of our needs. He also makes great mint tea! We really enjoyed our stay here.

Closer to Medina than you think
Hotel arranged pick up from and to airport. Kacem arranged tours for us whilst he himself was on holidays- great service. Riad is very close to old Medina and within 20 meters of taxi stand, which is very convenient. Very friendly staff, always willing to help. Big clean rooms with air conditioning. Very good traditional breakfast served every morning. Overall, a very satisfying experience.

Overall, we were very dissatisfied with our stay. Upon arrival at the "hotel" we were greated by the maid - who could not speak english and really didn't know what to do. Eventually the "manager" showed up who checked us in, etc. The room was large, but our bathroom smelled like mold and showed significant signs of wear and tear. The hotel in general showed significant signs of wear and tear. We were not provided with clean towels daily, rather the same dirty towels were hung back up. Also, we were not given a key to the front door of the "hotel", rather we were told to ring the bell and someone would let us in. There were at least two occasions where we had to wait 10+ minutes for someone to let us in as the "manager" was "running an errand" at the time. Finally, to wrap things up they scammed me on my taxi ride to the airport. They told me one price when arranging the service, and then when the taxi arrived they told me another price. DO NOT STAY HERE.

Amazing Experience - location, location, location
The Riad is located in the heart of the action at the enterence of "Bab Rcif" in the heart of the medina. The staff, Junior and Kacim are two of the most decent people we came across in Morocco, they will do whatever it takes to make your stay a pleasant one. We had an emergency and Kacim took us to the hospital and stayed with us until the end. Thank you Kacim. The rooms are very comfortable, breakfast was great and a perfect Riad experience altogether. Did I mention location? Also, Junior is from the Congo with a Moroccan hospitality will go out of his way to help in any way he can, thanks Junior.

Prime location and outstanding service.
Going on holiday with a teething baby is probably the hardest mission in the world however the service and help my husband and I recieved exceeded our expectations. Whatever we requested, nothing was ever too much for the staff and we were very well looked after. The riad itself is spectacular and is very charming, with a spectacular view from the terrace. Despite being in the heart of the old city, it is peaceful and oozes of tranquility. Breakfast was traditionally moroccan and never-ending which we love! We'll be definately going again and a special thanks to junior and Kacem for taking such good care of us. You can't go wrong choosing this riad. What we paid for was a room however what we got was a whole lot more!
