house is ideal for families or groups of friends seeking comfort and tranquility in an unparalleled Pyrenean setting, just 5 minutes from Alp and the main ski resorts.

**The Space**

Upon entering, you'll be greeted by a spacious and bright living-dining room, presided over by a warm wood-burning fireplace, the perfect place to gather after a day of adventures. From its windows, you'll enjoy spectacular views of the La Cerdanya valley. The kitchen, with its oak furniture, is fully equipped with everything you need to feel at home: oven, microwave, dishwasher, washing machine, toaster, kettle, and all basic utensils.

The house is distributed into 4 comfortable bedrooms:
* **Bedroom 1:** One double bed.
* **Bedroom 2:** Two single beds.
* **Bedroom 3:** Two single beds.
* **Bedroom 4:** Two single beds.

We have two full bathrooms for the comfort of all guests: one equipped with a practical shower and the other with a spacious bathtub, ideal for a relaxing soak.

**Exterior and Services**

Enjoy the fresh air in the private and enclosed 90 m
garden, a safe space for children to play or for your pet to run freely. In addition, the property includes a covered parking space for one car.

For your comfort, the house has heating, hot water, Wi-Fi, bed linen, towels, hairdryer, and iron. All you have to worry about is enjoying yourself!

**Location**

Urtx is a picturesque and quiet village, serving as a perfect base for exploring La Cerdanya. Its proximity to Alp places you just a step away from the ski resorts of La Molina and Masella, as well as countless hiking, cycling routes, and outdoor activities.

To ensure a pleasant and safe stay for everyone, we kindly ask you to follow these rules. By booking, you and your companions agree to comply with them:

GENERAL RULES
- This is our family home. We thank you for taking care of it and treating it with the same affection and respect as if it were your own.
- Occupancy: The maximum capacity is 8 guests. Unregistered visitors or guests are not allowed on the property without prior authorization.
- Check-in: Check-in time is from 10:00 to 22:00. Arrivals after 22:00 have a surcharge of

- Check-out: Check-out must be before 11:00 to allow for adequate cleaning for the next guests.

RESTRICTIONS
- Smoking is not allowed inside the house. If you smoke in the garden, please use an ashtray and dispose of cigarette butts safely.
- Parties or events are not allowed. We seek to maintain a quiet environment in keeping with the village surroundings. Excessive noise that may disturb neighbors is not permitted.
- Children: Please note that the property is not equipped for the safety of babies or very young children.

PETS
- Your pets are welcome! We ask that they be respectful of the furniture and garden. Please pick up their droppings and do not leave them alone on the property.

SECURITY AND LEGAL REGISTRATION
- Fireplace: Enjoy the fireplace responsibly. Make sure to extinguish it completely before going out or going to sleep.
- Guest registration: In accordance with Royal Decree 933/2021, personal information (ID/passport) of all guests over 14 years of age will be requested for registration with the relevant authorities. Your privacy is guaranteed.

AT THE END OF YOUR STAY
- Please leave the house in a reasonable state of order. We appreciate you taking out the trash and ensuring that the dishes are clean (you can leave the dishwasher running).
- Turn off all lights and heating, and make sure all doors and windows are securely closed before you leave.

You'll find us at Carrer del Just, 2, 17538 Urtx. We recommend using your preferred map application for the most accurate route to the door.

**Check-in Time:**
Check-in is between 10:00 and 22:00. To ensure a smooth welcome without waiting, we appreciate it if you contact us in advance to coordinate your arrival time.

**Arrival Process:**
We will personally welcome you, hand over the keys, and show you all the corners of the house. We'll take the opportunity to answer any questions you may have and give you some local recommendations so you can make the most of your stay. If you plan to arrive after 22:00, please let us know; a

**Parking:**
You have a reserved covered parking space, so you can park your vehicle comfortably and safely from the first moment. In any case, there is plenty of outdoor parking in the village.

**Important Information:**
In compliance with current regulations (Royal Decree 933/2021), we will ask for identification documents (ID or passport) from all guests over 16 years old for the corresponding traveler registration. You can send it to us in advance to speed up the process upon your arrival.
