Hamptons Guest House is an 80s architecturally designed Hamptons-inspired home located at south One Mile Beach—just a short stroll from the patrolled surf, a modern playground, and one of Forster’s best cafés.
We have carefully converted this classic beach house into three separate holiday listings while maintaining the option for guests to book all 3 listings, which means a 4 bedroom, 3 bathroom, 2 living room house with three outdoor areas! Perfect for a large family reunion!
Because of this unique configuration, each individual accommodation is a well-appointed, self-contained space. It’s perfect for guests who favour a relaxed vibe over the boxed-in feeling of a concrete unit block or a generic hotel room.
The design and connecting doors (whilst securely locked) mean that you might hear a floorboard creak or singing coming from the shower next door! Guests say they get that authentic beach house feeling.
The Layout
The Studio is located above the garage, giving you the unique benefit of no one being directly above or below you. It is the quietest space in the house and offers the best ocean views.
Sleeping Area: A comfortable, open space set up for relaxation where you can enjoy the coastal breeze and ocean views.
Separate Breakfast Bar: Equipped with a mini fridge, microwave, toaster, kettle, and coffee machine. Note: There is no fixed sink, however we provide a dedicated washing tub and eco-friendly provisions for easy clean-up.
With a comfortable bed and stylish décor, minutes stroll to a patrolled beach and short drive to shops, clubs and restaurants, our studio is great for an over-night stay or weekend get-away!

We manage our properties to a professional industry standard, due to our background in property law/legislation. So naturally, we only communicate on the booking platform and our rules are strict to maintain peaceful enjoyment and a positive experience for all our guests.
QUIET ENJOYMENT
Our beach house is somewhat of a retreat, so there’s no shouting, yelling, or high volumes on TVs and music are not permitted. On the flip side, guests must not expect the soundproofing of a concrete high-rise. You'll likely hear a creaking floorboard or a fellow guest singing in the shower somewhere else in our beach house! To further promote a peaceful stay, we have a silent rule on the shared walk ways and external areas.
BREATHE EASY POLICY
We are a strictly non-smoking property; so not inside your accommodation, nor anywhere outside due to smoke drift. Additionally, we don't allow masking agents to keep the air neutral, and completely safe for every single traveller who checks in. Masking deodorants contain harmful volatile organic compounds (VOCs), artificial fragrances, and neurotoxins that can trigger chronic respiratory issues and severe chemical sensitivities and can bring on adult onset asthma.
REGISTERED GUESTS ONLY
To comply with insurance and safety standards, property access is strictly limited to the specific number of people on the booking. No visitors are permitted on-site at any time, day or night.
QUALITY ASSURANCE
We require a cleaning bond for certain factors associated with the booking, including travelling with pets or children (or both). It also applies to longer stays, peak periods and to guests with limited or unfavourable reviews. The process, along with the conditions of the 15-day turnaround, is detailed under our Rental Agreement.
CHECKING IN
Our check-in window closes at 7pm and reopens at 10am the following morning, in line with staff working hours. Late arrivals can arrange for remote instructions via our intercom security camera, but it's important to communicate with us PRIOR to your arrival to request this. Arriving after 7pm requires approval in writing, however as our quiet time starts at 11pm, it's strictly not permitted to arrive later than 10.30pm. If you miss our curfew, we'll recommend a local 24hr self-check-in hotel.
Given the size of the home, our housekeeping team requires the full turnaround time to prepare for each new arrival, so early check in is not available.
