Weekend Hiking Trip
We saw some awesome rock formations and hiked some great trails using this house as our base. It was great. Plenty of room and quiet. Loved sitting in the hot tub after hiking. The house was clean and had most of the items we needed.

We had the best stay this weekend. The cabin was quiet and peaceful. There was absolutely no cell service and this was just what we needed. The nature surrounding the cabin was beautiful.

Nice remote house
Stay was very nice. Lots of room for a family, and plenty of hangout areas outside. Not to far from town but still gives you privacy. Be prepared to have no service or WiFi though since it’s so remote. And the directions are accurate, just make sure you pay attention to the road numbers, as they are not in order. And it will be a rough gravel road getting from the main road to the house.

Wonderful Stay!
We had a lovely visit to the property for a family getaway! Everything was wonderful! Even had a bottle of wine waiting for us upon arrival. The house was fully stocked with everything we needed. Stunning views! Loved every minute being surrounded by nature. We visited Millstream Gardens, Tieman Shut-ins (stunning!), City Park (had fun fishing), Silver Mines (awesome trail), Turkey Creek, and Hawn State Park on the way home. If you’ve never visited the area, Castor River is a must, too! And coming “home” to the River House was great! We had a great time in the river - be prepared for slippery boulders in the water, water shoes are a must! And thanks for the access to the tubes (although we lost one in the overnight rains - again, sorry Lance!). And after all the fun hiking and in the river, the hot tub was amazing to relax! Be sure to use Lance’s directions! Luckily we read the posting details, his specific instructions, and the reviews… Don’t try to GPS! And screenshot, you won’t have internet access (also details shared with us before arriving). Worth noting as some previous visitors posted frustrations (which could have been avoided). Thanks again for a wonderful stay! We hope to be back (kids already asked when). Highly recommend!

The house is private and quiet but there were a few things that would make this house a better rental. First no WiFi & no cell signal(so if u need to contact the host, u need to drive far away from the house), pet hair all over(my kids & I are allergic so we fought hives & tough asthma symptoms the whole time), I had to vacuum and wipe down surfaces to get rid of pet hair, my husband got bug bites all over his legs & he thinks they happened while sleeping on the King bed(they look like bed bug bites ☹️), husband also got a tick bite & we did no hiking at all this trip(tick may have gotten dragged in the home by previous pets), also the hot tub cover is broken & was dripping rust water into the tub. While the home has comfortable space, these issues put a damper on our stay but I left the home clean.

Unnecessarily unfindable
Ridiculous directions. GPS takes you to wrong place and if you try to read the written directions and the static map image when you’re within 10 miles of the place you won’t have a cell signal. You’ll have to drive back toward town to get a signal. Every review is about finding the place. We drove 7 hours and spent two trying to sort out where the place. He didn’t answer calls or texts. ALL OF IT CAN BE RESOLVED IF WHEN HE SENDS THE DOOR CODE HE WOULD SEND THE ACTUAL GPS LOCATION (longitude and latitude) SO YOU COULD POP IT IN GOOGLE MAPS AND DRIVE STRAIGHT THERE. It’s just plain rude that you pay on time and then have to Jack around finding the place. It’s not 1980, it’s 2022.

Best weekend getaway EVER!
This home is the perfect getaway ANY time of year. The fall foliage was stunning and the multiple fire pits were the perfect end to the chilly evenings followed by a soak in the hot tub. Cannot wait for summer to go back and enjoy the river.

No WI FI No reception AT ALL!!!
1st thing was the wrong address on the listing. We drove for over an hour trying to find the correct address. Even though we followed the directions that Lance gave, the address of the actual property was not correct. We past the place a few times. There isn’t ANY RECEPTION in the area so we could call or message him to get help. We ending up driving back to town to try and call him. After calling a few times, he answered and was very helpful and we finally found the place. We only live 1 1/2 hrs away and didn’t get there until after 8 pm!! Bring DVDs (not blue ray) if u wanna watch movies. There is only 1 TV so it limits you to the sun room that is too hot/ too cold with or without the “motel style” ac/heater unit and it still takes awhile for that big of a room. The outside was GORGEOUS but do not recommend going in the river unless ur in a canoe or kayak and even then it’s very “slimy” and looks unsafe. The house was “clean enough” but the were webs on the inside of the windows, sliding doors, and in the corners of the rooms. The air filter was dirty and I feel like for a 2 night minimum stay +cleaning fee ($500+) it would’ve been ALOT cleaner. I understand it’s call the River house and so we were expecting bugs and nature, but not while we slept. I woke up with masquito bites(or something) on my legs and arms when I woke up. The hot tub was great. It could be strained out and there isn’t a strainer that we could find. Overall it’s relaxing, and quiet and a nice getaway.

Cannot recommend enough!
Such a lovely cabin with beautiful views! Very clean and equipped for cooking, including spices (which I accidentally forgot so this was a nice touch). Lance was very quick and responsive. I highly recommend!

HORRIBLE!
When we arrived at the property, there was no electric, water or heat. We contacted the owner, and he said that the power was suppose to be back on within an hour. They had storms go through the area, but that was a couple of days earlier. No one contacted us about this before we arrived. We showed up with a car full of supplies ready to have a good time, and the rental was not habitable. We waited for over 2 hours hoping that the problem would be fixed, but it never was. The owner was very eager to give us our money back, which sent up a big red flag. As we drove away from the property, we noticed that his neighbors had power. We feel as if the owner wanted us to leave. He was so eager to give us our money back, and then he has the nerve to not refund all of our money with no explanation. He breached the contract, yet he kept some of our money! DO NOT TRUST THIS GUY! He is a liar and a scammer!

Family Fun
This property was a great place for family outdoor fun. It is conveniently located to all the Arcadia Valley attractions and has the added bonus of the St. Francis river access. We spent everyday fishing, exploring the property, and making day trips to area highlights. Highly recommend this property and make sure you have lunch at Thee Abbey Kitchen at the Arcadia Academy.

Perfect place to unplug and relax
My boyfriend and I stayed this past weekend, and it was absolutely perfect. We wanted a quiet, secluded place to get away. The setting is gorgeous, and the hot tub is a really nice touch. The house is very pretty, and had everything we needed. We would definitely stay here again.

The stay was great. Lance’s directions we’re spot on, so use those when going to the property! The house was mostly clean, but could stand a more thorough clean. The wine left for us was a great surprise & very much appreciated. More than enough amenities were made available to us at the property so we didn’t have to purchase anything for the stay (dishes, seasoning, towels, etc.) The ONLY downsides of the stay were 1. the hot tub. that was a huge selling point for my booking, but we didn’t stay in it more than 20 minutes because it was overly treated with chemicals. 2. we were without running water all of 1 night and into the next morning (weather issue and no fault of Lance). Otherwise, the property was beautiful & we enjoyed our stay. Thanks, Lance!

The house is perfect. The views from the hot tub were amazing. We even got a visit from some deer in the early morning. The river was nice to relax and float. They provided floats as well. They have a lot of seasonings available that came in handy! Had some trouble finding the property but Lance and his wife came to the rescue, really appreciated it. Would recommend to everyone. If you want privacy and relaxing time this is the place to book! The house was very clean and spacious.

My family and friends had a great time at the property! It is tucked away & out in nature; yet we could get to Arcadia, Elephant Rocks, Johnson Shut-ins, etc. easily and in not much time. Get place to get away from it all!

There was bacon in the microwave that someone left so if that was in there it had not been cleaned. The freezer was dirty it was not cleaned. The windows were dirty smudge marks all over so if you wanted to look out at the picturesque view it was through dirty windows. The air quality was bad and when I looked at the ac I found out why the filters were filthy dirty. There was safety issues with the small deck, screws sticking out, banister loose at the bottom, if a child pushes on it they will fall through. Why did we have to pay for a cleaning fee when it wasn't cleaned?

It was awesome, just gorgeous.
We lived it so much. I can't even begin to explain the park like setting beauty, and all accommodation were more than sufficient. The only draw back is access right into the river. Very lg sharp rocks. But just 5 miles down the road was a beautiful spot, with several others very close by to go swimming in the river. But we sure lived the properties hot tub as well. It was super clean too. Love, loved it. Hated to leave.

Other then the gps trying to take us the to the wrong location everything was amazing. No phone service or WiFi but the directions they gave where spot on. River entrance was extremely rocky and the rocks are slick. The house was 100x nicer then I thought it was going to be!

Secluded riverfront oasis .
This secluded home with a hot tub riverfront access, fire pit area and hammocks made the perfect relaxing vacation. The master bed was very comfortable, the kitchen was clean and well stocked with dishes. There were a total of seven sitting areas inside and out on the property each with a unique view and purpose. Highly recommended. Be sure to read the directions and not rely on the address or MapQuest.

Tucked Away and Unplugged!
Our family- with kids 5/7, enjoyed our 3 nights at the house near the river. What a surprise to have a bottle of local wine on the table. Thanks! The sunroom/family room was our favorite hang out- besides reading in the hammocks. The kitchen had everything we needed, plus seasonings! The washer/dryer are new and work GREAT! We enjoyed being disconnected from wifi. The kids loved exploring the yard- and catching fireflies/frogs! We found rafts/pool noodles in the shed to play with in the river. (We didn't see the canoe/kayak....although there are 2 in front on the home next door near the river...we couldn't tell if they were "ours," ) The river is down a ways from the home...it's not as simple getting in. It's a SLOW moving river, so it's murky. It would be nice to have a hangout space near the river. If you aren't down there, it's easy to forget it's there. When you're outside in the grass, use bug spray! 1.5 weeks later, we all still have chigger bites. Our son was COVERED under his swim trunks. ALAS, summer in the great outdoors! We enjoyed using the grill- thanks for the charcoal and the wood for the fire pit! Things around the house give the impression that the owners use the home part-time, too. (Personal/random things in yard/drawers/closets). Town and County Supermarket in Irontown is your go-to place for groceries! My kids LOVED exploring Elephant Rocks- if you like state parks- this is a unique one for your list. We had a day trip to St. Louis- an easy day trip just under 1.5 hours away. We had a nice time! Thanks for sharing your space with VRBO! TIP to find the house: Search for "PR ####" - you'll get the private road number in your confirmation. We came from the opposite direction, and it took a bit to find the house before I had this revelation!

Overall a good time but not so much the river

The property was secluded, and was as lovely outside as inside. Our only hickup was finding it. My daughter went by the directions provided and had no trouble... I, however, used mapquest - BIG mistake, but it was my mistake. The directions from the owner were spot on and the location was wonderful. While access to the river was slippery, once in the river it was divine! I stayed with my sister, our daughters, and 2 of my granddaughters (plus her 2 yr old was there for 2 days) - we all had such a wonderful week together and will keep this place in mind for future potential trips.

My family and I had a great experience at this property. It was very close to a lot of wonderful trails that my family and I wanted to hike. The setting was absolutely wonderful. Secluded, beautiful and peaceful. There was plenty of ways to enjoy yourself there without even having to leave the property. They had plenty of outdoor spaces to relax and enjoy the sounds of the river and wildlife. My only complaints would be that we weren’t sure of how to rent the canoe or work the heat/ac to the whole house. Otherwise it was amazing and we were sad to leave.

Fantastic location and place FOLLOW LANCE'S DIRECTIONS!
Great spot. Was questionable weather so we didn't go very far once we got there. The hot tub was great, and the kitchen was good. It's a short 15 minute drive to town and the WalMart has plenty of supplies to do whatever you want.

Beautiful rental for our little family. We were comfortable and enjoyed the outdoor and indoor space and privacy. The directions from the owner once booked were very important since they tell you exactly how to get there (vs. following GPS). The home was clean and stocked with all the basics. Home was centrally located for all of the hikes and exploring we wanted to do. Enjoyed walking, the river, deck, porch, fire pit and outdoor space very much. Thank you for a wonderful stay!

the place was amazing, however finding it in the snow was aweful you have to make sure you pass 2 left turns then go to the right. it looked like it wasnt a road and i ended up getting my car stuck in the snow. call the manager the next morning and he had someone out to plow ao i could get my car to house. thank god my sister drove her 4 wheel drive or we would not have made it the first night cause we got in late. the place was like a dream and i highly recommend it to anyone. we for sure will be bakc thinking sometimw in late summer early fall to see the beauty of the surroundings.

Nicely secluded, but close to hikes
This house is in a great spot- secluded and away from others, surrounded by trees and the river. But it's also a close drive to some great hiking, like Pickle Spring. The river sounds are incredible, hot tub was very relaxing, and their back window-filled room was our hang out spot. We even saw some deer up close in the yard. We would recommend this to anyone looking for a small, quaint get-away, located to area trails.

We had a great long weekend in this wonderful home! The home was super clean and the kitchen had everything we needed for cooking (including some seasonings, salt and pepper, and even sugar). The hot tub was a blessing for our bodies as we relaxed in there probably six times over the course of two full days and an evening! We had a few technical difficulties but Lance took care of us quickly and was super helpful. The grounds are beautiful and we could see all the way to the river as it sparkled in the sun. The rooms were great and the kids loved the themes in their rooms. Though the playground was small, the kids loved it anyway and had a great time.

Peaceful Serenity
This location is amazing, peaceful, and beautiful. With the river next to the home, a hit tub steps from the door, and more than enough to for even a large family it was an amazing decision. We traveled to see the Castor Shut Ins and to do some local hiking which was quiet and relaxing. I highly recommend to anyone and am excited to hopefully bring my extended family for a vacation after the pandemic. Thank you to Lance for making it so welcoming and homey.

Location was Inaccurate
The owner gave one set of directions and the listing had a different address. Owner refused to give address to us, even after full payment so we spent an hour trying to find the property. I left two messages for the owner as we were trying to find the property, but he never returned the call. The setting was beautiful but the process of locating it was very frustrating.

Great private get-away cabin!!
Lance’s cabin looked so much better in person than the pictures show. Very spacious and very secluded. No internet which is what we wanted. Reception is pretty spotty so plan ahead and download an offline map. The cabin has three bedrooms, multiple couches, and they were all very comfy! We were greeted with local wine! The hot tub was also amazing and great after a hike. We also used the firepit which was fully stocked with dry wood. Lots of state parks nearby for hikes as well. Ice machine and dryer was not working. I would also bring your own water or water filter brita if you don’t like tap water. Definitely would stay again!

I was lucky to catch near peak fall colors during my stay. The views from the living room were pretty spectacular. Although the weather didn't cooperate w my hiking plans this visit, I would definitely stay here again. Lots of wonderful MO parks nearby!
