The Space:

Set directly on the Shenandoah River, this spacious three-bedroom, three-bath home combines plenty of room to gather with a large backyard and private riverfront dock. Settle in, spread out, and enjoy having the river just steps from the house.

Step inside to the spacious dining room, where a large table provides plenty of room for shared meals, board games, or evenings together. A brick fireplace adds character to the space and makes the dining room a natural gathering point at the center of the home.



From the dining room, continue into the generously sized kitchen, with abundant counter and cabinet space, a large center island with additional seating, and plenty of room for preparing meals together. A separate coffee station with Keurig and drip coffee makers makes mornings easy.



Beyond the kitchen, the home opens into an expansive, light-filled living room. Multiple seating areas give everyone room to spread out, while the TV and large windows overlooking the yard create a comfortable place to settle in after a day outside.

Three bedrooms and three full bathrooms provide comfortable accommodations for up to six guests.



The primary suite features a queen bed and private full bathroom with a walk-in shower. A second bedroom offers another queen bed, while the third bedroom has two twin beds arranged as a trundle, providing a flexible setup for children or additional guests.



With three full bathrooms throughout the home, there's plenty of space for everyone to get ready. A dedicated laundry room with a washer and dryer is also available for guest use.

Outside, a large grassy backyard stretches from the home toward the Shenandoah River, with mature trees and plenty of open space to enjoy the peaceful waterfront setting.

At the end of the backyard, steps lead down to the property's private dock directly on the Shenandoah River. Cast a fishing line from the dock, sit beside the water with your morning coffee, or wind down at the end of the day while taking in the view across the river.

Guest Access:

Guests have access to the entire main floor of the property. The basement is locked and reserved for owner and property storage and is not accessible to guests.



The Neighborhood:

Our home is located in a rural river community in the Shenandoah Valley. The peaceful community is composed of full-time residences, second homes, and vacation rentals, offering a quiet setting surrounded by the natural beauty of the river and countryside.



Getting Around:

A vehicle is required for getting around the neighborhood and surrounding area attractions, restaurants, and other designations. Please note that while the property can be accessed via entirely paved roads, 4WD or AWD may be recommended or required during wintery weather.

⚠️ RIVERFRONT PROPERTY & WATER SAFETY: This property is located directly on the Shenandoah River and includes an unfenced backyard with access to the river and a private dock. By booking, guests acknowledge that natural waterways and docks involve inherent risks, including changing currents and depths, drowning, slippery or uneven surfaces, submerged objects, wildlife, and changing weather and water conditions. Use of the river, riverbank, and dock is at your own risk.



🌊 RIVER CONDITIONS: The Shenandoah is a natural, moving body of water. Depth, current, temperature, water quality, debris, and other conditions can change without notice, particularly following rain or severe weather. Guests are responsible for determining whether conditions are appropriate for their activities. We cannot guarantee the river will be suitable for swimming, floating, boating, fishing, or other recreation during your stay.



🛟 WATER SAFETY: There is no lifeguard or water-safety supervision at the property. Guests should use appropriate personal flotation devices for water activities and should never enter the river during flooding, high water, severe weather, strong currents, or other potentially unsafe conditions.



👧 CHILDREN & MINORS: The river and dock are not fenced or separated from the yard. Children and minors must be actively supervised by a responsible adult at all times when outdoors and especially when near the river or dock.



📋 ACKNOWLEDGMENT OF TERMS: By booking this property, the booking guest acknowledges the conditions, risks, and safety requirements described above; voluntarily accepts the inherent risks associated with accessing or using the river, riverbank, and dock; and agrees to exercise appropriate judgment and caution. The booking guest is also responsible for communicating these terms to all members of their party and ensuring that children and minors in their party are appropriately supervised.



🎣 FISHING: Guests are welcome to fish from the private dock when conditions permit. Guests are responsible for obtaining any required Virginia fishing license and complying with applicable fishing regulations.



🦌 WILDLIFE & INSECTS: This is a riverfront property in a natural setting. Depending on the season, guests may encounter insects, wildlife, and other elements of country and riverfront living both around the property and near the water.



🚙 PROPERTY ACCESS: Reaching the property includes approximately 3.5 miles of gravel road that can occasionally be rough. Guests should drive with extreme caution when crossing the railroad tracks and while traveling through the active cattle farm along the route. The speed limit is strictly 15 mph.



Four-wheel drive or all-wheel drive is typically only necessary during winter weather, but low-profile vehicles may have difficulty with portions of the road. Motorcycles are generally not recommended. During or following wet weather, the gravel road can also be muddy, so guests should be prepared for their vehicle to get a little dirty.



🚗 PARKING: Parking is available at the property. Please keep vehicles in the designated parking area and off the lawn.
