Welcome to Tiki Time !!

Enjoy views of the Gulf of Mexico from the third-floor balcony at this spacious, well-appointed Condo which is part of a fully gated oceanfront Community, ‘The Dawn Beach Condominiums’ which is located in the Seawall in Galveston. It’s a short walk across the Seawall to Babes Beach.

Tiki Time is perfect for couple or small families with its open concept living/dining area with a large kitchen. We are located on the third floor (no elevator).

The kitchen has a dishwasher, refrigerator with icemaker and granite counter tops. It is fully stocked with pots, pans and dishes to make breakfast, lunch or dinner, and guests are so close to so many delicious places to eat if you don't feel like cooking or decide to order in after a long day at the beach or pool.

The living area has a television, Wi-Fi for your convenience and a queen sleeper sofa.

The bedroom has a king size bed, tv and large walk-in closet. The bathroom can be accessed by the living area which is great when sharing the space. There’s a full-size washer/dryer for your convenience.

Step out onto the balcony for early morning views of the water and sunrise or it's the perfect spot to unwind in the evening with a glass of your favorite beverage.


The pools are open all year round. The pool are not heated, there is a hot tub.


*The Dawn Condominiums charges $40per car, for 3 days stay ($50 for any longer) for guests to park their cars inside the gates. 2 car max, no boats/ trailers. Payment needs to be made at the front office and include pool wrist bands for up to 4 guests.

*Absolutely NO smoking of any kind, parties, undisclosed guests in condo.

*the Dawn does not allow guests pets as per our HOA rules

* Please note this condo is on the third floor, there is no elevator.

* Ring doorbell camera installed and records when motion detected.

This property was extremely well kept. The bed was comfortable and there were plenty of blankets and pillows. The location was a short walk from the beach, which we enjoyed greatly. The condo was well stocked with anything we might’ve needed during our stay. I would definitely stay again.

Excellent Stay

The condo is amazing. Everything is full sized, works properly, clean, and nice. The place is extremely comfy and no shortcuts were taken. I wish I had another week to stay here. If you are thinking about booking this place think no more. It’s a win.

Wonderful Stay at Tiki Time Condo Unit

It was a wonderful stay at this clean, well-appointed unit with fully-equipped kitchen, great, comfortable bed, nice bathroom along with a beautiful view of the beach. The owner, Kat, was extremely welcoming ensuring we had an exceptional experience. Also, the unit was on the top floor meaning not having people walking or running above your head - a big plus for us! Ideal Location, Very Clean, Easy Communication

This was our second time staying here and it has been perfect both times. We could see the beach from the balcony and there’s a signaled crosswalk for crossing Seawall Blvd at the corner of the property. Plus the owner is quick to respond if you have any questions. Really ideal!

Family Stay

This is the ideal location. The check in and contact are fantastic. Amenities are so good that it is like being at home. This host has thought of everything. I would go back as soon as I can. It is truly a home away from home.

Wonderful property!

I couldn’t ask for a better place to stay! Kat has stocked this place with everything you could need. The wagon full of beach toys, body board, chairs, cooler and ice packs were so nice to be able to take to the beach. Our young children loved the pools so much. The unit was clean, the check in process was simple and the property was wonderful overall. We can’t wait to stay here again!

Perfect long weekend getaway

Tiki Time was absolutely perfect For the celebration of my girlfriend’s birthday! The condo is perfectly located within the island! amenities were wonderful at the condo and the beach was directly across the road! Only thing I would recommend would be to bring your own beach chairs. While they’re available to rent at the beach, it would be nice if they were provided at the condo. I would definitely go back and recommend to anyone.

Nice condo

The location is close to everything you might want/need. Pool and grounds were well-kept. Plenty of parking. Well stocked kitchen; plenty of dishes, silverware, pots and pans. Lots of good reading materials about the area. The couch is not comfortable to sit on. Some of the plastic storage containers for leftovers had bits of food still on them. Probably won’t stay here again, but only because there’s no elevator.

It was a bit hard to Maneuver thru the complex to find our building… (#5) No Clear Signs were visible… however we located it Finally, and it was easy after that. Loved the condo and the beach view was beautiful! The rain kept us in all day Saturday but it was nice to have plenty of TV options!

Mixed review

The good…it’s a nice, clean place and convenient location. The property is also well-kept with 2 pools and a fitness center. The bad…property owner did not forward any check-in details until after we arrived on site. A text message sent 3 days beforehand was not returned and text messages on the day of check-in were returned an hour after they were sent. The unit was also lacking some basic necessities like soap and shampoo in the bathroom and we were provided 2 coffee pods for a 4-day stay and no cream or sugar. TV in bedroom also did not work. We were told to swap out batteries in remote but that did not work either. Meanwhile, we had absolutely no issues with the other unit we rented in the same complex and communication with that property manager was much better.

Galveston Getaway

Had a great time unfortunately we didn’t have time to use the pools and spa. Our condo was nice, cozy, and clean. Convenient to beach, restaurants, and other fun things to do. However the outside of the property needs some touching up and upgrading, but still very good. Property would highly recommend it.

This unit was clean and very comfortable. Updated kitchen and bathroom with all the necessities. The king size bed was quite comfortable and there’s extra pillows and blanket in the walk in closet. Check in information was detailed, easy to understand and so no further questions were required. Overall our experience was a 10/10. Will come back here again!

Perfect little condo, great location

This condo had everything we needed for a perfect stay. The owner paid attention to detail in stocking with little things we hadn't thought of to bring. Plenty dishes, great washer and dryer, large dining table. Will stay again.
