Outdoor furniture and seasonal equipment may be unavailable during winter months depending on weather conditions.

By booking this property, the primary guest acknowledges that they have read, understood, and agree to all house rules and accepts responsibility for ensuring that every member of their group complies with them throughout the stay. Only registered guests included on the reservation are permitted on the property unless prior written approval has been obtained from the host. Parties, events, commercial activities, photoshoots, excessive noise, and any illegal activity are strictly prohibited. Quiet hours must be observed from 10:00 PM to 8:00 AM out of respect for neighbouring residents. Smoking, vaping, cannabis, cigars, and the use of any tobacco products are strictly prohibited anywhere inside the home, garage, balcony, or backyard. Pets are only permitted with prior written approval. Guests are expected to treat the property, furnishings, appliances, and all amenities with care and are financially responsible for any damage, excessive cleaning, missing items, stains, odours, repairs, replacement costs, or loss of income resulting from damage that affects future reservations. Please report any maintenance concerns or accidental damage immediately so they can be addressed promptly. Guests use the home, backyard, balcony, garage, driveway, stairs, and all other areas of the property entirely at their own risk, and children must be supervised at all times. The host shall not be responsible for accidents, injuries, illnesses, theft, loss of personal belongings, vehicle damage, or any other loss or inconvenience arising from the guest`s stay, except where liability cannot legally be excluded under applicable law. Guests are responsible for locking all doors and windows whenever leaving the property and must not share access codes or duplicate keys. Exterior security cameras may be installed and operate solely for the security of the property and are positioned only in outdoor areas; there are no cameras inside the home. Parking is permitted only in designated spaces, and the host assumes no responsibility for vehicles or their contents. Guests agree to leave the property in a clean and tidy condition upon departure and to check out by the designated checkout time unless otherwise approved in writing. Additional charges may apply for unauthorized guests, smoking, parties, excessive cleaning, pet violations, late checkout, damage, missing items, lockouts, or any violation of these rules that results in fines, penalties, or additional costs to the host. The host shall not be liable for interruptions to utilities, internet service, weather conditions, municipal services, road closures, mechanical failures, or other events beyond the host`s reasonable control, and guests acknowledge that no refunds or compensation shall be provided for such circumstances except where required by Airbnb`s policies or applicable law.
