Bed and Biscuit is a modern twist on a traditional river home located in the heart of Guerneville. Under new ownership!! There have been slight changes in furniture and the plants have grown so much since these photos were taken. Families and friends alike appreciate the home's upbeat personality and joie de vivre! Cooking and dining are a breeze in the fully remodeled kitchen and dining area overlooking the newly installed pool and hot tub. Abundant outdoor seating invites guests to lounge by the pool or fire up the BBQ. Mosey to restaurants, bars and shopping (including the seasonal farmer's market) within a block or take the loooong way around to Johnson's Beach - just 3 blocks away!
Everything you need to roll out of bed and bake a batch of Big Bottom Market (now Piknik Market)'s famous biscuits is here (well, you'll have to grab eggs, buttermilk and bacon to round out the meal). A package of biscuit mix and honey or jam are on the kitchen counter awaiting your arrival!
Know Before You Book:
Maximum Occupancy and Quiet Hours: The maximum occupancy at Bed and Biscuit is 6 people not including kids under 3 years old. Quiet hours are from 9:00 pm until 7:00 am. Outdoor amplified sound is prohibited at all times.
A Note About Our Cleaning Fees: Thank you for supporting our local business! When you stay with us, you support local families at work. We think everyone deserves a decent living wage, and we make sure to set the rates and fees so that our cleaners earn a living wage in beautiful Sonoma County.
Parking: There is parking for 2 cars parked in tandem in the driveway under the carport. Another car can fit behind the cars in the carport. Street parking is first come, first served. RVs, trailers and campers are prohibited, per the Sonoma County Vacation Rental Ordinance.
Location: Bed and Biscuit is in a mixed use residential/commercial neighborhood. It is a mix of permanent residents and vacation rentals, families, working folks, hotels, resorts, restaurants, and shops. To honor this balance, we ask guests to park only in the spaces described above and respect the quiet hours in addition to general family-friendly, residential neighborhood expectations. Thank you for helping to continue the tradition of a mutually beneficial relationship between vacation rentals and local community! Because of the downtown location and closer neighbors, guests may see and hear neighbors, music, and more urban experiences. Please reach out to the office if you have questions about this.
Bed Sizes: First bedroom: King Casper Mattress; Second bedroom: King Casper Mattress; Living room: Queen sofa bed.
Upstairs Bedroom: While very private, there is not a door at the bottom of the stairs to the upstairs bedroom.
Kitchen: There is a dishwasher. The kitchen is fully stocked (minus groceries) for your stay.
Bathrooms: The full bathroom is on the main level and has a shower. The half bathroom is also on the main level.
Heat Source: This house has central heating with additional heating in the upstairs bedroom.
Cooling: A/C is available throughout the house plus ceiling fans.
Stairs: There are three sets of stairs at the house: one from the street level to the front door (1 story); once from the 2nd bedroom to the backyard (3 stories); one from the kitchen/dining area to the backyard (1 story).
A Note About the TV: The Smart TV has Apple TV, Netflix, Amazon Video, Hulu, and hundreds of streaming channels. Guests are welcome to bring their login info for these apps. The television does not have cable services.

Pet Friendly: This home welcomes up to 2 well-mannered dogs. If you have more than 2 dogs or other types of pets, please contact us to see if exceptions can be made before reserving.
Fencing: The yard is fully fenced in two parts: the immediate backyard around the pool and hot tub and the front yard and driveway. Small dogs may be able to get out under the driveway gate.
Pool Heating: The pool is heated to around 83 degrees, mid-May to mid-October. The pool is not heated in the off-season but is available year-round. The hot tub is heated year-round.
EV Charger: There is a Tesla-brand charger with standard J1227 adapter in the driveway. This should work for nearly all electric vehicles.
Common Amenities not included: Cable TV: Bed and Biscuit does not have cable TV, but you have access to streaming services via the Smart TV. See the note about TVs above. Guests can use to log in to their Netflix, Amazon, Hulu, YouTube, and other accounts.

Great choice for family holiday-kitchen well-equipped, outdoor dining and lounging, easy drive to beach and forest hiking, plus hot tub to recover from it all.
Just a few steps away from the R3, Woods and West Sonoma Inn where the WWRR events were happening but quiet enough to relax after socializing.
Love this house, pool and hot tub! The beds are so comfortable, we all got good sleep this weekend.

We came to town for the Christmas parade, and this was the perfect location, right around the corner from the main drag. The house had a stale smoke odor and the kitchen table hadn’t been wiped down (just an oversight I’m sure) - but the host was super responsive with an early check-in, and the beds were comfy. The kitchen was well-stocked with everything but the essential - coffee. Window coverings in the kitchen/dining area would be good. Overall a good experience.

Not exactly what we were expecting
The house inside was in great condition but the backyard was a lot more worn than the pictures show . The pool was great, loved a daily swim but the hot tub was not usable in my opinion regardless of what was said to me , you shouldn't be in water that mucky not healthy for you and that was a huge let down for the trip . Over the experience was ok .

The house was as advertised, clean, and comfortable! The pool was amazing and refreshing. We enjoyed coffee and a dip in the hot tub every morning while it was still cool out. The location was perfect for walking around town and accessing the river. We can't wait to come back and visit again!!!
Property managers were great, super responsive. The backyard pool and hot tub were so fun (the pool water was pretty chilly, but refreshing). The town is tiny but has good restaurants. Great location in the town!
Looking for a quick getaway before our kids go back to school Bed & Biscuit was perfect for what we needed. Scheduling and communication with the hosts was easy, the house was everything as advertised, and the pool was perfect (even before routine maintenance was done!). Quick tip, pool maintenance is Wednesdays so if your stay falls on that day you'll get a crystal clear pool!

A great place to stay in a beautiful part of the state
This is the perfect place for a family vacation! The home is well appointed, and comfortable and the yard is to die for! The pool is warm and fun to swim in and the hot tub is a great way to end the day! The location is also very convenient, you literally walk to everything you need. Finally, this is a super place to bring your canine family members, the yard is super secure, there are lots of dog toys and beds and cleaning up after them is easy.
I was able to getaway from work for a couple days and stayed at the Bed & Biscuit with a friend. We LOOOOVED the pool and hot tub! The kitchen is so well equipped and had more than everything we needed!
It was a perfect relaxation and we tried to leave our worries behind for the stay.
HOT TIP for those who are staying: READ the house manual in the binder by the front door, it will tell you how to open the pool and work the TV and appliances!
I will be returning for my birthday week and I am very excited for that stay!
The property was good although we did have issues with some things. One toilet would not flush, water in hot tub was murky, outside lights not working. Fortunately, the property managers were able to fix these issues.
One major concern was the improvised, tarp covered housing abutting the fence. There was a chimney coming out of the top. It was a concerning fire hazard. The house this improvised place was attached to was in terrible disrepair.
Overall, the neighborhood was not particularly pleasant.
This won’t be the last time I stay here! It was perfect and dog friendly. Toys for the pup was a great touch!

Beautiful home in an eclectic town
Wow! The Bed and Biscuit home in Guerneville was absolutely perfect. My husband and I brought along his mom, dad and 21-year-old brother for a week adventure in Wine Country, and we couldn't have asked for a nicer home away from home. It truly felt like we were in our own space because the owner / property manager thought of everything — from simple Q-tips to every kitchen utensil to the complete Sonos sound system to the gated driveway to the comfortable Calvin Klein bedding. Bonus points for the Pirate flag at the pool and the most luxurious shower ever! We left knowing that we got a Wine Country experience that not all tourists get thanks to our home set in the midst of the funny little town of Guerneville. We karaoke'd with the locals at Main Street Bistro, happy hour'd at Timberline, did all of our grocery shopping at the convenient Safeway, visited the historic nearby town of Monte Rio and tried to get a glimpse of Bohemian Grove (no luck!) and awed at the Redwood trees that are JUST DOWN THE STREET! We are thankful to have the beautiful and comfortable landing spot during our adventure to 24+ wineries throughout the area.
