BEACHBALL PROPERTIES VACATION RENTAL POLICIES:
RENTAL AGREEMENT: Tenant Vacation Rental Agreement must be electronically signed to secure your reservation. Please read carefully. This is a legally binding document.
NO SMOKING: All properties are non-smoking.
AGE RESTRICTION: Must be at least 25 years older to book a BEACHBALL PROPERTIES vacation rental. A person 25 years or older must be staying at the property for the entire duration of the booking. There will be no refunds issued for anyone booking under false pretenses.
CHECK-IN: Check-in is at 4PM. Early check-in is not possible, sorry but no exceptions.
CHECK-OUT: Check-out is at 10AM. Check out after 10AM will be charged an additional day.
DOG-FRIENDLY PROPERTIES: If you are staying at a dog-friendly property, you MUST notify us and pay a non-refundable dog deposit. Failure to do so will result in us charging your card for the entire amount authorized for damage.
MONTHLY/SNOWBIRD RENTALS: Available from November through February. Call to ask about monthly rates.
PARKING PASSES: _4 vehicles can park___ at this property. U-hauls, trailers, boats, jet skis, buses, etc. are not allowed on property.
CANCELLATION POLICY RELAXED: Guests who cancel at least 30 days before check-in shall receive a 100% refund of the amount they have paid. For cancellations between 14 and 30 days before check-in, 50% of the total reservation costs shall be refunded. For cancellations made less than 14 days prior to the beginning date of the reservation, NO REFUNDS will be issued. Refunds shall not be issued for late arrivals, early departures, or inclement weather conditions including hurricanes and named storms. We do offer optional travel insurance which we highly encourage all guests to purchase.
WHAT YOU SHOULD BRING: Guests receive a “starter pack” of laundry detergent, dish washing detergent, one trash bag per trash can, and travel-sized shampoo, conditioner, and soap per bathroom. Starter supplies are not intended to last for the duration of your stay. Linens are furnished but please bring your own beach towels.

We enjoyed our stay and enjoyed the location. The beaches were not overly crowded and house was just a short walk to the beach. The only con we’re the mosquitoes were bad so make sure to bring bug spray if you want to enjoy the evening sitting on the back deck!

The home was comfortable. The toaster does not work.The floors were very dirty.There were no towels in the kitchen. There was no instructions for tv useage and we could not connect to the wi fi at all. We had to use hot spots to connect.The fridge by the front door never shuts off. Just a heads up about the fridge.The walk to the beach is easy and the view is beautiful.Overall our stay was nice.

Family Vacay for Thanksgiving...
The house was the perfect size for our group of 10. The general listing description and pictures of bedrooms and bedroom layouts were not as shown on the website. The furniture in the living area has been updated and was really uncomfortable. This house really needs some ottomans or a couple of reclining chairs to put your feet up on and relax. Furniture in the living area is not relaxing.
Just a note: Three bedrooms are on the second floor. The listing doesn't note this, but one king bedroom and one queen bedroom share a full bath. Glad to have found that out!! Then one nice king bedroom and super nice bathroom with an oversized tub/shower combo.
Third floor area with small fridge..wonderful!! The listing mentioned two twin beds and a trundle. Well, it's two trundle beds! So that worked perfectly for one part of my family for four. The third floor DOES have a full bath, however, it is quite small. But it was a NICE surprise to see a bathroom up on the third floor!

The dining chairs and stools need felt pads!!! Please!!
Five TVs in the house, two worked....sometimes. WIFI CONNECTION WAS HORRIBLE! It rarely connected. No air antenna(s) provided. Did have a bucket of DVDs. Three of the bedroom TVs turned on but were useless because they had no connection to the Direct TV dish outside and wouldn't connect to awful WIFI in the house. I had some upset grandkids.

One last family vacation. 2 kids graduating college and one leaving for the Service soon. Great place, great location. This location served all of our needs with grandparents included. My only complaint would be the front and rear stairway lighting. It was non existent. But I would definitely stay here again.
No complaints. Accurate listing. Great location and beach access. At least a 25minute drive to any store so be aware of that when booking. My family and I enjoyed our stay!
My grandfather was unable to come to us for Christmas due to his health, so we came to him. This was a great place for a family to come together and make memories.

Great location to the beach. House needs renovations such as fresh paint. Our bed sheets had a long dark hair and dried blood spot on them.
We stayed at this house with two families. We had kids ranging from age 5-13. There were 11 of us total. This house was most definitely spacious enough for this size group. We felt like we had more than enough space to hang out and separate when needed! Everything was clean and ready when we got there. The walk to the beach is not far at all. The beach itself is well maintained and not overly crowded. For littles that may want a break from the beach, the community pool is right across the street from the house. We would definitely stay here again!

The house has good bedroom space but the living space is small. Kitchen had everything but potholders. The house was clean but the furniture is old, smelled and is in need of replacement. Main deck was beautiful but the upper floors have no furniture to enjoy decks attached to bedrooms. Dryer takes at least 2 full cycles to dry anything. Master king bed mattress is gross. The property management company covers it up with a foam topper instead of replacing. Vacuum did not work and furnace has 3 zones (main level, upper level and loft level). The top two floors do not heat when needed but the AC will reach them. We had to reach out 4 times to the management company to fix issues/broken items in a 2 week stay. It is a twin home and the other side also available for rent. We had no neighbors at first but the last week of our stay we did. Walls are very thin and you can hear everything. The outside is very dark at night and the outside lights do not work. Be careful on the stairs as they are treacherous with the ocean so close. We would not stay here again as there are far nicer places for less per night.

Great Family Location
Great house, great location! This was our first trip to the Gulf Shores area. We had family coming from Houston and from Orlando so this was “halfway” for us to meet. We were nervous about staying in Ft Morgan instead of right in the middle of Gulf Shores. Boy were we lucky! This house was an easy one block walk to a beautiful beach. The beach was surprisingly not overcrowded, and very family oriented. The neighborhood was quiet with no traffic. The house was very spacious and had lots of room to gather for family games and meals. Our favorite spot was the large front porch to sit and watch the waves and boats go by. We would definitely come back here again!
The house was relaxing and great for our families with children. We were disappointed in the screened it porch that was broken because the mosquitoes were awful. We would have loved to spend more time enjoying the porch. The WiFi was super slow. The overall house was nice but needs some minor fixes, such as towel and toilet paper holders.
Nice location near beach. Plenty of room for family members of different ages. If you love the Fort Morgan area like we do, this property is a good option for reasoble price. Bedding, bathrooms, kitchen all were clean. General maintenance, however, doesn't seem to have been performed in some time. Carpets / walls need to be cleaned / painted. Not all smoke alarms were connected and deck needs maintenance. We had a great stay with a lovely view. Just be advised that there are some issues that need to be addressed.

Problems
Kids couldn’t use tv as there wasn’t any box in the room.
We have rented property all along the gulf for years. This was our first (and last) to Ft. Morgan. From the house needing a good deep cleaning & paint to various repairs (leaky faucets, shower curtains, rusted out grill, outdoor furniture falling apart, filty carpet etc.) there were baby cotton mouths in 2 columns on driveway. With 6 grandchildren under 7, we were forced to spend time indoors or on porch.
We booked this property for my 30th birthday party and traveled from Texas! We had a group of 10 adults and 2 dogs, the owners of the property kindly allowed our dogs even though they were about 10lbs over their weight limit rules. The home offers lots of open space and a great back porch (it is partially screened)! We brought a citronella candle and had zero issues with mosquitoes as others have stated in their reviews. The pool is literally across the street and the beach is about a 3-5 minute walk! Unfortunately the winds were too high during our stay to enjoy much of the beach, so we spent a lot of time at the house and thoroughly enjoyed every minute! The home provides a very spacious place to hangout with lots of bedrooms and balconies ! If you plan to stay more than a couple of days, bring extra TP, papertowels and laundry/dish soap. There are lots of cups, dishes, cooking pans and even a blender in the cabinets, which was very nice!! I would 100% stay here again in the future ! Zero complaints !
This was a great house for our large family vacation. The proximity to the beach is great-just a short walk. It’s far out on Fort Morgan, but was nice because it wasn’t really busy. The house could use a good cleaning and the walls were scuffed up so it could use some fresh paint. The beach was beautiful. The pool was out of commission during our entire stay. This was upsetting because when I searched for a property on Vrbo, one of the things our family definitely wanted was a pool, and the posting indicated that the pool was directly across from the house (which would have been perfect if it had been opened). It was obvious that it had been out of commission for quite some time because it had a small amount of dirty water in the bottom that looked like it had been sitting for awhile. It would have been nice to be notified of this before we left instead of being disappointed upon arrival. There had been several storms in the area and there was a high ripe current warning. It would have been nice to be able to go to the pool during this time.
Negative things:
Very first thing you notice when you go in is the smell. At first it is just musty and mildew smell, but the farther up the stairs you go the odor changes to a urine smell. Very strong at the top level.
There are no dust pans so when you find the broom finally to sweep you had to sweep it outside if possible. The vacuum we found sounded like it might explode or catch fire. The washer banged so hard I had to unplug it. I called for a repair and no one ever showed.
This is a split house and the group next to us was unable to get in when they arrived bc the place was not done being cleaned. They were quite irritated as they had driven from Georgia. There were NO rats in the house, but there were rats everywhere downstairs around the patio. Huge ones. Not sure if this is normal for the area or what but it became a normal sighting.
Positive things:
The AC worked very well and the amount is space was perfect. We found every kitchen utensil we needed to use for cooking which was nice. Decorations were cute and thoughtful
The property was ideal for my family, 5 bedrooms with a veranda connected rendered of perfect views.However the actual property, the house needed a deep cleaning and a paint job. The walls were badly marred and dirty. Hopefully, it will get the care that it needs soon!
The duplex was wonderful, quiet, clean, and comfortable! We very much enjoyed our stay there. The outdoor shower was really convenient after spending time on the beach – limiting the sand we tracked into the house. It’s a bit unstable on the edges, so just stay to the center. Décor was super cute, bedrooms were well-furnished and looked nice, bathrooms were clean. House was stocked exactly as stated in the rental agreement, so future renters should consider bringing extra TP, trash bags, dish towels, paper towels, and possibly dish soap if you plan to cook – and extra laundry soap if you want to do more than one load. We washed all our personal beach towels before heading home and it was a pleasure to have that chore done and clean towels to go home with! Some of our party thought the top floor loft was too warm at night (this was August) - others found it just fine w/the provided box fan.
Speaking of the loft, the sheets for the trundle beds in the loft room are in the wardrobe – we were unable to locate them until the 2nd day due to an exhausted late night arrival. It would be nice if those beds were made up like all the others.
We had no bugs or rodents of any kind. No mosquitos, flies, crickets, etc. There were jelly fish in the Gulf but that is just the Gulf. You can buy jelly fish repellant in the local stores – highly recommended if you have young kids. We found leggings and rashguards help as well to reduce the impact of a brush with a jelly.
“Town” is about 30-40 mins away – nothing is close by – part of the charm but be aware before you go. The kitchen is well-stocked with cookware and utensils so preparing meals at the house was really easy and very cost effective. There is both a standard coffee pot and a Keurig.
Beach was a very short walk from the house (the 3 yr old and 76 yr old had no problem!) Beach was absolutely beautiful – spotless! No tar, jelly fish, trash – and not a lot of people. There is no lifeguard on the beach and no vendors – except one renting tents, chairs, paddle boards, kayaks, and such. We didn’t realize there was a beach vendor so rented from Gulf Coast Rental Co – who I do HIGHLY recommend! But if you don’t want to set up your own space, the beach vendor may be an option. Swimming pool was across the street – big hit with the little kids.
Great place for a family vaca! All ages loved it! We will be back!
