Please be advised that as a pet-friendly property, we kindly request that pet owners inform us of their furry friends before arrival and pay the required pet fee of $150 per pet per stay. Failure to do so will result in a penalty fee of $450.

Additionally, our rental rates are based on an occupancy of 5 persons. If your party exceeds this limit, please note that an additional charge of $100 per person, per stay will apply. We appreciate your understanding and cooperation in adhering to these policies.

Please note that a minimum stay of 30 nights is required, and I kindly request that you treat the property with respect and maintain it in the same condition as when you first occupied it. For thirty days or longer, guests will be responsible for the utilities!

Unfortunately, due to tenants currently occupying the property, I am unable to provide tours at this time. However, upon receipt of your email, I would be happy to forward an alternative site for your viewing.

Smoking is strictly prohibited within the unit and on the property. The designated smoking area is located on the driveway or across the street. A fine of $250 will be imposed for the first offense and $500 for any subsequent offenses. Your cooperation in refraining from smoking is greatly appreciated.

Our property offers designated parking located conveniently next to the unit, which can be accessed via approximately 12 steps and 4 stairs leading to the front door. In addition, we offer a shared garage equipped with new garage doors and an opener for your convenience.

Please note that guests must be over 25 years of age to reserve the unit, and for certain types of events or parties, written permission from the owner is required. A $100 fee per guest per stay will be charged for reservations involving more than 5 guests. If you are seriously interested in renting our unit, we kindly request that you call to introduce yourself. We believe getting to know our potential tenants helps ensure a great fit for both parties. The property was as nice as shown on line. We were literally on the waves. From the sliding doors to the rocks was only 20 feet! The King tides were amazing. We loved our stay here.

This condo was spacious and very comfortable. It is indeed, "only steps to the beach". The owner was gracious and shared a lot of info about the property. Our dog was delighted with the beach access! We would come back again some time.

We stayed here for 8 nights and had a wonderful time. We have never stayed anywhere south of San Diego/Gas Lamp area and were pleasantly surprised. The area is great, so much within a mile walking distance. The condo is well equipped and spacious. I am kind of a clean freak and this place made me feel perfectly comfortable. You can't beat the location. You get very little foot traffic since it is a little above the beach and really private for a condo. The beach is right there and the view is awesome! The condo could use a few updates here and there but nothing that would keep me from coming back again......and I'd love to!!!

We were looking for quiet, safe, comfortable, clean and with amazing views - and that is exactly what we got. Everything went smooth from booking - to speaking with owner about details - to finding - to enjoying our days. Kayli, the owner, was delightful and shared everything we needed to know. She accommodated our needs to make our stay rewarding to fit with our times and variables due to traveling with my elderly mother. I got to run on the beach at sunset, hubby got to finally enjoy time off work and do some chillaxin', mom got to see the ocean and collect sea shells. Special note: everything you need is there and available-from kitchenware to fireplace and all in between. Just pack your toothbrush and beach clothes and your good!

What I LOVED: LOTS of fresh towels available. Many vrbo's I've stayed in have barely had enough for a stay, so this was a lovely surprise! The LOCATION. Being able to walk straight out onto the beach was lovely, the view amazing, even seeing whales and dolphins out in the water one morning. A lovely walking distance to the pier. NOT SO GREAT was that the livingroom doors still do not open, and this has been ongoing since at least October, as I read in another review. One of the couches was covered with a dirty sheet, so we just avoided that one. Communication with the owner was difficult to make happen, and once it did, it remained difficult in that she talked over me and raised her voice, as mentioned in another review as well. Her cleaning crew was late so we were unable to bring our groceries into the condo until over an hour past check in time. We set our groceries on the front step and walked the beach while we waited. During this time the owner called me and told me I needed to immediately go back to the condo to communicate with her cleaning crew for her, which I found very unprofessional. This was because although I felt the owner had given me permission to drop our bags at the condo early, the owner denied that she gave this permission unless the cleaning crew was present. I did not get that message when we spoke. When she called to give directions to get into the condo and the rules of staying there, she talked extremely fast, and I had to rapidly write 2pagesofinfo down. This info could be typed& emailedOn the last day of our stay, we left the condo one hour before checkout time to go walk for one last coffee. I forgot my phone so I went to go back in, and we were locked out. The combo to get into the condo had already expired! So watch out for that! Thank heavens I had accidentally left the bedroom sliding door unblocked, or we wouldn't have been able to get back in! Many windows in the condo didn't open, and it would get stuffy at times. Fan in the master bathroom broken, and even the toilet paper roll holder was held together by electrical tape. These little things wouldn't matter so much if the owner had not spoken harshly to me on the phone. I didn't feel that I would want to contact her even if I needed to after being treated like an employee by her. The cleaning crew should have been contacted ahead of time by the owner so they knew we would be dropping our bags off early. We did not have a car to store them in until checkin time.

Let me start by saying the location is really great, and the condo is fine. It just needs a little updating. Kali should not be renting it though. My experience with her personally was horrible. First off, I scheduled my week 6 months in advance. Kali called me a couple months after I booked and said it had been double booked and I had to change my dates. I changed my plans and took extra days off work, that I did not have to accommodate her. She offered no compensation for the booking errors. Then she asked me to send her the names and ages of everyone in my family so she could create a lease for us. I sent her the info she required and then never heard back from her. Since I have NEVER had to sign a lease for a VRBO I didn't think another thing about it. We got in the car and begin our 13 hour road trip to glorious San Diego! When we were about 5 hours away I called Kali to get the info on how to get into the condo. She said "Did you sign the lease?" I said "You never sent me a lease." She said "Well you should have called me! You cannot get in until you sign the lease." I explained to her that we would be there in about 5 hours so if she wanted me to see the lease that she needed to send it to me now. She told me she was skiing and yelled at me for not calling her when she failed to execute her part of the transaction. Well we got there and.....NO LEASE! I called her, she told me she would have it to me in about 30 min I asked if we could have the code to get in (my 4 children had been in a car for 13 hours). She said no, that I was going to have to wait for the lease, PRINT IT OUT (mind you its 8:30 on a Sunday night), sign it and send it back to her before she would let us in. ARE YOU KIDDING ME?!?!?!?!?! She said she was going to have to call her lawyer. So I packed my children back in the car and went to Pizza Hut while she called her lawyer. She finally relented and said she would let us in but she needed to go over the property with me. After yelling at me because I did not have a "full sheet of paper" to take notes on she proceeded to give me all the info in an ELEVEN page lease. We were not to use the disposal, get any "micro-fiber crumbs" anywhere (I did not take my microscope), or speak to the neighbors (there is a property sign that said she was renting illegally). She asked me about our sleeping arrangements, our cooking plans, and my "dirty children." She was insulting and horribly rude and her lease is ridiculous. BEWARE!!!!

Definitely a great laid-back feel in Imperial Beach. Condo is perfectly located on the ocean side. Beautiful views of the ocean from the master bedroom and living room. Beautiful views of palms and estuary from the front door! The kitchen has been renovated and I really enjoy a nice kitchen to cook in! The owner was attentive and stayed in touch throughout our stay. She is super easy to talk to. She provided plenty of towels and linen. Our kids loved walking down to the beach even though our stay was in the winter months! Plenty of parking all around - except in the private driveway - it was a bit tight. Internet sometimes would cut off but not too big of a deal. There’s some rust/wear on curtain rods and some bathroom light fixtures/mirrors but it’s the beach - gotta love the salty air! Really can’t say anything bad about the rental! We’d love to come back and rent this condo again!

Great place to stay right next to the beach. Plenty of towels, linens, floor fans & kitchen appliances. The parking spot was a challenge to get in & out of, but now I am able to reverse park LOL! The only down side is the moisture/ mist from the ocean that make the tile floor wet constantly, this is when the towels come in handy. I suggest packing some non-slip socks to walk around in. Other than that, great location and dog friendly neighborhood!

Owner needs customer service lessons. She failed to mention water was contaminated at that time also. there is no bbq which is half the reason I rented it, please change that because it upset me greatly. Location is beautiful. House needs remodeling but is well stocked for any occasion. I left house in great condition and received email that I am being refunded full deposit 5 days ago and still have not.

My wife and I spent valentine's day weekend at this location. The place was amazing and the communication with the property manager was awesome. We did take our fur baby, so for those who have pets, the place is great. We were extremely relaxed and we hope to visit this place again in the future. The beach is practically a hop and a skip away. Totally enjoyed the walks on the beach. Till our next visit!!!

The property is a little aged but is clean, furnished nicely and very comfortable. The patio is awesome for morning coffee and the most amazing sunsets! The ocean is (as promised) right out the patio door! The location is great - within walking distance to pier & pubs, easy drive to local shopping areas and access to interstates for day trips and airport, also lots of beach for daily walks! The location of the condo truly is at ocean's edge. The view and the feeling of being right at the ocean is awesome! Kayli was great to work with and spoke with us often as our trip got closer. The condo was clean and ready when we arrived. The Imperial Beach community is relatively quiet compared to the surrounding communities. The close proximity to Coronado via the Silver Strand is a plus. It also made for a scenic drive in the evening over the Coronado Bridge. We wouldn't hesitate staying here again when in the southern part of San Diego county.

THE BAD (there is good - see end of review) Sewage contaminated ocean water and water off-limits to swimmers: The Tijuana River (which this property is close to) spills sewage into the ocean (this has been happening for decades - we didn't know this before we got to the property). For the duration of our stay, it was posted all along the beach to not get in the water. After looking it up, we found out this happens a good portion of the year (if you want beach front property, it may be in your best interest to look farther North) Kids are not welcome: During the check-in process, while speaking with the property owner over the phone, we were told twice that it would be best for our kids to always eat outside so "microfiber" crumbs do not get on the floor or counter tops and attract ants. We were asked to buy ant killer (using our own money and vacation time) and put it out (I don't mind helping, but have the ant killer available for guests to use if you are going to ask). We were also asked to put linens on the couches so the kids didn't get them dirty. We were also told that no sand at all could get in the house (this seemed impossible considering the proximity of the property to the beach). Between the crumbs and sand requests, we did not feel very relaxed inside the property, especially with our kids. Lease agreement fiasco: We were promised a few different times that the lease agreement would be provided to us so we could sign it and scan it back. Each time, the lease agreement did not come at the promised time. It was finally provided at 1:30 am (just a few hours before we had to get to the airport early in the morning to catch our flight). This was especially inconvenient because we were told several times that we had to sign the document and scan it back to the property owner before we could get into the property (an electronic signature was eventually accepted after complaining that the agreement was sent late). The sofa bed is not in good shape Picture #4 in the property posting (as of Sept 2019) is taken from a balcony. This balcony is not part of the property. THE GOOD Really pretty views Plenty of parking across the street Silverware, dishes and cups available and the dishwasher worked Outside provides a chill/relaxed atmosphere Washing machine and dryer worked well Plenty of towels and linens The neighbors were nice The new sliding glass doors and screens were really nice

Wonderful property . More than waht we expected. Owner is wonderful! Very responsive to all our questions prior to our vacation and followed up with us while we were there to be sure all was good. When we arrived at this condo is was not the heaven on earth as described. The photos are outdated and do not show the true nature of the condo’s condition. The frig was taped together, mirrors throughout the entire condo were rubbed off, the bathtub surface was worn off, lamps were rusted, toilet paper holder was taped together, the outdoor hose holder was completely rusted away, and the couches were old and dirty feeling. Large pieces of glass came out of the ice maker and we were lucky no one swallowed any. When I called the owner she just blew it off and said we should empty the ice maker. The condo smelled of animals when we arrived but we assumed it was par for the course with the way to the condo looked. and the way the owner dealt with the glass pieces. I am s super organized person and was willing to sign the rental agreement months ahead of time. I contacted the owner multiple times without much luck. I tried calling, texting, and even emailing through VEBO. When she finally replied I sent the personal information she required three or four times before she finally acknowledged she had received it and sent the rental agreement. Trying to get the code for the condo was a nightmare too. The owner would promise to call right back but would not follow through. We never got the code until 2 hours before check in. I was wondering if it was even going to be a legit place to stay. A week later I got an email from VRBO stating my refund would be zero. The owner accused us of bringing a cat and claimed there was damage. This was absolutely untrue. She didn’t bother to call and talk to me. Instead it was if she was trying to simply keep my deposit and hope I’d not notice. One of our party (4 fifty eight year old high school girlfriends coming from across the country) is allergic to cats! I am always willing to admit my mistakes but in this case I can honestly say I did nothing wrong. There was no cat while we were there. My mistake was believing the listing as described and then assuming the owner was honest. I will not make that mistake again. The owner would not listen to our side of the story and was unwilling to research things from previous renters when I explained how things were when we arrived at the condo We left the condo in better shape than we found it. Enjoyed our time there, close to everything. So nice to just walk out the back door and be on the beach. All we had to add was food, everything we needed to cook with was there. Great places to eat just down the street.

The property is as described with fantastic ocean views and access. We loved having the new sliding doors open to hear the crashing waves. I would book this property again as the location is stellar. The only suggestion I would make is for the owner to have written instructions for the various features. Never could figure out the fireplace. The coded entry was tricky but with more verbal instructions from the owner we managed to lock and unlock as we came and went. Parking space is SMALL and tricky to use, especially since the space next to us was occupied by an oversized SUV.
