The condo was quite comfortable. With overhead fans, we had no need for air conditioning.We especially enjoyed breakfasts on the wrap-around lanai.

I'll start with the pros--Obviously the location, you're basically on top of the water which is perfection. Easy walk to restaurants, bars, abc stores etc. The condo was clean upon arrival, well stocked kitchen and bathroom. Cons--listing says central air. There is not central air, it looks like at one point there was, but it's disconnected and they have 2 portable units,1 in the living area and 1 in the bedroom. There was no communication from the prop mgmt about this. The units seem to be new, they do make noise so if you want to turn on the tv at night, between the waves crashing and the ac unit blowing is hard to hear.You can't lock the slider due to this set up and the plug for the microwave is used for the ac. The guy upstairs, he stomps non stop day and night. We come and go all day, some days we'regone all day but no matter what time we get up or come back he's up there literally stomping from one end of his unit to the other. I understand this is a multi floor condo, but it's not only excessive as these units are tiny, it seems purposeful. I'm not sure if he's a full time resident and doesn't like vrbo renters or what but I actually went up on our last night at 915 to ask him to stop stomping. He smiled and said ok, seems like he knows what he's doing and today as we're packing its the same as every day. The bed needs new pillows and the mattress covered washed or replaced. A high top table on the lanai would improve it as you would be able to see over the railin

Great location

It was a great vacation, staying at Hale Kona Kai worked out perfectly. Great location, clean and comfortable. Spent most of the time on the deck enjoying the breeze and sounds of the ocean surf. Many thanks to Tracy for all her help. Tracy does a great job as manager, always available, helpful, and very pleasant.

Perfect location for Walking to Kona Downtown

Easy walk to Kona downtown, covered parking, corner unit ON the ocean, with breaking waves below, Large deck. The kitchen is well stocked, King bed. The only downside is the bathroom is small, but we will stay here again.

Hawaiian Getaway

This condo was beautiful! You can not beat the views from the lanai! We got to watch two sea turtles play in the surf every day, it was amazing!

What a View

Tracy and her team at Kona Properties are superb. They always answer emails, phone calls and address/resolve any issues promptly.Unit #213 was outstanding with an amazing view from a large lanai that was almost over the ocean. The condo was very nicely furnished and equipped with just about everything needed for a most pleasant stay....we spent most of our time on the lanai enjoying the spectacular sunsets and listening to the waves crashing against the lava rocks.The condo is within walking distance to shops and restaurants and we will definitely stay here again on future trips.

Beautiful views

Property was just as pictured, except the views and sounds of the ocean were better! Check-in and parking were easy. Everything we needed (even a beach cooler and snorkel equipment) were provided. The hotel next door is still under construction, but we were mostly there over the weekend, so it didn’t bother us at all.

Great place

Very nice with exceptional view. We had a short stay, but the condo has a great wraparound lanai to enjoy mornings and evenings. Kitchen is well appointed for cooking and had basic amenities (salt, pepper, oil), and the property provides cleaning products for the kitchen and laundry and bathing. A real plus. Very nice setup !

Amazing Sunsets

The location of the condo to the heartbeat of Kona was spot on. Restaurants, shops, historical sites, and entertainment were minutes away from Hale Kona Kai. The furnishings of the condo were beautiful and the photos accurate and representative of the actual decor. The sunset views from the rap around lanai were awesome. Thank you for a wonderful stay.

Condo was located right on the ocean as advertised. We really liked the view from the patio. We seldom used our rental car because the condo was so close to town. We walked to local restaurants and stores. Very convenient.

Great place!

I really loved this rental! It was soooo relaxing, sitting out on the balcony, enjoying the view. A great place to stay! Just a note - some people might want to know for safety - the balcony door does not lock because of the air conditioning panel. I felt a little weary about this and the property manager did not respond to the video I sent. Great parking, it has an elevator to get to 2nd floor, well stocked, comfortable couch, bed, etc. Would stay here again!

Condo in Kona, HI

Rental (condo) was as advertised & depicted. Well appointed. Comfortable. Well equipped. Had to relocate to different unit several days into stay to allow access for repair/maintenance to lanai. Back pain kept me from moving baggage so PrM team (Tracy & Taina) kindly moved baggage to another unit which was even better than the 1st. Overall good experience.

Perfect Location

You don't get any better ocean view, breeze, and sound of the waves crashing than this. The condo was fully equipped with everything you'd need, but there's just a lot of clutter inside, which made it feel not quite as peaceful for me. That being said, I like very minimal décor so others may think it's perfectly Hawaiian. Tracy was really easy to work with and very accommodating and helpful with my special requests.

First Time on Big Island

My initial thoughts were that the property was much smaller than the photographs showed. However, after getting settled in, we really enjoyed everything about 213. There was a little noise from next-door, where the Royal Kona resort is being renovated. But this has a little effect on our enjoyment of the lanai. We had some trouble figuring out the television channels at first(!) Location is first rate. Easy walking distance to anything you want along Ali’i Drive. All in all, very enjoyable.

Location, View, Pool, Lagoon & A/C

My husband and I booked a late trip to go enjoy our wedding anniversary & get some dives in. We enjoyed: Location is perfect, within walking distance to all restaurants, shops, etc. View is lovely looking out over the ocean & listening to the waves crash right outside your lanai. The a/c was fixed & worked great. The kitchen had everything needed, was stocked & worked well for us. There were beach chairs, snorkel gear, towels, etc. We didn’t enjoy: Place was small & only surface clean. Things were wiped down, vacuumed, mopped, etc. But there was so much caked on (moist) dust on everything that I spent the first 1/2 day cleaning everything so I could be comfortable. For example: I threw my pillow down after fluffing it & a cloud of clumpy dust blew up everywhere. On further inspection the entire headboard (wood) was covered in that gross wet clumpy dust. I went to plug in my phone charger & the wood on the side tables was the same. I put all the fake plants outside because the wet dust was so thick on them. The lamps, backs of the tv, all the a/c vents & return were thick with dust. I’m not talking about a months worth of dust. I’m talking thick, moist, layers of neglectful dust. Sheets & towels are TIRED & need replacements. Construction is going on at the Royal Kona & our building had a new security system installed during our stay. No naps for us, just constant drilling. Place is outdated & needs love. Please talk to your cleaners to do a more thorough job.

Living on the Lanai

We enjoyed our stay in this ocean front condo. The lanai and views are spectacular and that is where we spent most of our time while in the condo. Kitchen was well equipped and my husband appreciated the bag of coffee beans for fresh coffee each morning. The AC worked great for the August humidity and the lanai had great breezes to enjoy daily. We would definitely rent again if we plan another visit to Hawaii.
