Originally designed as the nation’s first suburban shopping district built specifically for automobile travel, the Plaza was the visionary creation of developer J.C. Nichols. Inspired by the colorful marketplaces of Spain, Nichols transformed a once-swampy area into a vibrant cultural hub, officially opening the Plaza’s first buildings in 1922. EXTENDED STAY NOTICE: Reservations exceeding 21 nights are subject to an additional $32 damage protection fee for each additional 21 nights of the reservation. Any applicable fees will be billed separately after booking.



IDENTITY VERIFICATION: To confirm your reservation, the primary guest is required to complete a brief identity verification process, including uploading a valid government-issued photo ID. Verification must be completed prior to check-in.



*RENTAL AGREEMENT - We require the booking guest to digitally sign a rental agreement outlining all house rules once booking is confirmed.



*MINIMUM AGE REQUIREMENT - Guests must be at least 25 years old to book a Cozy in KC property.



*PARTIES - All gatherings must be limited to 8, this is monitored and guests violating this rule will be charged a mandatory $700 fine. NO EVENTS OR PARTIES ARE ALLOWED.



*PETS - We do not allow pets at this property. There is a $500 fine for any unauthorized pets.





*SMOKING: Is not permitted inside the home, a $250 additional cleaning fee will be assessed if smoking occurs inside the home.



*CANCELLATION POLICY - Guests can receive a full refund minus processing fees (approximately 4%) if they cancel up to 5 days before check in. No refund will be provided if cancelling less than 5 days before check in.
