Transportation 🛵
You can easily find a bus, taxi, or tuk-tuk from the main road. The most popular options are taxis via the apps Grab and Bolt, with Bolt generally being the most affordable. For independent exploration, scooters can be rented from several nearby locations.
Food & Grocery Delivery 🛍️
For convenience, you can use popular delivery services like GrabFood, Foodpanda, and Bolt Food, which deliver a wide variety of meals directly to the condo. You can also have groceries delivered from Lotus's (Tesco) and 7-Eleven, although this requires a one-time registration with your ID.
Pricing & Utilities 💵
Monthly rental prices are based on a stay of up to two months. The prices are already discounted, but for stays longer than two months, you can contact us to discuss an additional discount.
Electricity: Usage up to 1500 THB per month is included. Note: If you use less than this, no refund will be given. Usage exceeding this limit will be charged.
Water: Usage up to 250 THB per month is included. Again, if you use less, no refund will be given. Usage exceeding this limit will be charged.

Guest Services & Supplies 🧖♀️
Fresh towels and linens are provided at check-in. Please note that daily cleaning service is not included. You can, however, request cleaning services from the complex for an extra charge. As your host, I'm always ready to offer advice or answer any questions.
Thai Rental Law ⚖️
According to Thai law, private residences like condos and apartments cannot be rented for a period shorter than 30 nights because these buildings do not have a hotel license. A violation of this law can result in significant fines and may lead to the landlord losing the property. Please be aware that other providers, including real estate agents, must also comply. Do not be misled if they offer a shorter stay, as the guest may also be fined or denied access to the property.
Unauthorized Guests & Illegal Activity 🚫
For safety and legal reasons, it is strictly forbidden to bring unregistered guests into the apartment. This also applies to illegal activities such as prostitution. The responsibility for adhering to this rule lies entirely with the guest.
Immigration (TM30) 🛂
According to Thai law, we must report your presence to the Immigration Bureau (TM30). To do this, we need your cooperation. We will submit the TM30 report for you if we receive the required passport details within 24 hours of your arrival. If we do not receive the details in time, you are responsible for filing the report yourself and bearing any consequences of a late or unsubmitted report. We cannot accompany you to the Immigration office.
Damages & Security Deposit 🛠️
A detailed inventory list is provided upon arrival. Guests are responsible for damages, and any charges or authorizations will only be made if a claim is filed within 48 hours after checkout. For long-term rentals, we typically require a deposit equivalent to one month's rent, or as specified. We don't ask for a large, upfront security deposit. If the damage exceeds the deposit, you are responsible for the full cost, which will be handled through the Airbnb Resolution Center.
External Factors ⛈️
Please note that issues such as power outages, water supply problems, or disruptions from nearby construction are beyond our control. We are not liable for these events, and you cannot claim compensation for them.
Your Safety Comes First 🚨
The apartment is equipped with a fire extinguisher, smoke detectors, and a first aid kit.
Smoking & Drug Policy 🚭
Smoking (including e-cigarettes and vapes) and the use of weed or other drugs are strictly prohibited. Violation of this policy can lead to a fine and immediate termination of your stay with eviction.

Please be aware that the condo is covered by a standard building and fire insurance policy. However, the owner and caretaker are not responsible for personal liability. You are responsible for your own safety and well-being. We are not liable for:
Theft or loss of personal belongings.
Noise pollution from any source.
Any injuries, accidents, or death that may occur during your stay.
We strongly advise all guests to arrange their own comprehensive personal insurance, including travel, cancellation, and health insurance, before their trip.

Guest access
Guests have exclusive and private access to the entire 30m² studio apartment, which includes the kitchen, bathroom, and balcony.
