The Manor, Mid-Town
This charming two-bedroom home is located in the heart of Midtown Kingston, NY. The layout features one bedroom on the main floor and a second bedroom with a full bathroom upstairs. Please note that the staircase to the upper level is a bit steep, which may be important for some guests to consider. The black out curtains are just perfect for a great night's sleep.

We really enjoyed our stay at this home in Kingston. It was a great place from which to explore the Hudson Valley, and close to a lot of great restaurants in Kingston.
Great House, Great Host, Great Location!! The house is very cozy with a great fenced in yard and we were very happy with our choice!! Only thing I would mention is that there is only one bathroom on the 2nd floor and the stairs are rather steep when coming down. Otherwise everything was great!!
Everything was great about our stay! The house was super cute, clean and welcoming. Our dog stayed with us and loved having a fenced in yard to run around in. Louann was incredibly responsive when we reached out and a wonderful host!
We absolutely loved staying here! The stairs are a little steep, and the bathroom is on the top floor. Really perfect for 3 people! Loved the memories we made!!! Thank you so much for a clean and lovely house.
The beds and bath were like staying in a hotel with plenty of space for our family of 4. My girls had a blast biking to the nearby playground and ice cream stand.
The Manor was a nice retreat and great space to take advantage of short trips to great spots around the area. Our host maintained communication. Access and use of the property was seamless. Thank you.
We enjoyed our 2 week stay at the Manor. There was a nice fenced in yard for our dog to roam in. There is a washer and dryer available; which was nice. Very nice linens and art throughout the house. The stairs to access the 2nd floor (where the bathroom is located) are steep; so they may be difficult for
some. Also, the kitchen and the floors in general could have been cleaner but it was okay. Louann had the house ready for us early and communicated with us right away to insure that our check in went smoothly.
My sister and I rented this property so we could attend an arts fair and explore Ulster County. The owner contacted us upon arrival to make sure we had everything we needed. We both found the beds incredibly comfortable and remarked on how well we slept. We’d stay here again.
When we arrived it was very late in the evening. All the lights were on, the heat was on, it was very inviting. Louann knew we were going to be late coming in so she had it ready for us. We were pleasantly surprised that it was so clean and quaint. Had great character and was really nice. We will DEFINITELY stay here on our next visit to see my family. I am from NY and come there from time to time. Hotel rooms are not an option for us as we had (2) small dogs with us (now we have 3 as of this Saturday). Louann already had a doggie fence ready for us so that we can keep the pups in the kitchen and out of the rest of the house, it was great! Our truck was so packed with gifts for family and our gear we had no room at all for our doggie fence, so it was a welcome ammenity. Thank you Louann for accommodating us and we will be back if you'll have us.
The house was very comfortable and the kitchen had everything we needed. Quiet street, and nice location. Host was considerate in notifying us when a gardener was coming to work in the yard but was inflexible in other ways - a few days before the long holiday weekend, she offered us a refund/ cancelation due to needed repairs in living room ceiling that would remain unfinished/ not repaired before our arrival. I did not want to cancel as we wanted to come to Kingston for the long weekend and had nowhere else to stay. I requested a discount and would have been satisfied with this, but she refused. Ultimately, we stayed there and the ceiling issue was not a huge deal but the holes/ areas that needed repair were quite a bit bigger than I had understood. Whatever. However I did not understand why she offered to cancel entirely and lose all of the money but then declined to offer a discount when I requested. Even a modest discount would have been a nice gesture! Additionally, the VRBO listing indicates an 11 AM check-out but the guest binder in the kitchen indicates 12 PM check-out time. I asked her if we could stay until noon since her binder stated this in writing and she refused, indicating that another guest was coming the same day and the cleaner was arriving. I don't believe the house needed to be cleaned for 5 hours as it was very clean when we arrived and we did not leave it dirty. Although the house was very comfortable and had everything we needed, the experience left a bad taste in my mouth and what I will remember from the weekend is the inflexibility.
I’ll start this review with the statement that Louann is one of the most gracious hosts that we have experienced via VRBO. Just days before our trip, she informed us that she had recently had some work done on the house and it was still not complete as there was some ceiling work yet to be completed; nevertheless, she offered us a full refund if we preferred to seek other accommodations. I asked her if the house was still livable and just a cosmetic issue; she assured me that it was and she also let us know that there would not be any workers coming in during our stay. As it turned out, the ceiling damage was very minor and not a problem at all. We found the house to be very clean and well furnished with high quality furnishings, towels and bed linens. While the neighborhood was clearly a “working class” neighborhood, we found it to be very quiet and we felt safe. We would definitely stay here again!

Lovely home in a residential area of Kingston. Louann provided us with a clean, beautifully decorated home with plenty of towels and everything you need for a great stay. Make sure to visit Village Coffee and Goods for your morning coffee. Restaurants in town close early but luckily Louann provided us with menus so we could do a quick take out.. Thank you for everything Louann!
I was sooo happy when I opened door and it was sweetly decorated and must important clean. Sweet and friendly neighborhood. Will be back, thanks Luanne.
The house is small but very cozy and comfortable. The house is nicely styled. Furniture and beds are very comfortable. Large deck and fenced in yard. Close to Everything you need ; restaurants gas station, great coffee shop, grocery store. The house is in a residential neighborhood in Kingston . The Ashokan trail and reservoir is only a 15 minute drive. I would like to come back when indoor dining is allowed and COVID is no longer around. The owner Louann is wonderful to communicate with.
The property is absolutely lovely from the fenced-in large backyard, to nice seating areas both on the front porch and back deck areas to inside the house from entry level to upstairs.
Our host was extremely accommodating and pleasant. She was very professional, super responsive and friendly. The home was very clean upon arrival with a ton of wonderful amenities. We could not have asked for a better setting for a little r & r.
The neighborhood is quiet and safe with a nearby bagel shop and an ice cream shop that are worth second and third trips. ShopRite, Wal-Mart and plenty of places to site see are within a few miles reach. The house has excellent outdoor lighting ensuring safety at night. The neighbors are not loud and very respectful.
The downstairs has a huge, fully stocked full-size kitchen, nice living lounge area and bedroom with plenty of storage. The air conditioning worked wonders in the July heat.
The upstairs has a gorgeous loft bedroom with full size bathroom with ton of storage. The bathroom is equip with lovely hand soap, lotion and towels. The water pressure and temperature alone would want you to re-book.
The house has a ton of lovely character with beautiful hardwood floors and original ceiling details. The stairs are original and can be a bit steep if you are not used to these quaint houses but nothing too concerning as there is a steady railing to assist if required.
We look forward to future bookings allowing this to be our home away from home. Thank you again for a beautiful place.
