The location of the hotel is excellent, but the rooms are really small, can't even open up our suitcases.

The hotel was in a perfect location within walking distance of great markets and restaurants. The staff was friendly and our room was very clean and spacious. We loved the coffe facilities and the little gifts provided by the staff (ie bottled water and slippers). Would definately stay here again.

Excellent small Kyoto hotel
Lovely small hotel in a vibrant area of Kyoto with great shopping and lots of eating places and bars nearby. McDonalds and Starbucks close by for breakfast. Very close to the subway and easy to get around the city. We had the deluxe twin room and it was spacious by Japanese standards. Nice to have two beds, a/c worked well. No place to hang clothes in the room except for a small coat rack. a wall rack with hooks would be a welcome addition. Washer/dryer on the ground floor was not expensive and very handy. No English channels on the tv, only Japanese channels. Excellent choice for a trip to Kyoto.

Convenient and cozy
Really convenient location and helpful front desk. Room was not as pictured online, much smaller with a very small window. Additionally you could hear a lot of noise from the hallway.

Great location near plenty of shops and restaurants. Small but very clean rooms, no issues there. Staff helpful, some areas of hotel e.g. reception, lifts a little old fashioned but not a problem. Coin washers and dryers very useful. Overall good value hotel in great location.

Location was great, alot of food and shops around. Service was good, room was good. The only downside and possible improvement for the hotel is that the door is unlocked by key. Maybe changing it to those auto doors using card may be better and more convenient. Other than that, a good hotel, would choose it again.

Great location and good value! Room layout was a bit wonky and not good utilisation of space but otherwise good. No shower curtain as "bathroom" is onsen-style (all wet) -- toilet is separate from shower room. Clean. Helpful staff.

Nice, small, and conveniently located. Wish there were breakfast options at the hotel itself, but the property doesn't have the facilities for that. The room was clean, and frequently stocked with all the good toiletries.

The location was superb. Not very far from umeda sky building, train station just a few steps away from the venue. Room is clean, a bit old actually but acceptable. It would be a bit nice if they put an additional warmer inside the room because the heater from the air conditioner cannot warm up the place intirely and we were a bit cold. But overall it was ok.

Pro - V good location. Near train station. Plenty of food everywhere. Money changer nearby (not those machines type which gave poor rates). Polite and english speaking staffs. Free coffee & tea at lobby. Con - Room a bit small.

Location, location, location.
Perfect, except room not the same as pictured in ad. Looks like only one room that size. Probably most rooms are smaller. Other than that, helpful, friendly staff, perfect location. Much more to do than around Kyoto station.

Staff are extremely friendly and helpful, although hard to communicate with language restriction. Hotel is in good location from several stations and quiet. Rooms are small for 2 guests but managed The rooms are clean and breakfast had a nice selection and hearty.

Very comfortable and convienent hotel. The old annex does feel old so you may have a better experience in the new wing but still a good stay. Matsumoto is also a great hidden gem town to see off the beaten path of the big cities.

Ok hotel in great location, small rooms
The hotel was ok, and the service was fine, but not exceptional. The room was small despite being a premium room, so I wonder how tiny regular rooms are. The location was fantastic though!

Clean and comfortable hotel in great location
Hotel location is great. Very central, you can walk to shopping area and most sightseeing spots, lots of restaurants around. There is a supermarket just across the street, you can get fruits and water there. Hotel price is very reasonable. I will definitely stay here again.
