Great location between tourist sites but not in a touristy area. Good choices for neighborhood restaurants. It is ideal location and size for family to four. Six is possible but a little tight. Morning run to imperial palace gravel ground is a big plus.
This was one of the main highlights of our month long honeymoon to Japan. It is absolutely stunning and the location is quiet and charming yet very walkable. We will absolutely be back soon! Highly recommend.
Beautifully updated property with lots of living space and a cool courtyard with outdoor tub. Wonderful Japanese breakfast delivery option available for purchase. Steep stairs to the second floor sleeping area could be difficult for people with mobility limitations. Comfortable beds and futons. Central location a relatively short distance to the major sights in the Kyoto area. Easy “pre-check in” process to remotely provide government required passport information. Very responsive staff using the messages feature in the Expedia app.
Stunning ryokan. Nice quiet safe location. Close to Gion District. All the amenities including washer/dryer. Steep stairs to upstairs bedroom so not for the faint of heart. But the washroom, outdoor tub and hot tub were very nice. Ordered the traditional Japanese breakfast did not know what everything was but it was an experience.
If you’re looking for the perfect traditional Kyoto house stay, this is the one. Such a nice house that was very relaxing to stay in.
My only complaint was that the outdoor bath was too shallow, however the the bath in the alcove next to it was perfect.
Awesome place to experience a more traditional Japanese house! Tatami mats were really authentic and impressive, with sliding doors and the works! The living room table has a gap under so no need for sitting on knees. Bathroom was very impressive with great shower and massive bath. Toilet in a separate room so perfect for groups.
Location was very quiet and calm, but super close to the main road for busses, and near the train station.
Super easy getting into the property for check-in. The upstairs has a glass floor between the two rooms that is unavoidable, so if you're not a fan then maybe give this one a miss haha.

The stay was only 1 night but it was an amazing experience. I’d recommend to anyone staying in Kyoto that they stay at least one night at this property
Staff were friendly and accommodating but note there might be a language difference. Area was close to most transportations and the Ryokan was very big.
We were very disappointed with this accommodation, and it is not a hotel but more of a private home/VRBO type of property. The first issue we had is that we arrived in the early evening and had trouble entering their code into the door. Upon entering the facility, we were surprised that there was no one around. We were under the assumption that we booked a hotel! The condition of the rooms were dated, and this was the least of our concerns.
Good experience and large house, a little bit older than expected and location a bit far from places. Be aware there is no reception and check in is a little bit confusing.
Misrepresented, Uninhabitable, and Overpriced –
I booked this property through Orbitz for 4 nights paying over $3,000, which described it as a 4-star hotel/ryokan with staff services and amenities. In reality, it was nothing of the sort.
It’s not a ryokan at all, but an unattended apartment with no staff, meals, or services.
The listing claimed 3 bedrooms and 2 bathrooms — the property only has 2 bedrooms, 2 double beds, 1 twin bed, and 1 bathroom.
Amenities like massages and daily housekeeping simply did not exist.
Most importantly, the property was uninhabitable due to extreme humidity and mold.
Each room’s purifier showed humidity at 77%+, and there was a strong mold smell throughout.
Mold spots were visible in multiple places.
We tried to stay but after sleeping there one night we had to leave immediately because the air quality was unsafe.
The condition of the unit was poor — cracked walls, worn furniture, and a general state nowhere near the 4-star rating. To put this in perspective the nightly rate was double the price of a 5-star Hilton nearby, which is where we moved for the rest of our trip.
We contacted the property immediately, received no reply, and Orbitz refused to grant a refund despite the clear misrepresentation and health concerns.
Bottom line: misleading listing, unsafe to stay, and Orbitz provided no accountability.
This place might be OK-ish for a 1-night backpackers trip, expect a 2-star stay.

No hot water but gorgeous
Beautiful small home w incredibly creative mix of traditional interior w some very modern vibes. The Breakfast was delivered To the doorstep between 830 and 9 AM. It was exquisite and extremely awe-inspiring. The see-through floor was a fantastic touch, and the white sand/rock outdoor area w small semi-shallow bath looks stunning BUT the water to the interior (red) bath and this outdoor bath were both cold water. There was a button to automatically fill the indoor bath and the little sign on the wall says it will auto fill warm water. Nope. The outdoor pool only has a single faucet to turn it on, no option to make it hot. This was very disappointing to a romantic night when our only option was cold plunge only. Would’ve been cool if one was hot and the other was cold, especially since there’s a really cool Doorway that connects the two baths! Please check w the owner before hand to find out if they have fixed their hot water problem if you want to use the tub Since there is no staff on site. It’s basically an Airbnb.
I do think the cost was exorbitant compared to other high-end places we have stayed. korinkyo in Kawazana, for example, was around $500 USD And This boutique hotel was everything they said and more. Go look at the pics of this hotel and it is 10 times more than what they even advertise. Incredible can’t believe I paid 2x for this house in Kyoto. Maybe I would not have said anything had the water been hot, cause there is something special about your own place
