Exceptional villa with sea view, infinity pool - Presqu'île Saint-Tropez

Provençal style villa, in a private domain, alarm system, automatic gate, landscaped and flowery garden of 1900 m2 surrounded by a 5 ha green space, private infinity pool with alarm, salt electrolysis treatment, maintenance swimming pool assured garden, very calm environment.
Location: The villa is located in the town of La Croix-Valmer, on the borders of the Saint-Tropez peninsula. The villa is located in a private residential estate extending into the hills overlooking the magnificent bay of Cavalaire. Facing south, it offers a beautiful view of the sea, the Pointe de Cavalaire, and the hills of the Massif des Maures.
The location is therefore particularly quiet with its proximity to the sea and the main shops. The beautiful Cavalaire beach is three minutes away (600 meters as the crow flies). That of Gigaro is ten minutes away. The village of La Croix-Valmer is two kilometers away. All the shops can be found there. The livelier town of Cavalaire with its port is three kilometers away.
Finally, the Saint-Tropez peninsula offers numerous walking possibilities, with the picturesque villages of Gassin, Ramatuelle, Grimaud, and the port of St Tropez.
Description of the villa: The Provençal style house includes approximately 230 m² of living space on two levels.
The ground floor has a 40 m² living room opening onto the terrace and the garden, with an old fireplace (Indonesia). The kitchen, completely redone in 2022, opens through a French window and a large bay window onto a terrace shaded by mulberry trees, wisteria and jasmine.
The ground floor includes two air-conditioned bedrooms (one with a 160 x 200 bed, the other with two 90 x 200 beds) each with a shower room, and a dressing room, and a laundry room with washing machine. laundry and dryer, storage cupboards, ironing board.
There are two independent WCs on the ground floor.
The first floor has three air-conditioned bedrooms opening to the south and west. One has its own bathroom, with a large double bed (160 x 200), the second has a shower room and two 90 x 200 beds. The third (fitted out in 2022) has a large double bed 160 x 200, a dressing room, and a shower room with walk-in shower and wall-hung toilet. All rooms are air conditioned. There are therefore four WCs, two on the ground floor, and two upstairs. Both bathrooms are equipped with towel radiators.
The entire construction used quality materials: Provençal roof with old tiles, terracotta floors in the living room and bedrooms, marble in the entrance, Porcelanosa tiling in the kitchen and shower rooms, earthenware Salernes murals in the bathrooms.
Garden: Shaded terrace on the South and East facades communicating with the kitchen. Garden Lounge. Masonry barbecue.
Mediterranean landscaped garden with automatic watering, several grassy areas, numerous flower beds and shrubs. Garden furniture (sofa, two armchairs, coffee table). Garden lighting. Garden maintenance is carried out all year round by a gardener.
The house and garden are bordered by a 5 ha green space, itself in continuity with the Maures forest. The environment is therefore very calm and wild. The entire garden is protected from wild boars by an electric fence, harmless to humans and pets.
10 x 5 meter infinity pool. Large bath two meters deep. Opio earthenware covering. Access by submerged steps and bench. Terracotta coping and beach of approximately 50 m². Outdoor shower. Floodlights and exterior lighting. Weekly pool maintenance by a maintenance company.
Access to the property is via an automatic gate. There are three parking spaces inside the property.
