Some houses take a minute to settle into. The great room opens onto the dining area and a fully equipped kitchen with stainless steel appliances and seating at the island, so whoever's cooking stays part of the conversation instead of stuck around the corner. Downstairs, the game room takes over: a pool table at the center of it, plus a stack of board games for the nights nobody feels like moving much.

Bedtime is straightforward. A queen bedroom gives you a quiet corner to retreat to, while the open loft tucks two queen beds under the peaked ceiling and comes with its own private bath and shower. On the lower level, a second room with two more queens hands the rest of the group their own floor. Three full bathrooms mean the morning lineup never becomes a thing.

Out back, the deck earns its keep from first coffee to last log. There's ample seating, a barbecue grill with cover, brush, and a full tool set for cookouts as the light drops behind the ridge, and a fire pit for when the temperature follows it down. Towering trees wrap the whole thing, so it stays private and quiet — just cool alpine air and wind moving through the pines.

Lake Arrowhead Village is a few minutes away, with lakeside dining, coffee, and shops sitting right at the water's edge. Families tend to lose a whole day at SkyPark at Santa's Village, a short drive east in Skyforest. Closer to home, the Will Abell Memorial Trail is an easy, well-marked loop through the forest, and the Pinnacles Trailhead up Highway 173 trades a steeper climb for big granite views. Come winter, Snow Valley is about a half hour east and the Big Bear resorts sit under an hour out, which makes this a true four-season basecamp in the San Bernardino Mountains.

- Unfortunately, pets are not allowed in this home. If undisclosed pets are brought into the home without AvantStay's approval, there is a fine of $500 per pet.

- A 4WD or AWD vehicle and chains are recommended, especially during winter conditions. Driveways or roads leading to the property can be steep and may require additional traction.

This is a smoke-free property. Violation of the no-smoking policy will result in forfeiture of the security deposit, a $300 smoking fee, and liability for any fire or property damage costs.
